36 X 40 Attached garage build.

After a couple of years of research, delays, design changes, and pricing, I was able to get everything set to build my garage. One thing I did do was get married before it was started. I finally broke ground in August of 2012. I was able to find a builder with a referral from Japan. I decided to do the excavating myself, and with a lot of great help from friends and neighbors, we started. One condition from the boss was the outside had to be done and look nice. I will comment on the pictures as I post them.

This is the start with some "before pictures." With the garage under the house all the water ran down the driveway and into the garage when the drain plugged up. Not a real good design but it was like that when she bought it.

As I dug next to the existing foundation I was going to dig down to the existing footings from when it was built in 1976 and use that elevation for my new footings. Much to my surprise I did not find any footings. It seems in 1976 if you had a 10 inch wall you didn't need footings. So I decided to dig at the back of the house and get a reading from the bottom of the frost wall... Well it seems that the original builder didn't believe in frost walls and the back wall is only about 15" in the ground. The only thing that has saved this house from moving too much is the downstairs is heated and frost doesn't go sideways.

I was not going to build my garage without footings so I dug down and put in a proper foundation. I was able to find a contractor who used me very well on price and speed of installation.

We have walls and then I hooked into the sewer. Somebody had to do it... so I did.

set the trusses in about 3 1/2 hours and the roof went on !

Doors ! The middle bay has the door go straight up and then over so I have clearance for a future lift. The windows were in the top of the door, and when I opened it the trim hit the weatherstripping stopping the door. So I had to move the doors down one panel and it leans in enough to miss the weatherstripping.

Thank you ! I was kind of concerned what the neighbors would say as it is kind of big.. but the way I did it it blends in. A lot of them have said it looks like it has always been there. And the building inspectors mother lives a couple doors down! I even had a neighbor across the street bring some people over and show them around the garage while we were building it, he did a good job of explaining how I had the trusses made.

I tried the original size and they won't load, I will see if I can fix it.


Use some place like Imageshack.com to host the pics, then add the link on here.

You could also change the resolution on your camera to the lowest resolution, store them on your computer, and they should load on here under the Manage Attachment button. Hi-Res pics don't like to load off of your computer.

I've read through both your orig. thread and now your build thread.
I was on the same pg. as a lot of guys were, in thinking you might have made a mistake selling and moving in to her house. Then I thought, you must have your "profit" or equity you got out of your house that you could always start again with your own home.

Obviously we didn't/don't know your situation or your relationship with your wife. Congratulations on your marriage BTW !
It looks like you did the right thing and went with your gut instinct. The garage looks great and by the sounds of things, in building the garage you found out more about the house and how it was built. Not a bad thing. Keep the photos of the inside coming, I'm attempting to convert my small 2.5 car garage into somewhat of a shop myself and always interested in how others set things up. I also have a carport, and what we call a quonset/pole barn beside the garage that are in my plans to "close in" and incorporate it into the shop/garage. I'm lucky,...where my wife encourages me to do the work and make it how I want it.
I'm going to be nosy here ...did you ever share "the guys" thoughts and suggestions" on "getting out" of the relationship?? I see you're still posting so she hasn't forbid you from being online here or taken your computer away....:lol:
I gather your new bride likes the addition of the garage ??

"judygirl" and I have much the same tastes in decorating in the home so she does what she wants inside, pretty much, while still asking my opinion if I'm OK with any changes. To give you an idea of the type she is,... even after her not wanting to ride motorcycles after a crash we took, she encouraged me to get another bike and even paid for my new ride from a small inheritance she got from her mothers passing. .....

Anyway!! good luck with the rest of the garage and keep the photos coming. Because as you know,...."if there's no photos, ..it didn't happen" B.O.L.

I know a lot of them didn't read what I was saying. I will be 62 next Friday so I was old and wise enough to know what I wanted and she knew what she wanted. I have never been happier ! The only concern she had was it would " look too big" for the neighborhood. with some drawings and some measurements I convinced her it would look good. She is extremely happy with the garage, I also realized if I made a little change I could enlarge the kitchen too. As I have said in previous posts the whole neighborhood all say it looks awesome and looks like it has always been there. I am still working on the inside and may have some more pictures tomorrow. But we are both very happy with life and with each other. The garage too big comment was more of a "tongue in cheek" comment.

This is what I have been calling my "tipout" originally I was going to have a platform with a door on the right side to go into the kitchen. When I realized with the modified scissor truss I was going to have a wall. So I decided to take out the wall and make it as long as the platform with the door on the end. It worked great ! I hung the sheetrock but I had a pro come in and do the drywall mudding. I discovered I had the ability to do it but not the talent ! I will do the garage. I hope to do the moldings and trim today around the top and doors, oh I also took out the small door off the deck and put in a slider. This helped brighten the kitchen after I blocked the windows with garage. I still have to do the landscaping, but that is another forum!

The "new" garage has given the house a lot of "street appeal" and the staggered fascia helps to disguise the size of it. :thumbup:
The stairs are well positioned and I was wondering if you had another set of stairs under the stairs that lead down to the "old garage"?

Nice build, but I think that maybe an update is well overdue. :lol:

Awesome attached garage! I read it all and your work has come out very nicely! I cant tell though, is it 40' wide or 36' wide? I really appreciate the "test fit" pictures of the cars on the foundation before you started the build, it helps because I am always planning in my head and like to see whats fit into what size of a space. Also, what are you doing about the lower level original garage and access to it?
