I have been hanging around here for a few years, learning a little, and generally being impressed with a lot of the builds and knowledge people have on this site. My goal has been to get a nice sized garage and shop for the last several years.

After almost a year on the market I sold my house a in Jan 2011. When I put the place on the market, there were lots of houses that matched my needs and in my price range. Of course, by the time it sold, that was not the case. So the rest of my stuff goes into storage and I spend most of 2012 a nomad. I finally found a place the end of July, took till September to close and I moved out of my storage locker and into the house end of September and early October.

The house is bigger and nicer than the last. It really is overkill for just me, but what are you going to do? Of course, who cares about the house. The best part is the garage is bigger than the house!

The garage/shop is a 40 x 72 pole barn. It is divided into 2 sections, with the larger one about 2/3rds of the building. The smaller 1/3 was the "barn" with 2 horse stalls. The stalls are the only part that does not have a concrete floor. It as a single overhead door, while the main part has two large doubles.

It needs lots of work to be where I want it, but it is a start.

After friends helped me move everything from storage to the house.

I have lots I want to do with the building. Insulation and a concrete pad out front are high on the list, but there are lots of other things as well.
I am going to have lots of questions. For example, how do you build up and level an area for a concrete pad? I am sure it needs more than simply dumping road base, but I not done anything like that before.

The garage is somewhat better organized and in the last photo, but there is a log way to do. I have done a few small temp things so far I'll put up later.

Awesome. Man what I wouldn't give to have all that space. You're gonna have some fun turning that into 3 Pedal Gearadge. When are you going to put the house on the market? Not the garage, just the house. You'll never use the house, may as well. Look forward to following the "build".

Good God.......On a rainy day you can drive that Mustang around in the garage. Put me down as officially jealous!!!! Sure is a lot of flat ground your way, but it sure looks like a great place. How close are the closest neighbors?

And more pics are in order. I'd like to see some more pics of the Mustang. BTW....are you going to name it the "Mustang Ranch"?

The neighbors are a good 1/4 mile away or more. I am the 3rd owner, the house was built in 2000, the shop was put in by the second owner a few years later. Apparently right after the original owner built the house, they got divorced.

It is interesting, the property is surrounded on all sides with farm land. I have a 1/4 mile driveway, part of it going along an irrigation ditch though a field. I do not actually have road frontage. The single biggest negative to the place was the 0.2 Miles of dirt road to my driveway. I almost didn't buy it because of that.

The nearest neighbor is 1/4 mile away or more. Every weekend morning that is nice you can hear them shooting. I plan to put in my own berm once I get a tractor. I have a mix of old farm houses and newer, fancy houses around. Mine falls somewhere inbetween. One place is so big I call it the Holiday Inn. It seems to be a wierd place.

I'll dig up some Mustang Pics and post them later.

I have 2 primary large projects to I need to get started on the garage. It needs insulated and I need a pad in front.

The previous owners were horse people. Compared to other places I looked, they actually took pretty good care of the place and did a little landscaping around the house. I saw a lot of places that we just house on dirt.

Around the garage/barn though, not so much. In front of the garage is a built up dirt apron. I am constantly dragging dirt and gravel into the building. The daily driver basically parks on it in the garage, so much comes in when it is wet.

I need a concrete apron in front. The existing "pad" if you can call it that is too low, so the approach into the garage is steep. I don't drag a header, but it seems close on the Mustang. It is also too small. I would like to be able to get the truck into the barn bay. There simply isn't enough room to swing into it.

I need to raise and expand the whole pad, then concrete it. I have some ideas of what I want the ultimate area to look like. Will try to draw something and post it.

Of course, I do not know how to properly compact something like this. It should be a learning experience to say the least.

You can see the stall area. I need to wall in the doors and put concrete in on the floor in that area.

Awesome space. You might as well get a horse though, less concrete you have to pour and someone to drink beer with. :beer:

LMAO...hell yeah...think Mr.ED.:beer: Super nice space...I would love to have half as much room.

I wonder if the area you're not sure about might have been a wash bay for their horses with the drain there in the floor.

Weld County or Boulder County?

Weld County - I had to get out of the insanity of Boulder County, although I fear it may be taking over the state. :mad:

I actually only have 1 well, but there are 2 pumps. One is the water well, it is 725 feet deep. It pumps up to a 1200 gallon tank. That tank then dumps into a ~50 foot deep well that the second pump is in. That one supplies the house and garage. I had it all inspected when I was looking at the house. The guy that looked at it thought the whole design was overkill, but very well done.

