Hi there, I have been lurking around this site for a while and finally have a garage I can post about.

I have had my house for 16 years now and on the corner of our property there is an old horse stable that was converted to a garage by the previous owner but although it is on my land I didn't own the building due to having to cross someone else's land to access it, now the lady that did own it has passed away and her son has transferred the deeds to the garage over to me so finally i will be able to get the use out of it though it is going to need a fair bit of work doing to it first to get it up to scratch.

This is the pic of it from our back yard

Thanks Buzz, I will try to keep it updated as often as I can, it is in need of a lot of work, the roof needs replacing as will the joists as they are rotted and one has cracked in the centre and it will need new doors on as they are completely rotten so I will have heck of a lot to do but it should be worth it.

Having not seen it all, I am still thinking yes, it will be worth your efforts. Seems you got it handed over to you, so your costs will only reflect the work you do on it. I would like to see more of it and what you are going to have to do to bring it up. I am all for restoration instead of building new. Keep us posted.

Best Regards

HSpencer, I will try to get more pics of it over the coming days, it will be worth the effort to get it sorted as it was built with the house in 1906 but I wasn't told about the deeds issue when I purchased the house although the lady that owned it did let me store some stuff in there, it is only small at 16' by 13' but I am hoping to add a small extension on the back of it (the right hand side of the original picture) which will give me another 5'6" of room.

Thanks
David

Managed to get all these yesterday

The owner of the haulage company I used to work for is retiring and selling up and said that I could have the roofing sheets and timber if I came down to collect them, luckily it is only a quarter mile from home so I couldn't turn down an opportunity like that.

There are 15 steel sheets and 3 opaque sheets and 16 pieces of timber.

Did some work yesterday around the back of the garage to clear out an area to build a small lean-to to store stuff whilst I try to get the garage back in shape, there was a small patch of garden about six foot square and two feet deep with a small block wall which I didn't take a picture of before but here it is after I had cleared it.

I am going to use some of the sheets and timber I got the other day to build the lean-to once I have finished clearing the area.

Right then seeing as I haven't done any more photo's of it as yet I have followed Olliecampbell's advice and I have linked the area with google maps, the garage is the on with the white roof and black stripe down the middle, the access is across the field to it and I have got a right of way in my house deeds now so I hope I can make some progress over the summer with the build.

So, is your access along the fence behind your neighbors' houses (sort of from the NE) or is it via the large mowed field on the south side?

John in OH - the access is along the fence behind the neighbours houses, but I have now got a right of way in my house deeds if the land is ever sold off so I will always have access to it.

andyaus - thanks for your kind words, I will try to keep it updated as often as I can :) cheers.

Thanks
David
