We just purchased a house in the Vancouver, WA area - its on 3/4 of an acre, and had plenty of space -- all it needed now was a new shop!

Keeping this as a place for the build thread, and to get advice hopefully on what I should do. So far with permits and the raw materials we're around 24k. I'm hoping the total budget will be just shy of 40 when done.

Here is a plot plan of what we plan to do. For now we're keeping the existing garage, and will go around the side. This will let me have a garage this summer since I think it'll be a while until this project (mid august?) is done.

Specs:
28x36 Shop space, 8ft alcoves for storage shed (mower), bathroom, and cutout for an office/game room. Placed on the property so we can eventually tear down the existing garage and build it in front of the new garage.

The existing one is 20w x 24l, and the carport was 11' wide, with a space between the garage and fence at 13'.

The first step was to eliminate the carport and rear shed to provide access to the rear. Had to first unbolt the roof from the garage:

Demo was fairly easy with a e35. We had it down in about 2 hours. The hard part was cleanup. We took about 2.5 tons of wood, roofing, and other debris. It was definitely helpful to separate it out! Each 'roofing' run cost $60-$80.. while wood only cost $15.

Only one window casualty!

Once we did that, I had a few hours left to start excavating the new driveway and pad for the shop.

Now the 4-6 week waiting period is on! Submitted permits late last week, and they said they'd be ready sometime the first or second week of July.

Now time to find a contractor for this puppy... Haven't isolated one yet.

It's to bad ripped the extension up, You could of Advertised the portion you tore down on Craigslist. Ill bet good money someone would of bought that, came disassembled it and took it home.

hmm I may see about that on the garage -- but I dunno if people would want it, there were some well rotted pieces on the base...

I did realize however that there probably was money in those cedar shakes. We will dismantle the garage more piece-by-piece and sell off pieces next time.

DUDE! You found a cat when you tore that all down. Most of the animals we find when demo'ing a building are a little flatter and stiffer.

If you need somewhere to put all that extra dirt you have piled up, bring it over because I need some.

Good to know you have a government that works for you. What could possibly take 4 to 6 weeks to get a permit approved?

Sorry for the delay!! Much has happened since the 20th.. Make a few posts here:
First, the poles:

They worked quick! Once the poles were in place, it only took a day to get the trusses put up, and it was only a team of 2!

So it took a day to get the poles placed, and another day to get the roof joists up. Next up, the sides!

Getting the sides up took a little more time. But from start to finish they were done in 2.5 weeks.

Next up was getting the driveway in, and for that we used a bit of Interstate 84. The materials was really cheap, I got 32 yards for $350.

That was a steal compared to the 28 yards of Gravel I needed to get for $500. And then came the raking.. I even had some help!

Everything you see in the photos here was done over two days. Suffice it to say I was tired when done!

The county wanted me to put in some underground drainage, so I fed these under:

Sunday around 1pm I started on digging the trenches... don't hit my new comcast cable!

I'm not sure if this is an old septic tank, a really big (and square?) rock or a hidden tomb. Not wanting to be on the news, I left well enough alone. I can't believe how lucky I was that it wasn't 2' over.

The Beautiful yard before I went to town:

The not-so-beautiful yard about 2 hours later:

^^ yes for those looking, I sorta forgot that I crossed the comcast cable again. But it was just a flesh wound. I was freaking out for a bit, but no damage done.

The end result. Wife not really pleased, but oh well

Already starting to get **** inside it as well!

Next up was figuring out plumbing. What a mess. If it didn't cost ~7500 for someone to do it for me, I wouldn't have taken the time. Its a fairly simple procedure, with a service design as follows:

Blank.jpg

For vanity, I'm not usually a fan of HD stuff, but I ran across this gem:
https://scontent-b.**.fbcdn.net/hphotos-ash4/q71/s720x720/1376619_815011214280_895408454_n.jpg

Its a utility sink, but doesn't look as ugly, and has a shelf for people to put stuff in. This will be really useful since the bathroom is both for the shop and a potential guest bedroom.

A toto Drake II, because I've never owned a toilet that is as clog-free as this one
toto-drake-model-ndeg-cst454cefg_FF_Model_ID15539_1_TOTO_DrakeII_01.jpg

And an Aquatic 1362NAC -- its one piece, costs $365, and is 36x36, which works great in my 48x84" bathroom.

http://aquaticbath.com/products/1362nac/

As for fixtures, I'm not sure yet. My uncle is a Moen rep, so he'll just give me whatever they have sitting at the shop.

I'm still not sure what to do for a water heater. I know its a) going to be electric, and b) needs to fit within the 19" space between the shower and the other wall.

Already ran the PEX line, that was the easy part:

Electrical
I'm looking at getting this box:
Square D 20-Circuit 20-Space 125-Amp Main Lug Convertible Load Center
785901847861lg.jpg

I want something that is semi-commercial, because I have welding, a EV car, and a few other things going on at once. Its not that much more expensive than the other stuff either.

Here is somewhat of my load plan:
13%2012:46%20AM.jpg

Any glaring issues seen? I'm running XHHW-2/0 Aluminum wire from the house, at about 60ft, which should be within voltage drop for 125amps.

Indeed. shes a great helper.

With some advice from my Plumbing friend, I had to make some modifications to my plan.
https://scontent-a.**.fbcdn.net/hphotos-prn2/1392061_817253176370_1521260530_n.jpg (note, in the photo, the shower rises 45 degrees, I changed that to be lower so the p-trap is the same height as the vent.)

Latest house photo with garage doors and all. I need gutters!

And it paid off! One of the more laid back inspectors I've met. I just started talking the jargon and he went along with it...
