As if it ever ends. We are well underway on a 850 sq foot 3 car with a 1000 sq foot in-law apartment above. Certainly a smallish 3 car but I have a 650 sq foot attached for the daily drivers.

Many thanks to the members of this journal. I have been scouring GJ daily with the dream of finishing my original 2 car and how to plan this 3 car for the past couple of years. The whole process started 9 months ago with the planning, architect, permitting and bidding.

The first step was to run a sewer line from the original structure.

The existing structure is an 1870's farm house that we added to over the years. Our original plan was to build an separate structure but the estimate of $32k to bring utilities to the building created a plan B. We are now doing it as an addition to the side of our existing house so we can share all of the utilities.

Looks like an ambitious undertaking, I hope the weather cooperates. Your area looks very rural, keep the pictures coming. I am already looking forward to spring Carlisle

Excavating around existing grinder pump until we do the final sewer hook up. The foundation is dug and the concrete truck is pouring.

Foundation was dug 4 feet away from existing structure to minimize the potential for the original 1870's stone foundation from shifting. The apartment above will connect to the existing house and the exterior door will exit to the existing porch.

More block being delivered and going up. These guys are troopers and worked as weather made it possible. Shortly after the block work was done we had a week long deep freeze; they finished just in time.

Definitely ambitious. The contractors have been diligently working on the days that weather has made it possible.

Rural? Not really. One of the cool parts of W. Pa. is that we're only about 10 miles from downtown Pittsburgh. We only have 1.5 acres. The neighborhood is full of 1940's and 50's houses that were carved out of the original 360 acres associated with this house. That happened long before we ever thought about living here.

I did corvettes at Carlisle last year. My first Carlisle experience, it was a blast.

The lumber arrives and so does the Amish framing team. We left for Florida for 4 days and couldn't believe the difference when we returned.

My GC sent a few photos while we were gone. They worked right through the snow. We came home four days later to a full two stories of framed structure. We are now 4 weeks into construction.

The angle these photos we shot at makes the addition look much more prominent than it will when the color and trim match the other structure.

Did you not have a garage before and this is what you've gained or do you have a garage on the house already? Non-the-less...looking forward to the rest of this build.

The apartment is about 1000 sq feet; our house is about 3200 sq feet. The perspective of the photos makes it look big, although quite honestly it appears bigger than we anticipated in person. The garage has 12 foot ceilings and we preferred no dormers in the apartment; the combination created a very tall structure.

The elevator shaft requires fire rated drywall and fire doors at the top and bottom. I have not been made aware of any other fire door requirements.

Not a lot of detail for the inside yet. I do plan on radiant tube overhead along with an in-floor scissor lift in the far right bay. My mother-in-law will occupy the far left bay; it's closest to the elevator. The center bay is empty now, maybe not for long. I have a 2 car on the other side of the house for the daily drivers.

I haven't made floor finish or wall finish decisions yet. I have a 10 foot stainless steel one bowl sink that I got from a salvage yard. I built a work bench type of bottom for it so the surface will be at work bench height and double as a second work surface. I have an 8 foot work bench that will be at the same height that will be located next to the sink fixture so I'll have nearly 18 feet of work surface.

Crane delivering drywall and insulation through the front window. 12' drywall tough to handle; they broke a window in the back of the apartment. The crane loading the shingles on the roof.
