Well we started building a new house so I get to finally have a garage! Garage will be 828 sq ft, three car. One 16 wide door and one 9 wide.

So far the foundation is poured and septic system is installed in the floor. Still need to pour the floor then start framing.

Pics of the progress so far..... Starts with the hole, then the poured footers, then looking in through one of the back basement windows. Hopefully more progress this week.

Not sure about that drain coming out at an angle??? I'm no plumber but I believe this may be an issue, what do you think?

Still concerned about the angled drain pipe but maybe it is going to run up inside that wall?? I called the general and he is supposed to take a look so we will see.

im a plumber and im thinking about your drain.

Concrete footing there to carry the wall.
So they angled the pipe to get over the footing. This is kinda common. Pipe maybee covered by the vanity cabinet.

Or the plumber didnt have an extra 2" 45 so they did it to get done..

That would make sense. As long as I don't have an issue down the road when finishing the basement I'm good, it just looked off when I noticed it. Thanks for the info.

Made some good progress this week. All the framing is done, next up plumbing, elec., and HVAC. Shingles should come soon too.

Looks like it's going to be a nice place! we're about a week or 2 ahead of you in the progress of our new spot. Shingled, rough in's almost done, windows and some doors in and siding starting next week. This is our 7th house and 3rd build. I figured i wouldn't be excited about this one but every day of a build is exciting.
Looking forward to seeing more progress pics!

7th house???? Are you crazy? I would probably be homidical if I had to move that many times. :willy_nil

Latest update, they have the framing totally done, put up the black paper on the roof to prep for shingles, hopefully the roof will be done today or monday. Exterior doors and windows are sitting in the garage so those should go in soon. I'll go buy insulation for the garage soon and get that done.

lol I have my moments. Moving doesn't bother me at all and neither does building but this is the last house till I retire. Too old and too busy to bother with it anymore. It's the selling of the house that drives me around the bend. Lookie-loos, cheapskates, agents, etc. we have been lucky that our houses have sold fast in the past. This one's taking a little longer. slow market here. we're priced right so I'm sure it'll sell once things pick up.
I will warn you...the build seems like it's progressing quickly now. Every day when you drive up you can see something different every time from the outside. Wait till it's weather tight and they start on the inside. I find at that point it seems like a slow, frustrating crawl to the finish line lol. Just seems to take a lot longer to finish the inside of a house. or at least thats been my experience.

We were pretty lucky with our sale this last time, market is going up (slowly), newest house in the area and one of the few non-premanufactured, plus my dad is an agent so we had no issues there.

I hear ya about the finish work taking forever, we finished part of our basement to help sell the last one and it was brutal when it came time for finish work. Either way it is still exciting. From what I have seen the contractor I'm going through is pretty quick, I have been watching (maybe snooping) a few of the other houses the same company is building near by and have been pleasantly surprised by their performance.

More pics coming soon, I'll get some actual garage pics next time I'm out there.

New pics! Latest updates, plumbing, electrical, and HVAC are done aside from the AC unit which is on hold till they pour the cement pad for it. Gas is run and basement windows are in. Should be on to insulation and drywall soon.

Can you really have the framing so tight around the furnace? what if it needs a repair or replacement? Fire issues?

I don't know, I'm no HVAC guy. I do know that the pvc pipe for the exhaust is up to code. New furnace is super efficient and doen't vent much heat so the pvc is safe. Possibly the same deal for the framing?

The guy you hire to fix or replace it in the future will definitely like having more room. Helps keep job costs down, too.

I'll have to take a closer look when I'm there again. It is possible that the picture is making it look worse than it is. I didn't pay much attention to it when I was there so I will next time.

For the record that is a part of the basement that won't be finished so thats just a framed wall there.

Not right away. Eventually (2-5 years probably) it will be a 308, 348 or 355. College graduation to myself. I'm having a hell of a time deciding which one, then people throw a Testarossa in the mix and make it more difficult. Price wise they are all pretty close but very very different machines. For now the third car area is for my 1970 caddy fleetwood then the other 2 spaces for daily drivers. As I expand my collection I'll also build a shop/mancave on the other side of the lot.

This is possible but I'm not sure. I am a Building Official and I've never seen this in 20 years of inspecting. I would require them to camera the line and make sure all is OK.:thumbup:

HVAC is fine as long as you can get the old out and a new in. Might have them give you a little more wiggle room. You can also have them build you a chase around that vent pipe in your garage. You can sheet rock around it and it won't be too big an issue. Remember****** This is YOUR house! You should get what you want!:thumbup:

Glad you brought that up I almost forgot. I found out that the concrete footer is right there so the angled it to go above that footer and into the wall then placed a 45 on it and ran it right up the wall.

They are, it shows it on the plans I just overlooked it before. It will be framed and finished with the garage.

I hear ya. Realistically I'll probably end up with a 348 since it's the last really user servicable F-car they made. The 355's engine removal for the belt changes make that a no-go in my book, but I'm certainly watching the cost of the 360s drop down, making them a bit more realistically attainable. $35k for a 348 makes it hard to not put pennies aside for one.

Are you over on FerrariLife's forum? I used to spend a good amount of time there.

Are you over on FerrariLife's forum? I used to spend a good amount of time there.

The 360's are for sure becoming more realistic in price but there are so dang many of them out there that I don't think I would buy one. Service is something to look at given the cost to get it done at a decent shop, my biggest hang up is the personality differences in all of them. The 308 is truly a drivers car, it's raw and rough like a 60's muscle car which I like. Not to mention that the 308 motor, especially the QV is super reliable. First wourld problems I suppose.

I'm not on ferrarilife but I regularly spend time on ferrari chat, which is where I heard about this site :thumbup:

P.S. another draw for the 308 is that I can kill a magnum pi mustache and flowery shirt ha ha!

More progress this week. Brick work is nearly done, just the finishing by the front door but that has to wait till the pourch concrete is cured. Also they got the doors in and insulation done, all windows in also. Supposed to be doing the frame walk through on Monday to give my ok before they start sheetrocking. We should be about 50 days out now till finished.

You got it. Also, all the exterior walls on the house are 2x6 walls not 2x4. Garage is 2x4 however. But yes the headers are similar construction to what you can see pretty well above the garage door opening.

Wow, lots of work got done this week. Brick work is done, roof is done. Drywall is all hung and mostly mud and taped, that should be done today or tomorrow. Hopefully the painters are lined up for next week.
