Gosh, I should note that the previous two pics were not taken from the same vantage point! From this view, both buildings are on the property line on the left edge of the photo. The old garage was 24' wide total... which is just about the halfway point on the new garage width!

Wow thanks for the interest. For reference, the garage is east-facing. So that back door you can kinda see is in the northwest corner facing north. Here are some more pics... this is pretty much where I'm at now...

I know everybody wants to see inside pics, but I'm trying to keep my awesome wife happy and make the outside presentable first!

Thanks, me too. The "mission" style that is so popular nowadays has its roots in the string of Catholic Missions built up through California by the early Spanish priests. Its really the only style of architecture that is pure California. It was either this or adobe bricks...lol

Love the garage...looks like you have a wide lot for the southbay...whats the house looks like...the wife and I love Craftsman style homes..

My lot is only 5' wider than the garage... The house, unfortunately, does not look anything like the garage... we want to do a remodel on the house and we're testing out all our design ideas on the garage...

South Bay? I have a feeling I'm close to you....El Camino Village ring a bell?

How did you manage to get the plot plan approved for a garage that wide? Most of the cities in the area have the same setback rules.....typical 50' x 175' lot?

I'm building up mine now....I only went 1.5' wider towards the property line...and 5' deeper.

ddawg 16, I know that area well... spent my share of time at ECC. I'm just south of LAX in the Gundo. At the time I had my plans approved, the city would let you build an accessory structure (non-residential, less than 1000 sq ft) on TWO property lines. My garage sits on the south property line (just like my old one did). I could have backed it all the way up to the back of the property, but that is a retaining wall as the lot behind me sits about 2 feet lower. So, for ease of maintenance, stucco, painting etc. on that back wall, I kept it 2' off the property line.

So the east wall faces the house, south wall on the line, west wall 2' off the line, and east wall is 5' off the line. I'm kinda surprised they let me do it too, but I got the City stamp of approval so I took off before they changed their minds.

One thing to keep in mind is that most cities have "Lot Coverage" rules, as in you can only cover 60% of your lot with structure. Build a big garage and you may be limiting what you can do to your house. I think they are trying to avoid becoming the next beach city where you can clean your neighbor's upstairs windows from your own...