The biggest issue with the 2 well heads and water tank is they are right between the house and garage. I am afraid someone will eventually hit something. I plan on building some sort of barrier around them.

I don't think I want a horse. I would be alright with a girl that was into horses, but by myself, I just don't see it. Too much money and work. I have kicked around the idea of a goat or two. But then someone told me they like to climb on cars, so I might skip that.

I do have a rabbit problem. I can kick up 10 - 15 at night on the driveway coming home from work. Totally nuts.

Hey 3Pedal - Glad you posted this up. Not what I was expecting when you said you had an old horse barn to work with. That place looks great. I'd love to see some pics and details on that Mustang. Looks sharp! Congrats on the new space. Keep us posted as you come along!

Wow, what a big place! I look at it and feel it's begging for 2 or 3 lifts to be installed, feels like a big shop. Love the brightness and open-ess of the place.

Great space 3pedal. It has so much potential. I bet you can't sleep at night thinking all of the ideas you have for it. After you insulate and poor some concrete you need to buy a few more cars to keep your Stang company!

Thanks for the possitive comments everyone. I dreamed about getting a shop for years, and spent 2 tryiong to sell my place and then find a place to buy that would work. While it isn't exactly what I would have build if starting from scratch, I think it should be great.

I'll add the whiskey kegs to the list of options. I am kicking around a few. Something has to be done, I see tire tracks in the dirt far too close to them for comfort. Which brings up another thing I need to do, surface the drive with something a little less messy than dirt.

I do have a small electric on demand water heater for the shop sink. Unfortunatly, the pipes into it froze, so I have some work to do in the spring.

I am thinking about stuff all thie time, I can't wait to get working on it. Trying to figrue out how to make ideas, dreams and budget all work together.

Don't worry, the Stang has a little company, but will hopefully get more once I have the garage sorted. I have passed up on lots of fun looking projects because of lack of space. Once the space gets sorted I am hoping to find one or two.

I love the brightness too, though I fear I might lose some of that when I insulate. Well see.

Lifts are hight on the priority list after Insulation. I would like 2, one 4 post and one 2 post.

The main bay didn't have much horse stuff, but the smaller one did. Even with a mask, cleaning out the hay residue and **** in the barn side left me and my dad sneezing for a while. I should have taken pictures of old hay stuffed into the frame work of the back room. The shop vac earned it's keep that weekend.

Good choice on not buying a horse. They are a money pit. You feed them and then have to work removing the byproduct of feeding them.

The only horse in my barn is named Yamaha and only eats when I turn on the gas and kick the engine over. :D Best horse I've ever had.

I do have a .22 though was thinking the .410 is a better choice. I do think thinning the herd will be done at some point. They like to hang out under the truck and motorhome.

I am still unpacking and moving in. Amazing how lost you can be trying to find stuff in boxes that were packed almost 2 years ago.

I didn't get to work on the garage at all this weekend. I ended up spending much of the weekend helping a friend swap a T5 into his 66 Fastback. So, I thought I would post one of the small projects I have already done.

I'm trying not to put too much on the walls yet, as I need to insulate and skin them. However, I need to get some stuff out from under foot. So, I am doing a couple of temp projects to make things more manageble. The second problem I wanted to solve was this:

Summer wheels and tires for the Marauder. I also have a second set of rear tires for the Mustang that are under foot.

In the back ground you can see one of the hazards to a larger than average garage - other people's cars. The Infiniti FX35 is my brother's wife's. He got orders to Okinawa about the time I bought the house. While the Air Force would store it for them, they thought it would be better taken care of by me. So, here it is for 3 years. Once I get things more organized, it will get tucked in a corner.

After they were up there a couple of weeks, I decided to add an extra brace in the middle. It isn't fancy looking, but gets the job done for now.

I found another picture of the Mustang I thought I would share. My club got to do some speed runs down the runway at the local airshow in 2011.

A professional photographer caught me running down the runway. Unfortunatly, we got held up before the start, and the batteries died on the camera I had on the car, so I didn't get any video.

Between helping a friend swap a T5 into his 66 Fastback, work and terrible weather I have not been able to do much on the garage.

I did however find some time to spend money, not that it is that hard to do :)

My place has 10 acres, so I know I need a tractor. I am thinking of a newer Kubota or John Deere, 4x4 with a Front End Loader. I am open to others, just don't know a ton about it, other than they are more expensive than I expected.

After getting a new(er) one, I would pick up an old classic to play with and restore. I want a Allis-Chlamers WD45, as it was the last tractor my grandfather had on the family farm.

