Hello GJ

I have owned my house for only 3 years now. It has a detached 20x20 garage with a 7x16' uninsulated door and one man door. the roof has brand new shingles as of 2004 but the slab has major issues. i have only done minor work to the garage to make it function while redoing 90% of the interior of the home (foreclosure)
The plan is...
once the ground is ready that is , i am going to build a new 20x30 concrete slab - insulated and pex piped directly behind my current garage. once cured lift and roll my current 20x20 back 20' and build a 10 foot addition on to the rear. while in this process i will be jacking up the structure and adding any where between 12" to 24" of new wall.

The exterior of the garage is tongue and grove board that has been rotting and falling apart for years. i temporarily added some painted osb to one side to keep out the weather. all of the outer tongue and groove will be removed and new wall sheeting will replace it until the siding on the house gets replaced also.

the drywall on the interior has moisture damage and will need to be torn down as well giving me time to re run the very unsafe electrical. some of the studs, sill plates and all the deteriorated crappy foam insulation will also be replaced and or upgraded.

You can see its in pretty bad shape! come on spring!

Ive been looking for a decent write up on actually moving the garage. not to much searchable info. ive gathered that lifting it slightly and lowering it on to a few pipes like a roller bearing works decently. i know about all the cross bracing and keeping it square. I have a friends father who lifted his 2 feet because he wanted to fit his deuce &1/2 in there. for his garage door he just added two more sections to the bottom and re framed his man door. later he went back and moved all his wall plugs and switches down.

its going to be funny when the electric company has to come read his meter.... its above eye level now . lol

adding a 2nd meter

We have DTE electricity and i was wondering what the cost would be to add a new drop to my garage. the line running from the house isnt going to be long enough once the garage is moved. I dont approve of the wiring they have setup currently so no matter what id wanna change it.

Your big lot is going to make that garage move a great solution for you.

Have you considered just leaving the old slab and putting a carport over that so you would have a covered space right in front of the garage??

Also, I recommend concrete siding in whatever size would best match the house. You can easily cut with a DeWalt electric shears and can be air nailed with virtually no exposed nail holes since you nail at top. My carpenter brother helped me strip 2 sides of my old garage which had rotten masonite and we re-sided with concrete siding that turned out nice.

Also since you have such a big lot (and the inside wall has worst exterior with OSB), why not make the concrete slab 24' x 30' and build "lean-to" on left side so you could cutout wall and put 16 ft double-header with open space so back part of your shop would be wider making it easier to work on cars and enable possibility of a lift?? (ie 20 ft is awful narrow for 2 cars)

Good luck with your project!!! Your screen name is interesting, I say that because I am familiar with a business XDC that used to be on Gratiot. The last I recall it was on 15 mile. I was in the Gratiot shop a few times with my friend who moved to Las Vegas.

Good luck, I have moved two garages, lifted one and moved a few sheds, a lot of prep and hard work but worth it. Every time this was done it was due to town building requirements, make sure you have everything cleared ahead of time.

ive heard of that shop. i have been in business as XDIRTY CUSTOMS for about 13 years now. Do you know what they stood for?
