Hi! First of all, welcomes to my garage project tread! :beer:

Let’s start with a bit of my story. After a couple of years of great couple fun, we decide, my girlfriend and I that we were ready to move out from our apartment and to find a house. She had tons of conditions to fulfil going from caprice to good reason and I was ok to follow them all if we could achieved mine: to find a place with a decent garage.
After months of looking and houses visits I realized that both our needs were not achievable within our budget. Finally, we find a house within our budget, wife approved, and with a land that was double our local average size that would allow me to build my dream garage. A rare find in our area. The reason of this bargain was that the owner needed to find someone who would be ready to signed for the house and then wait a year before to move in so he could have the money and time to build his new house. Before to sign for the house I met the town planning specialist to be sure I could built the garage I wanted. He explained me that per the town rules, the size of the house was limiting me to build the size I wanted but that I could fill an exemption request and that it would be accepted, no issue.
So I purchased the house! I planned my dreamed garage during the “waiting” year and after moving in a needed to put this project aside to take care of the different problems we found in the house. We are about 1 ¾ year after my first meeting with the town planning.
The garage project is back on!!! :beer: I called a new meeting with the town planning to get the permits for my project. On my arrival I was sure it would be a formality since everything have been plan for so long but surprised!!! :willy_nil The town folks changed and their new credo is, we don’t allow anything over the town planning rules book. No more exemption. So I was back to square one and in for a lot of troubles.

Long story short, I was finally limited to a 22 x 24 garage. Far from my dream but not disastrous neither. I needed it to be complete before my first baby arrival (now in 26 days !!!) so I made my mind and accepted the situation.

I needed to cut down 14 trees for the garage and for safety issues, so the pics starts right after the trees are down.

Here it is !
Next step: Lighting and electricity.

Well you made a lot of progress. You can never be sure how the zoning, permitting and planning depts are going to rule. But it looks nice. Where are you located?

Thanks Andrew! I live in a small suburb town near Montréal city in Québec, Canada. (It's right above NYC)

I love the CTS-V wagon. Do you have it since 2012? Like It?

Latest addition! After a long search I finally was able to find and purschase the dragster my dad was racing with in the 80's. I will rebuilt it like the original.

Time for an update! Being a Dad is awesome but time has became a precious ressource.

Here's an overview of what was done in the past few months.

Electricity
A 100amp board was install and passing the huge shield cable across the house was a pain!
I now have heat the garage. A must for our winter!

Lighting
Thanks again Garagejournal and all of you folks for all the information we can find here. This is gold! From the help of many treads I was able to decide on my lighting layout. I decide to go with 5 led recess spot light for ambiance or quick in and out action in the garage. For optimal lighting I've install 13 2x4 4 tubes fluorescent recess fixture. They are plug on 2 different switch so I could control the amount of light required. I only have 12 tubes installed for now. I am waiting for the next sale to purchase the other. They cost more than expected.

Walls
I went with 5/8 gypson fireproof for the ceiling for max strength and 10x4 1/2 for the walls. Managing those sheets alone was not easy. I should have ask for help. I didn't had the time to do the mud so I subcontract this step.

Paint
Paint was done last week. But I'm still missing window & door trim and baseboard.

Cabinet
I just order this morning a set of 16 pieces of newage pro cabinet. They are have big discount now since a new line is comming to replace the top of the line series. This is the best time to buy if you are looking for some high quality cabinet at good price.

Next?
I need to search the forum a bit to see how to get a nice racedeck floor at good price.

Quick update,
I have install an electric winch to lift or drop stuff from the 2ND floor. I should have done it sooner, I love this thing!.

All baseboard and moldings were install but I didn't had the time to paint them yet.

I have received 1700 lbs of garage cabinets yesterday in a surprise snow storm. They were drop in my driveway so I had the get everything inside in a rush after work.

I have also received my Racedeck flooring today so my garage is now packed!!! I will need to find a way to re organize everything so I can start to install at least the wall cabinet.

Do you have any close-up shots or larger pictures of the concrete forms? I'm curious how they supported the inside of the stem walls while doing a monolithic pour.

They are hold up by a bunch of U shape fixture that were screw all around.

Hi Frank, garage journal members get a nice deal on race deck flooring. Their customer service is top quality. Even the CEO is here every day to anwser questions and comments on projects. Send him a private message with your needs. He will explain you the private garage journal deal. There's no distributor in Qc anyway, and the ones I found across Canada were selling sometime 3x the std us price.
I usually prefer to purchase from local store but I'm tired of getting screwed by brokers who take 100%to300% profit because there's no loyal competition.

Thank you!!! I was not sure if I should go with cathedral for lift clearance or this configuration for storage. I decided to go with the storage option to make sure my garage doesn't end up to be a dump in storage solution by my girlfriend. To help on the clearance issue I have chosen to use a wall garage door motor and to use recessed light fixture. I will never be able to completely lift a car but I should get a few feet of clearance.

Starting the cabinet installation. It was harder than I expected to install them alone. They are quite heavy. The worst thing was to find the stud. I had a stud finder and he didn't pick up the stud. I purchase another one at 70$. Same issue. Got an 115$ Bosch model and I still ****** result. I have 1/2 inch horizontal board between the gypsum and the stud. So my stud are at 1.250" from the surface. I didn't found any stud finder to do the job. It seems that the 1.5" deep advertised are not really achievable and the real result is more .75" deep accurate. If anybody know the best model. Please let me know. This wall was easy since the stud are.16" appart but the 3 windows wall as a pretty funky structure.

Thank you! It's not progressing as fast as I would like since I don't have much freetime since falls but it should be in good shape by the end of the summer. I would like to start the work on the dragster during next winter.
New picture of cabinets should be post soon!

Update!

The cabinet are all unpacked and walls cabinets are all installed. One was heavily damage but the box looked fine. I don't know what could have happen. Since it was a clearance item since newage was replacing it's pro line I don't think I can have it replaced.

I'm starting to prepare the racedeck floor installation. I remark yesterday that the box on the bottom row where dented. I ripped the side to make sure they were not damage and sadly, a few tiles on each tile where damage. It might postpone the installation. I wrote to the girl who worked with me on that purchase to see if she could help me on that issue or to tell me who I should contact.

Just because an item is sold with a clearance price does not mean the seller can dump a scab on you. If the box was not damaged then the cabinet was damaged before it went into the box. Good luck.

Thanks, they already had some issue with my order and I've been nice and comprehensive with them so I espect good service. But i'm scare that they no longuer have this model in stock. I will check with them next week.

The same sort of rules apply in this area, however there are a couple of workarounds. There are no rules against "temporary" buildings, i.e. sheds built on skids. A lot of people buy or make a couple of these, some rather large, and use them to store everything so that the garage is free for working.

Having a loft area for storage is great. I did one in my build and love it. I have storage under the eaves and the "man-cave" and work out space in the middle. I have regular stairs, I take it yours are pull down from the ceiling?
