24' x 30' Story and A Half Detached Garage in Iowa

Got some pics of a garage I am building with help, coming along nicely until the recent cold snap....looking to install electric soon and get framing inspection before insulation and drywall. Must have firewall on south side due to 3' from property line...in line with old driveway. Still trying to decide how to heat (when working out there) and whether to insulate attic or just insulate the rafters and drywall the ceiling...attic is for storage now only.

Great looking work space and loft above! Any reason for not having overhangs on the roof?

Thanks! I built the profile of the garage to match our 1950's story and a half brick bungalow which has no overhangs. It will have gutters, they are on order.

There is 7'6" of headroom from the floor to the truss supports that run down the middle of the attic.

I was sort of thinking that was the reasoning. Just saw the back side of your house in a few of the pictures. Great looking place you've got!

Wow that looks huge for a 24x30. It's 24ft wide X 30ft deep right? My slab just got poured for my 24x30 bur doesn't seem that huge lol

Great build! I wish my city would let me do a room above too!

Yup, 24ft wide and 30ft deep with 11ft sidewalls, 18ft by 8' garage door. I had to get an exception for the overall height, its about 22ft to the peak.

Yea my city says the roof pitch has to be the same as the house. And house has a 4/12. And I can't see attic trusses being worth it on that low of a pitch. So 12ft 4 in sidewalls for me and standard trusses. May try to swing for scissor trusses though for a little extra ceiling height.

Great building though! Awesome!

Hello fellow Iowan! Second floor will be storage for now... Lost my mancave in the refinished basement to the kid and wife this past year so the less I finish in the garage the less hospitable it will be. :) No overhang planned for now. 4\12...yup, better off with high sidewalls and go vertical inside. Thanks guys, glad it passes the decent garage litmus test.

Not sure how I missed this build, but looks great! Looks like you're in Windsor Heights area? If you don't mind my asking, what was the ballpark price for it and which contractor did you use? Satisfied with them?

I am on the west side of DSM proper, close to WH. I had a concrete guy and a couple guys who know a bit more about carpentry help me out, bought a kit from Menards...with some modifications. It went a bit slow but their costs were lower than most and they did great work. Concrete guy has done a ton of work on our block and his brother and nephew were the carpenters. I can give names and numbers if you want. We did the roofing but had Top Notch Construction do siding and gutters. Total cost at this point, about $30k

What size is your lot and what were your setbacks for the building?

57' wide by 140' deep lot. We have a utility easement in the back, 5' wide and that was the rear yard setback as well. Side yard setback - I wanted to keep the one side of the garage in line with the existing driveway... used to have a one car garage up further towards the house. The City allows you to build a garage 2' from the property line IF you install a firewall on any side closer than 5', so to stay in line with the existing driveway (wife does not have to back out at an angle...which is good for everyone) on that side the garage is about 2.5' (setback) from the side property line.
