So finally I am getting a garage, my 1st garage. Though not perfect for sure and not up to some of the large glamorous buildings here on GJ, it is my building and better than what I have ever had = nothing but a tent, rented garage, or carport for my Jeep etc. And as mother has said to me "will you ever get a garage before I die", well I'm working on it mom!

The garage will be a 28 wide by 24 deep, 10ft walls, and 9/12 pitch with attic truss. 2 bays with a staircase upstairs (because I'm not getting any younger). I will be multi purpose since I am a computer geek by day, musician, Jeep fan, and father of 3 boys - so who knows what they will be into; not a full blown car mechanic/wood/metal worker like some of you out there.

It will be a pole building but on a concrete wall because there is not room for grading the yard and it is on a slope; and while some builders were okay with putting 26+inches of skirtboards to hold back the inside fill - it didn't sit well with me and some builders said they wouldn't do it without a wall - (so who to believe - I am no builder). To go along with that all standard framed garage quote costs were certainly higher than this option. Compromise between debt-no debt-desires-and needs.

28x24x10 it is.

Here are some before pics with the tent and taking it down and then day 1, ground breaking and footers etc.

While I am sure there will be some criticism out here on GJ, I'm not sure I am ready for it either. So why post then, to share my joy!

Looks great so far. My building is just like that - poles on a foundation. I have had no issues.

Day 7;

Day 3 of framing; roof insulation, metal roof, wall sheathing, wrap, doors and windows as well as stones delivered and spread for floor. busy busy day!

Day 8;

Day 4 for framing, not a full day of work for the guys this day, they left a little earlier. Started siding on two walls, and sofit, as well as prep for concrete the next day/stones level packed/plastic/etc.

Hey Kuliwobby,

Is yours finished inside or what? Do you have any pictures available to show?

Not on my own pc to show pics but mine is finished off inside with steel tin just like the outside is. I think it looks best this way and holds up the best. Fasten everything just like the outside of a pole barn.

Day 9;

Day 5 for framing, concrete for floor poured and done, siding almost complete, sofits/overhangs done, door trim, seamless gutters done (i didn't realize they were going to be seamless and they are large), and I had them install another window (an after-thought).

Day 10;

Day 6 for framing etc; Siding completed, doors hung, stairs to upstairs done, extra dirt taken away by the local college down the street (bonus!). The builders are done after 10 days of working! Just waiting for final inspection and cert of occupancy.

The upstairs room will be for storage and is about 7ft tall in the center section. I was concerned with headroom since I am 6ft tall and wanted to stand up there; it's all good and a nice sized room, but hard to vision until you actually have it or see it. Kind of reminds me of exhaust systems, you don't know what it will sound like until it's on, at that point you purchased it so it's yours, but it still can be changed if it's too loud or quite etc; but not the structure of a garage (unless one has unlimited funds).

Now onward for the additional permits and work for electrical, and driveway (what the city calls a driveway).

Nice build....and quick. I would have also went with the CIP stem walls. Do you plan on putting rock or brick on the bottom to help pretty it up? Or just leave bare concrete?

What kind of lighting/electrical plans do you have in mind? Also, any plumbing in the slab for a bathroom and sink area?

I am not sure what CIP stem walls are or how they differ? A textured appearance? (i am not a contractor and know of all the differences).

Eventually it would be nice to put brick on the bottom to tie into the house which is all multi-colored brick. Though, I have plenty of rock - but not sure I could use that. I do have a mason friend that specializes in historic type buildings - prob will call him etc later.

money money money - compromise ~ I try my hardest to live debt free!

I am not set with any lighting plans yet, electrical will be fed from the house (a good 100+ feet), not sure if I will do 30 or 60amp 220 out to it yet. I have to contract an electrician for that permit etc and I don't personally know any.

Plumbing is not allowed in any alley/buildings within the city, they want to make sure there are no in-laws or sketchy apartments in the back yard. (a real bummer). I might get a 30 gallon tank and pressure washer like someone here on GJ has...

I want to clean up some exposed nails inside for the kiddo's - so they can run around while I'm in there continuing the processes.

The inspector only had an issue with the railings... needs to be continuous. And I have to seed the grass/landscape before occupancy... blah... need to rent a tiller this weekend...

Well, the city told me I can park in it - and so the Jeep goes in and fits nice! A lot more to do, but I have covered, protected storage!

The build only took 10 working days from start to finish! Not including, waiting, permits, inspections, seeding, electrical, driveway... (the last two need to be worked on now...)

I have called myself 'water boy' now for all the watering /seeding going on for occupancy ~ blah. (and it's 'like' record heat/humidity this week in PA.)
