Hi everyone here's the start of my new Garage with a conveniently attached house. :)
Its not huge at 20x24' wide. The average garage around here is usually just under 20' x20'.
The extra width is to acommodate a small side workshop bench area, Vintage drill press, media cupboard and storage.(hence the 20% more awesomeness)
The garage roof trusses have been spec'd for light attic storage..

so here goes...






So here's the start, floor poured. Its a "rib raft" floor which is insulated with large polystyrene blocks underneath. It doesn't get very cold here (barely gets below 30*f maybe once or twice a year) so doesn't need any underfloor heating...

Ah, I love the smell of fresh concrete in the morning.

I really like the layout. The door between the family room and the bedroom area is a nice touch. The only thing that would not fly here is the "throne" in a closet with no convenient place to wash hands "after." Ladies would have a fit.

funny you should say that. we actually deleted the wash basin in the toilet (bathroom for you U.S guys) to trim costs. the seperate toilet/bathroom is pretty standard down here in New Zealand and Australia.

so less than 4 weeks after breaking ground we now have all our framing up and roof trusses on. they are a bit ahead of schedule so we now have to wait for the roofers to arrive...
here they are about half way through the trusses. Note the fall arrest netting inside and the scaffolding...safety first! :)

well good old murphy showed up at our place. pretty much as soon as the framing went up it rained......and rained.......and rained......and rained for over a week.
We FINALLY got the roofers in yesterday to get the roof on our drenched house.its gonna take a fair bit of drying out the framing.
any hooo. heres a pic. you can just see the dark spot above the garage that is the attic space which about 14-15 sq meters.(150sq feet?)

well the windows and bricks are fitted.
The bricks are much more "black" than the samples we remember. Wifey says it'll be the "scarey house" that the kids are afraid to walk past ! haha. oh well have to plant some bright flowers etc...



Heres the attic space above the garage. the trusses are spaced apart a fair bit , but the lower truss member is an engineered laminated beam and have been assured it will all hold our storage up there...


ive run all the networking and TV wires throughout the house and the contract electricians are in next week for the prewire. Internal Gib (sheetrock) is scheduled for the 10th. Builder has given me a move in date of 12/12

I like your vision, it looks good!

I think that is the first proper scaffolding setup I have seen on here! Normally i see pictures of rickety ladders and maybe some frame scaffolds...

Working at heights has now become the #1 target for worksafe inspectors as falls from height are the highest major injury here in NZ. they have ramped up their compliance requirments and there are big fines for non compliance. hence the scaffolding and safety netting.

Now that looks like a proper build. I really like the outside and especially the kind of stair-ish looking floor plan - don't think I've seen that before. I'm sure the inside will be equally as nice!

wifey got made redundant from work and my work has just announced that they will be having a big restructure at the end of the month...both totally out of the blue......

anyone want to buy an 80% finished house????

got my load calcs back from the truss manufacturer. the attic has a distributed load rating on the floor of 150kg per sq meter(30psf) after the flooring and underside plasterboard is fitted or a point load of 180kg/sqm and the main center part has a total weight limit of 1200KG...thats a LOT of junk! (oops, I mean "important treasures"... :)
30-35psf is better than i expected considering the large span. i guess those engineered ply bottom cords are pretty good.

Slow progress at the house. Being ahead of schedule meant there was a long break until the subbies got back in here. only just getting paint on walls now...heres some pics of the garage. Plywood lining on "my" side and standard plaster on "her" side.

thinking about a couple of shade sails. the concrete is fresh, itll dry to a mid grey colour.

so we were trying to work out landscaping ideas and wifey did this..added grass , fences and plants.....
i just keep seeing that big garage and attic... :)

I am amazed at the construction quality and the materials. Looks like a really maintenance free home. Quite a tasteful appearance on the home in my opinion. I like the dark color brick, the garage door, and the lighter color siding. The roof looks like it will last forever. I am impressed!! Seems like your builder folks there are still craftsmen.

Herb. We do have a very strict building code here in NZ.
I spent near 50 years building residential and commercial work.
We do have our cowboy builders who shortcut stuff, but for the
most part builders are great and have a high standard of finish.

That home looks great to me.
Love the style and finish.

Started work today on my 8'x2' workbench. made from 2" square tube. i love having a "real" workshop at work
to do my big projects in. (3 migs, a tig and plasma cutter drop saw etc)
heres a progress pic... Its big enough to park 2 semi trucks in there!

I'm not much of a welder (i'm an electrician) but i'm getting better the more i do. i can now weld the 50x50x2mm box on the horizontal which i couldnt do when i started.. :) house has its code compliance inspection in a few days..... excited much!!!!
