Well, I've been lurking for awhile so I figured that it's time to start a build thread on here. Goal is to have a detached garage/workshop for storing my extended cab pickup (mostly winter ride) and my 68 Chevy K10 project. I picked up the 68 in 2006, worked on it for 2 years and now it's sat idle waiting for it's turn again.

Plans are in order for a 28x36 two car garage with 12' ceilings for a lift. My lot is only 1 acre so I want it to look like a detached garage vs a machine shop. Pole barn guys can't fit me in util late June though I could get it sooner but the others want $500 more...

Here are some pics of the proposed garage... I'd like to go 30x40 but once you break 1,000 sq ft then the township has more building inspection criteria plus it will impose more on the house. It might extend to 28x40 once I talk to the builder and I'll just **** up the extra inspection costs. I know, you can never build it large enough.

Plans are for electrical and gas. I should easily be able to fit 3 vehicles plus have a corner for workshop. Last two pics show the house is getting an addition at the same time. It worked out great since I needed a place to put the basement dirt and the pole barn needed a lot of fill. Lot plan show the position of the garage in the left rear, wife didn't want it near the house.

thanks... still needs a lot of work but I have 95% of all the parts, just need the space, time and motivation to finish it.

Signed contract today with this company... http://www.fisherbrothersbuilders.com/

$16,400 for building and $2,100 for a 28x25 pad out front.

Upgrades were 7/12 tray truss (to get 12' ceiling), insulated doors with windows, 2 windows. Color will be clay with bronze roof to match the house.

Only bad news is that I have to wait 8 weeks... :(

Looks like you are going to have a nice building, by the way I knew that truck looked familiar, love those things, I got one my self.. :thumbup: I'm on that other forum too.

still waiting for my build date, approx 30 days out right now...

I'm glad I finally signed the paperwork becuase I still go back and forth on the size of this thing... I wish I could go bigger but in the end it will work for me...

so my township was supposed to update our storm water ordinance in April, It's now June and they haven"t done the final vote. They told me "maybe" mid June or 1 July! That will push my build back another month if so. The only other option was to pay for engineering and water displacement remedies (my buddy has his own small retention pond now)...

Had I done all of this before last December, when the ordinance was adopted, then I wouldn't need to deal with them. I'm going to the supervisors meeting on Tuesday and if they don't take action they will get reminded on who votes them into office...

wow, township meetings are better than reality TV!

so they fired the manager at the end of the meeting, she's been there for 27 years and been very helpful with my permits this spring. Now they are going to vote in the new storm water ordinance on 1 July which allows me to improve 10,000 sq ft on my acre (I will have approx 7,500 after this build). I had to bump my builder to 10 July, I added tyvek to the build now...

Hit my township meeting tonight, they amended our storm water ordinance so now I'm allowed to develop 10,000ft of my 1 acre property... woohoo, builders will be here in 8 days.

Builders showed up today....woohoo

I leave for vacation on Monday so I might not see concrete poured but the rest of it should be up. Now I have to get ready to set the basketball anchors in so it's ready before final concrete...

46 tons of gravel moved today, main floor, 25 foot landing, short driveway and a 10x20 gravel pad behind the shop for my travel trailer. Concrete next week, sad thing is that i'll be on vacation and miss the completion...

Great post. You may miss the completion but when you get back you will be greeted with a finished stage and you don't have to wait to move on.
I will be interested in following your progress. It will keep me motivated.

true... I'm going to let the concrete cure for a few weeks and then seal it with a glossy sealer. Then I'll start to move in. I am out of funds at the moment so nothing drastic will occur. I do have a buddy giving me free quad lights so I can chip away at that. Another buddy works for the gas company so we will trench in electrical, cable and gas next month.

Excavating occurred on Friday, this guy went 100mph all day long... Was able to move my garden shed (8x16), prep a pad for my RV and level nearly 2,000sq ft for concrete in the next few days. Also spread gravel on my 100ft driveway extension...

Today I dug a hole and installed the basketball mount. I went 39" with a bit of gravel in the bottom, some goals want you to put a 48" pillar in! Our frost line is only 32", this will also have a slab poured around it.

Rough in for the electrical, gas and low voltage. Damn ground rod (8ft) went 5 ft down and hit a rock, I cut it off and drove the remaining 3ft in beside it. Technically I should have gotten another rod and went in on a steeper angle but this will do. We will be grounded to the house and the box anyways.

Off for vacation, won't be home until everything is completed, that ***** but at least the concrete will be curing.

Great looking building.

I am still going back and forth on a stick built versus pole barn style building.

Are you planning on doing any finish work on the inside or just leaving it bare?

I am planning on someday adding insulation, walls (OSB or metal) and metal ceiling. Probably going to be a slow project since my funds are exhausted right now. Before that I plan to add electrical drops on every post and a ton of lighting. I see no issues with finishing off a pole barn like a stick built. The 6x6 posts might rot in 40 years but I won't care by then.:thumbup:

This was a lost cheaper for the square footage. Shell was $13,000 and the concrete (both pads) were $5,000. The overhangs, extra door and tray trusses added to the initial cost but I wanted it to look like a garage and not a barn.

Yeah, it seems like it. I might have to go a touch smaller on mine, maybe something to the tune of 24' x 32'. Nice to know what you spent, as I would like to have mine look more like a garage versus a barn as well.

It matches my house pretty well, the garage doors are nicer though!

The overhang and roof pitch make it look more like a garage than anything. I went 7/12 for the tray truss but was planning on 6/12... A lot of basic pole barns are only 4/12. If you don't need more ceiling height then 8 or 9 foot walls would work, mine are 10ft

Msgross- your garage looks great!

What was the deciding factor for you going with post-build over stick built? Sounds like your happy, if you could do it again would you build with the same method?

I've heard a few guys say you don't really save that much money by opting for the post framing, I guess a lot of it depends on the materials used?

I like how you are doing it as your funds allow... This way you will not have a big loan to pay off... Smart move! I also really like the 68!!!!
