My new Mass 28x28 detached garage started

Got my variance the begining of June for my 28X28 detached garage with a half storage loft above. Needed a variance as I am on a corner lot in arg. zoning. Town gave the ok for 10ft from property line instead of 60ft. Decided on Circle B barn co. in Lancaster, MA for the design and build. Survey got done mid Sept. Got building permit in mid Oct. Hired my own excavator and electrican. Excavator came on Nov 3rd.

Forms removed and backfilled Nov 22nd. The 2 four inch holes in foundation are for the electrical runs. Nov 30th, electrical trench and conduit approval.

Nice looking foundation so far. Like the pours that already have the sill bolts already installed in concrete.

So $31,300 for the garage without foundation and floor? Without them building it is should be around 15K for the kit. Is that about right?

I'm dealing with the conservation committee now as there is woodland marsh within 100 ft of my 30x40 proposed build. 200ft of silt fence and 71 hay bales (double staked) on level land, yes that's right two stakes per hay bale on level land.

Soil worked out great. Alot of ledge in my town but we did not hit any and only 1 large boulder. The floor is 4" 3500psi

Seems a bit pricey to me at first glance. But considering you don't have to lift a finger and you've got a lot more concrete going in than I had to pour, the price turns out to be fairly reasonable.

Looks like it's gonna be a really nice garage. I'm eager to see how you finish it out.

BTW, bigger pics please! More like 640x480 or 800x500 pixels.

The town put a height restriction on my garage of 21' during the variance request which pushed the price up also. If I got 25' could have done things more standard.

Framing materials should have been delivered yesterday but did not. No phone call or email as to why. This has become the norm with these guys even though I asked for a call or email if nothing was going to get done on a scheduled day.:mad:

Sorry to hear of your difficulties. 21' wow that's pretty restrictive, did they give a reason for that. It's not like you live in Lexington or Concord where they zone you to death.

The only real reason was that I have a ranch house that the garage is going next to. One of the guys on the planning board must have done some building in the past and was rattling off numbers said 21' would be plenty. Another planning board member even suggested add a couple more feet just in case but the first guy would not. When I asked if I got plans that needed a couple more feet what I would need to do was told I would have to come back in front of planning board to request. More $ and time for that. I guess 4 more feet would have turned it into an eye sore. :headscrat
Just heard from my wife that materials showed up this morning. Guess these guys would rather have me pissed all night than make a 1 minute phone call. Snow and rain in the forecast for next week so we will see when some framing starts.

Damn I thought I might be paying too much for my garage but this definetely put me at ease. Awesome.

Nice build cant wait to see the finished product.

As for the scheduling, my deliveries have been on time but my contractor is definetely taking his sweet time finishing. We broke ground Sept 14th and at this point I only have half my siding up and no garage doors for atleast 3 weeks. I dont think they have any other jobs, except for another garage after mine, so just think they arent rushing since winter is slow. Oh well.

I did sub out the excavation. It was done by Steve Glidden, Glidden excavation, Hopkinton MA. Highly recommend him. I let Circle B handle the cement work. Tresca bros concrete did the pour on the foundation.The crew that did the framing for the pour was out of Bellingham, DA concrete( Dennis Anderson). A different crew did the floor. I was not there when they did the floor so did not get there name.

Mine will be 20' 6" when done. One thing I wanted was to be able to put in a 4 post lift down the line. So the upstairs is only on the right half of the garage. The left half will not have a second floor so there will be plenty of height. To get a 12' or higher ceiling I would have needed around 24 or 25' total height. Giving up storage space above but can have 3 car parking with a 4 post lift.
