Denver, one-car garage addition... finally! Lots of photos..

I've been wanting more garage space since we bought the house 4.5 years ago, since I was previously in an over sized two-car garage. House is great, but the garage was just too small. Spring is here and I knew I had to get things going.

I was able to take the tree down and transplant a few shrubs and roses. The concrete guys did the slab in a day! They'll be back in a day or two to saw cut a few joints.

Thanks! I'm in the University of Denver neighborhood. Sunny Day Concrete did the slab. My Dad and I will do the rest. We'll start framing in two weeks.

Your single looks great, what are you doing with this one? Opening up the other to link? Taking out the adjoining wall? Or making a solitary parking spot beside the other? Sorry if i'm just missing the obvious.

I forgot the specs - sorry guys. I should mention that the existing is a 12'x20' and the addition is also 12'x20'.

I'll take the roof off the existing garage and redo a new roof over both to have a unified structure. I'll also cut a large opening in the shared brick wall and reuse that brick to veneer the front and back exterior of the garage. The south wall (most of the photos are looking east) will have siding and the entry door.

So there will be a large wall down the middle of the new final structure, but with a large opening.

No criticism from me, but when you cut open both ends, you need hella steel. Especially if you're taking down some of the old wall. Around here it would have been cheaper to start over.

Updates! Roof is off. Will start framing in two weeks. Snow set me back slightly...

Cutting the new joists.

Removed a few rafters to get the new header in place for the opening that will be cut in the brick wall.

Joists are in, plywood temporarily in place for new attic floor.

All buttoned up, just in time for 8" of snow.

Looking good!! We've had the bulk of our winter snow fall in the last 4 weeks. It's playing havoc on the boys baseball schedule...not to mention your construction project!

Thanks RS. It'd be a shame to knock down the existing brick garage. It's solid and the concrete floor is crack free. I've had a few masons out to look at creating an opening in the brick wall and they are impressed at how well built it is and the overall condition. Built in 1928 and it's straight as can be. I've salvaged all the wood from the roof too and it's quality old-growth pine - some really nice stuff that I'll reuse in the addition.

This looks quite a bit like the house my sister lived at when she did undergrad at DU. I remember it was two houses south of a place called Jerusalem's across the street from campus...on Evans or something. My memory could be fuzzy but could it be the same?

I might have missed it, but what's the foundation? Or is it just a monolithic slab on grade?

Sure hard to see that nice blue spruce tree chopped down.

Would have been nice to see big tree spade used to transplant that tree to another spot.

Like the brick garage so hope you're keeping the same look.

I'm just a little bit farther west of campus and the Jerusalem Restaurant - awesome hummus and baklava... but many of the bungalows in this are have a similar look.

Thanks jml, it's a 4" mono slab with footings, approx 18" deep x 12" wide. I'm really impressed with it, they did an excellent job.

I struggled about what to do with the spruce for two years and tried multiple times to give it away. The problem with most tree companies is that they couldn't get their spade in position... I still feel bad about removing it. :sad:

Thanks red. Progress has slowed down just a little bit, rain and a vacation setback, but I'm moving along. I'll get the shingles on this weekend, new garage doors go in tomorrow. Hopefully I'll trench next week and get electrical in.Here's a few more photos.

Roof is sheathed.

I notice the back wall where the man door is. Was there another garage bay door there previously? It is unusual that a total brick garage has a wood(?) wall surrounding the outward swing door. My single bay is identical to yours in style, including the outward door in the middle of the wall Did you have to run electric to the garage during your ownership?

captain14 - the door you see was added back in 05'/06' to replace two old large carriage doors. The garage had electric put in around the same time, just for an opener. Electric has since been removed and I'll run a sub-panel out to the new garage. Just have to finish a few more things and then I can start to dig the trench...

Quick update: Got the doors installed today.

You have had a real vision on the garage. It would have been a crime to dispose of the garage already standing, and you have incorporated it nicely. These buildings from the past stand head and shoulders above today's, evidenced by the excellent condition of what you have to begin with.
You should be commended for saving her!!!!

Finished the roof shingles yesterday! I would have been done last weekend, had I not underestimated... :eyecrazy:

This is the first roof I've done, and it was actually a decently enjoyable project - did it all by hand, got a great workout!
