Long Wait Coming To An End 30 x 40 in Massachsetts

30 x 40 with loft in Massachusetts

I've been on here for about a year getting ideas to use in my pursuit of the perfect garage. The waiting, planning and agony is finally coming to an end as I am finally in the permit process and looking to pour a foundation later this month.

I have been renting a large shop for several years now for my landscaping business. With my lease in its final year and being at a point in my life where I wanted to down size my business and my expenses this was the perfect time to finally get it built.

I had an old shed on the property which I tore down last fall, installed a privacy fence and got the site work started.

I decided to go with a 30 x 40 garage with 12' bay walls. Attic trusses in the front for upstairs storage and open span in the back to allow for a lift.

Attached are the plans that I just got back from the architect. Any input and suggestions are gladly welcomed!!

Nice looking building! I'm guessing you are going with a stick build? With a foundation and the trusses you mentioned. Are you going to use metal on the outside / roof? I'm hoping to build pretty much the same layout later this year if there is anything left from our basement renovation. I am definitely going to check in on this one.

Thank you!

I'm going stick built with 2 x 6 construction, shingled roof (no metal) and stone veneer on the front gable end. Where it is built into the hill it will have full foundation wall on the right side and back and smaller (1 foot) walls on the left side and front.

Permit was finally signed off yesterday, excavator will arrive tomorrow and looking at footings by the end of the week.

Lots of activity these past couple of weeks. We got the excavating, footing and foundation complete. Trusses arrived unannounced yesterday, underground utilities stubbed to foundation and foundation back filled. The framers arrive on Tuesday and should make quick work of the structure.

Lookin' good!

Maybe ask if the framers can start Wednesday instead? I don't know if I want a car, house, or garage built after a 3-day party weekend! Lol!

Thanks!! The framer is a friend of mine and he's already told me that the first day will be very unproductive....at least he's honest....:beer:

After a short week, the walls are framed and trusses installed.....should be sheathed this week and floor poured on Friday. Progress is nice.

The size looks daunting right now but once closed in and filled up, Im sure it will seem much smaller.

Yes. That will be phase 2, later this summer after my wallet recovers from this part of the project. Haven't decided between fiberglass batts or blown in (any input is welcomed). Planning on blue board and plaster for the finish.

Thanks!! I spent a ton of time on this site getting some great ideas from some great builds (NXGTS, Jeep51, Bsjo4, Hemiredneck, 1929rats to name a few); I combined some of those ideas with my own and what the land would allow. Can't wait to get it done.

Shingles are on, rough wiring in and stone retaining wall is done. The custom built cupola and doors should arrive this week.....progress has been slow but its still progress.

That size is what I am planning for this Fall and am still fine tuning the design.
Hope you won't mind a few questions:
What size is your main door?
What is the height of the attic storage?

The main door is 12' wide by 11' high. The loft area is 12' x 20' with a ceiling height if 7' - 7". Feel free to PM me with any questions, good luck with your build this Fall.

Thank you. That was my main objective, to get as big a garage in as I could but making it fit into our property and neighborhood at the same time. I'm very happy with the way it worked out.

Very nice. I had a half attic/scissor truss design with stairs in the middle like yours but talked myself into putting the stairs on the end. Having finally seen one built this way, you are making me reconsider.

Can you tell me what your roof pitch is along with the interior pitch of the scissor truss and post some more photos of the stairs and how they get up to the attic space? I thought they would impede on the garage space but it doesnt appear to be the case from what I can see.

You in western Mass? I grew up in Northampton. Lots of family and friends back there.

Hi Kevin - The roof pitch is 8/12 with an interior scissor pitch of 5/12. The interior ceiling peak in the back half of the garage is 18', with 12' walls throughout the garage. Attached are some photos of the stairs from different vantage points. I too was afraid that the stairs would block flow from the front of the garage to the back but I have 9 feet of clearance at the mid-point of the upper staircase.

No, it's a special order (custom) overhead door. I went with Amarr, they seem to have a good quality insulated door that's still reasonably priced. Hope to have the doors installed in the next week or so.

Thanks! Very curious to see how it fits.
Probably the most difficult part of this build (besides paying for it [emoji4]) was picking out the overhead doors.

Because of the unusual size of the door there weren't doors that i could actually go see so I was left to rely on black and white print outs like the one shown here.

I had the cupola constructed so that it's weather tight and can function like a skylight. At this point it sits on the roof and I have not cut through the roof to provide the "open-effect". Not 100% cetain I want to open up the roof.

Started the stone veneer using Connecticut white line natural stone veneer. I love the look, just wish it didn't take so much time to complete.....

What size cupola is that? Im looking to size mine and it will sit on a 32' long ridge. I think Im going with a 36" cupola.

It's 42", my understanding was 1" to 1.5" of cupola for every foot of roofline is the norm.

Garage doors finally arrived and were installed today. I am unsure if I will install the hinges and handles on the big door. I kind of like the way it looks without them. Thoughts?