Combing though CraigsList looking for tractors, I found a WD45 for was seemed like a much better price than I had seen, and only 18 miles away from home. So Monday I come home from work, dig out the trailer and take a drive to see it. An hour later it followed me home.

The brakes need new springs. I have ordered a set, and hope they come in soon. Once I get them, I can button it up and start using it.

I unloaded it Tuesday morning before going to work. After I finished unloading it, I went in to cleanup for work. 30 minutes later I head out and it has started snowing. Took this on the drive out.

Ultimatly the plan is to restore the tractor. Once the brakes are handled I need to paint the fenders. I can't stand them being white. Long term the whole tractor needs painted.

Yep, all they do is cost you in food. Now a couple of Black Angus raised for food.....

My curiosity has got the best of me - how much did you pay for the Allis-Chlamers WD45? Any idea if it runs? Does this mean you've saved a BUNCH OF MONEY by now, not having to buy a Kubota or JD? Seems like that AC would not even break a sweat working your ten acres. lol Now that you have that AC, you're going to have to join an old tractor forum to keep the old girl in good repair.

Holy toledo batman . . . . 725 ft deep water well . . . . curious what the going rate for drilling that depth?? Is that like $5K to $8K of purchase price of land/house??

Comparison wise, my well for lawn irrigation hits water at 35 ft!!

Now I understand why the big issue of managing water. Could you use roof of your big garage to gather runoff water for a grey water system??

I have not gotten much done on the garage, cars or property in general the last couple weeks. I ended up spending a week on Jury Duty. Between that at work, I have been behind on my garage time. I hope it clears up some this week.

I did manage to pick up an addition for the shop this weekend. I found a used KwikLift on CraigsList. I want a proper lift, but for $500 this will hold me over until the funds free up for a Bendpak or something similar. The KwikLift is bare steel and needs painted. Will try to get some pictures today to post.

I paided $1500 for the WD45. It will start, and you can drive it around a little some, but it needs some TLC. The oil is milky, it won't stay in 2nd gear gets stuck in 4th gear, and stops running when going up hill. Other than that it just needs some work :lol: I need to change all the fluids and many of the seals. I am hoping the milky oil is at worst a head gasket. I really don't want to have to rebuild the engine right now.

I don't think the AC will keep me from buying a newer tractor, but I will not have to buy as big a one. Once running well, it should handle just about everthing I want. I stopped by a dealer the other day and told them what I wanted to do. The recommended a mid 30HP diesel tractor. I then mentioned I might try my hand at a little hay in a year or two. The dealer said no way the tractor could handle the hay. I know the AC can do it with no problem.

I don't know what the well cost, but I am sure it was noticable. It was put in by the original owner. I bought from the second, so they didn't know the details. I was told to expect it to cost ~$2k to replace the deep well pump when the time comes. Not something I can pull out and change myself.

I have been thinking about rain water collection off the garage. When it rains, I should be able to collect a fair amount of water. I am about to plant ~200 trees, so I will be irrigating alot for the next year or two. Capturing that water to take to the trees would be nice.

beautiful property and a great garage. I would second the 'Angus' option too. Just get a few steers and you only need to check on them and possibly drench every now and then.

Barn that size should have 2 rain barrels at each corner!!

Believe it or not, in Colorado you can't just throw a rain barrel anywhere you want to. Only landowners on a private well can collect rainwater, it can only be used for uses named on the well permit, it can only come from rooftops, and you must file for a permit from the state.

This is recent legislation to allow this to happen. Prior to 2009 it was illegal for anyone in the state to collect rainwater as the premise is runoff belongs to the water rights owners downstream.:eyecrazy:

I was told to expect it to cost ~$2k to replace the deep well pump when the time comes. Not something I can pull out and change myself.

We had to put a new pump and motor in our well a year ago and it was $2450. Our pump is "only" 360ft deep.

Hey Neighbor!

I see you took out the stall panels from inside the barn. If you want to sell them to recoup some of the cost of the that lovely old tractor, let me know. I have a mustang too, but mine is the sort that eats and shits all day long, even when you're not riding him. I'm in the process of moving from Wyoming to Elizabeth, so I could make arrangements to swing through the Brighton area along the way.

I'll be doing a similar garage project soon. The place we bought has a barn that will get converted to shop space once my wife gets her new barn/indoor arena built. You got lucky finding a barn with an existing concrete pad. My future shop is the same size as yours, but a whole lot of dirt for a floor!
