Well, it's finally begun. The old 22x28 garage has had the siding and shingles removed, along with wiring and air plumbing, so demo starts tomorrow. I'll see if I can make a stop action of the destruction.

After demo the fill and crushed rock will be in first of next week ... can't wait.

Picture coming tonight of the current condition.

Pardon my ignorance, but what is a PermaBILT garage? The size is what I'm looking at building for a secondary shop.
I like your handle, I'm a BMX dad too. My son is an 11X.

They're one of the only companies I could find that were local... and pretty much a five star company from the BBB and any other reference I could locate. So far so good.

My son is done racing ... he grew up, but was Washington State champ from 11x to around 18x. Worked up to a NAG3 nationally. I worked the ABA national circuit as race official, and helped run the local track ... River Valley BMX in Sumner Washington. Lot of good memories.

As for the forman ... that's Diesel, my male Basset. Then there is Sophie and Alfie the Females, and then we have Leo ... he's a Cane Corso. My Avatar is a face shot of him.

More Demo work ... Concrete removal. Stuff just fell apart when pulled up. Was varying in thickness from a few inches to 5" in a few places ... animal tunnels were every where!!

Concrete gone, now it's to top soil removal. 15 yards of pit run and 10 yards of crush rock coming Tuesday.

BMXDad: great looking work so far and i'll be watching the progress as you post more pictures.

by the way do you mind sharing what that trailer full of cement and old garage cost to dump? since it was fairly clean by the looks of your garage before demo can you just take it to the landfill out on Meridian or where did you dump it?

do you have a computer generated picture of what the new garage is going to look like to post the before and then as it's built?

I wish i had the space to build a nice shop/garage and maybe some day in the near future i will.

All site work is an inclusive bid not to exceed a fixed amount, they would charge less depending on dump fees. Concrete and wood were both dropped off at separate recyclers down on the tide flats in Fife, so no dumping per say, although there was still a charge ... just not at the $144 per ton LRI charges, so I'm getting a killer deal. Lot more work involved for all, but good for the land and me.

I had bids of up to $10,000. This one will be, hopefully, a little over a third of that.

I have an image I can post tonight.

Edit: Roofing and siding did go to the dump, but that was under $300, so not bad.

Your dumping / recycling charges are fairly high compared to out here, amazing. We still have environmental levies, tranafer station fees and the likes. Stuff that can be recycled is by far cheaper than hard waste that goes to land fill.

Great job on the site clean up.:thumbup:

Well ... I kinda goofed on the amount of pit run need. Dang. Didn't take into consideration how uneven the site was. I thought 25 tons would work ... not even close. Going to be close to 80 tons (~ 75 yards) of fill need to level it out. :willy_nil

Oh well, lesson learned

let me know if you need a source for some pit run and i'll check with a guy i used in Graham for crushed gravel that he picked up at the quarry and delivered it to me for a reasonable rate. if he's still in business he was great to deal with and i just used it to make an extra parking area at my house.

your site looked great when you got it graded or do you need it to be a little above ground level because of flooding?

by the way i loved the superviser (dog) checking out the site work. he does look professional.

keep up the good work and nice tip on the recycle drop instead of the dump or landfill.

BMX: thanks for the pictures and the drawings. so a garage door on each end? i'm guessing you are more off 167 down by the river from the lay of the land in the pictures, but i'm not positive.

you said Tuesday the pit run would arrive and yes it did. more nice work done and i bet you are happy things are progressing on schedule. :thumbup:

Final Pad. Stakes are 2' outside the final foot print, so 28' x 40'. I'll have a 2' edge before dropping off.

Wasn't expecting the ground to be so uneven ... but were good now. Next in line is to get the driveway back in shape ... which means more dirt. sigh :wtf:

Going back to the earlier photos, what was that wall in the old garage deviding off? It looked almost as if it was a spare kitchen for canning or ???

Just an enclosed shop area. The walls looked like they were added in sections. There were several wall studs butted up against each other, same for their sill plates.

Judgeing by the chimney, at least at one time it had heat. That's more than I can say about my former "structure". The walls were too overly ventilated even if I would have had a heat source.:D

There was a rusted out wood burning stove at one time ... moved it for the room.
Only had a single 30 amp circuit for power and one receptacle.

I saved all the bench wood tops as they were made of 5/4 2" x 12" x 20' fir ... going to make some trestle tables (dining room size) for my two kids ... I like making the shaker style furniture. Wood has a nice, rich red color and is straight as an arrow. Lot of oil on one side, but I can draw that out by wrapping it up with a towel and kitty litter :)

So as a pole barn you've got to realize they will tear up your nice pad poking holes all over. It's a shame to see all that nice detail work get buried.

I also filled to make my pole barn's pad level and I would very much recommend that your pad be much wider than the actual building, like 10 feet wider. I know that's more dirt but your slab will be more stable, it will be easier to work on the building (think ladders) and erosion of that slope will be far from the structure. It can be dirt, not gravel.

I'll attach a photo of mine for reference, not to take away from the great thread. The deepest fill was 2.5' feet on mine.

Oh and good job with the roller. I also rented one like that and it worked great. They're kinda hard to drive though with that center pivot.

The builder won't build on more then 12" of fill, and I'm at that at one corner. The pad shown is 2' wider all around, just for that reason you mentioned, but it was as wide as I could go because of setback. I'm out in the sticks, but the permits set a limit on what I could do.

since it's fairly small cement blocks might be easiest long lasting option and here's a picture of a little 2 foot wall i built to hold up the corner of my front yard when i leveled it off a couple summers ago. I just set these on the dirt and for some taller walls i built in the back yard i poured a little footing about 6 inches thick and maybe a foot wide so they don't separate or slide away.

once in a while especially in your area check Craigslist because some new owners want to replace a block wall with real rock and they post these $3 or $4 blocks in the Free section so all you need to do is go pick them up. great savings for a little work especially if they still have the back lips on the blocks in tact.

if you already have a plan i'm sorry for stating a fact you already know, but we all forget something and didn't want your new garage to start tilting.

i'm looking forward to your build so best of luck with that part.

Yep, that's exactly what were going to do. The pictures above are really skewed when showing the gravel, as it's only 2-3" above grade in the near corner, and at the far end only 12". The edge of the visible pad is about 24" beyond the buildings footprint as well.

When were ready, the plan is to actually be pushing it, the gravel, back about 12" and using some composite backer board to keep it in place and then back filling with soil for flowers ... my wife is a WSU Master Gardner, so she's thinks it would look nice ... maybe even have some sunflowers or something. :)

The rain we had last week really did some good as it's pretty solid now, and I have access to the ******** today, so more compacting today ... operating machinery is fun :bounce:

Good move on having windows. I plan on adding them to mine later as I can afford them. Even more so after cooking myself in there this first summer. My granddaughter wants to use the loft for baking cookies! Open windows for ventilation...Good! NO windows and a couple fans?...not so much!:lol_hitti
