My Shop/Apartment Build in Tennessee

My Shop/Apartment Build in Tennessee updated!

it started life as a 36'x36' shop and we had someone come in a take it down.

site prep wasnt done correctly so ill be fixing that come christmas.

rough in plumbing

new slab done

and most of the building delievered.

lip in the slab for a moisture barrier

the shop/apartment will be rustic red with white trim

Building up!!

electric is almost ready to be completely hooked up.

power company came on friday and set in our new pole and ran the power lines. they came with five trucks. one with the normal augar for digging, another with a rock drill bit that cost over 100k for just the bit and it required a air compressor that was mounted to another truck that was huge... cool stuff though

roofs done

trim and gutters are starting to go on.... should be done in a few days.

garage door opening is cut and the side door installed.

Did anyone read the title??? :lol:

its in middle tennessee..... the shop is 40'x80' total. it will have a 24'x40' apartment inside and since im an architecture student i designed the floor plan for the apartment and my dad and i will be building it in march during my spring break. it is huge..... just the way we wanted it. :thumbup:

it will also be getting a 10'x 34'-ish woodshop in the back and a concrete block room in the back corner for all our electric panels and a big *** air compressor.

Sweet- I was going to guess somewhere over near Lebanon, so I'm glad to see that I'm not TOO far off base. Looks like all those old farmsteads that you drive through on I-40.

I went to high school in Cookeville, and mom and dad still live there, but Carthage is the old family home. Real pretty part of the world.

Wife & I both got our Masters' Degrees at Tenessee Tech in Cookeville....she's from Monroe, up on Dale Hollow. Small world!

Was gonna say.. With hills like that you have to be East of Nashville. We dont have lanscaping like that on the West side ha ha

my grand parents are getting moved into the apartment. my parents are building a new house on the property, so the old house will eventually be knocked down. all the "outbuildings" i think your talking about our barns... those are staying for sure! along with the smoke house next to the old house and the outhouse :lol:

but there used to be an old shed, a rabbit house, a chicken coupe, and a hog barn that we tore down cause we had no need for them and they were falling apart. hope that answered your questions

update! got the floor in and decked, took longer than we thought to level it. what a PITA that was :roll:

finally got our lumber delievered on tues.

starting point

6 mil plastic vapor barrier down

30lb felt goin down

starting the floor

all the runners down and nailed

stiffiners in

r30 insulation getting installed. i was very ichy that day.

just about done with the insulation

starting the decking with 3/4 tounge and grouve osb.

floor just about finished

and DONE

next time we go up so will the walls.

I may have to run over & see you one day - know where Chestnut Mound is...you're about 60 miles from my wife's old homeplace outside Livingston - we're beginning the same thing on her farm...cleaning up, redoing fences, etc....but we don't know what to do with the old house yet....we set a 30' camper there to use as our base...now, I've gotta build a tool storage shed....hmmmmmm

Am guessing you're off US70N, maybe off 53 towards Granvlle?

Just as a kind of “work around” for some of you out there wanting to build in the country.
One of the tricks I have seen done in SE Wisconsin is to build the big “shop” building on the acreage, and put in the septic and well.
Then, to have a place to live while the real house is being built, they put a mobile home inside the “shop” building.
It is out of sight and the inspector’s kind of wink at it being there because they know that when the “real” house is built the taxes will go up quite a bit.

Well, I have seen travel trailers and real mobile homes.
No double wides, though.
The whole thing is to get around zoneing rules not allowing mobile homes.
That is why they have to be out of sight.
Some of the homes going up take over 2 years to build.

i guess i forgot to update this :wtf:

anyway my parents just spent a week up there in may, (i know :lol_hitti

) and got the front windows installed and my dad finally got to get some grading done. he also got a mini track hoe and burried some of that black drain age pipe with the sock over it around the buildin. apparently they had a pretty bad flash flood a few weeks ago and we had some water inside the building, but the ground was finally dry enough to work with. so heres some pics.....

well it may very well be december before i can get back up there to work on it. im starting my masters for architecture here in a couple of weeks, and that means ill have no free time at all. also my dad is getting his knees replaced finally (hes only 52) but he was injured many years ago catching a bank robber in my home town when i was like 3.

actually i have two old barns and both of them are really cool! the one you see in the background is our old tabacco barn it was still being used to dry tabacco up until about 3 years or so ago, now we just store the dozer in there. plans for that are to repair the roof since some of the panels and coming off. our other barn is a dairy cattle barn, it has cool milking stations inside which i dont happen to have a picture of, but the only plan for that one is to fix the front wall. the foundation has slid out from under it.

I'll be interested in hearing how well that apartment works out as a living area that was built into an existing structure. I've been looking for some land to, as many have done, first build a shop on and then stay in a trailer/camper until a house is built. This seems like it might be a better option, though, as you could later use this as an office or a lounge (with a kitchen for game day!) once you moved out and into the actual house.

Except ours doesn't have that little shed like on yours (addition to the left).
