Thanks to many people on this forum who were helpful... a wealth of information. The trolls are unfortunate... but I guess some people just have too much time on their hands.

Stats:
  • 32 x 28 with a second story
  • Upper room will be 14 x 32 and unfinished... unsure of future plan.
  • Primary use will be storage and woodworking shop
  • 9' ceilings
  • Two 9 x 8 garage doors
  • In-wall RapidAir System
  • 60k BTU Beacon Morris heater w/separated combustion

I'm torn. On one hand you have the awesomeness as a parent to let your kid watch the big machines do their work. On the other you made him wear that awful U of M shirt.

Nice build. If you are unsure what the second floor will be, I see two kids in the photos. Playroom for them or your penalty (isolation) box from all that noise.

Keep us posted as they continue the build.

Very small. Who's building yours? Good luck finding available quality contractors... they're pretty scarce right now.
In my case my "research" has been in the interest of heating and then finishing the existing garage(s)/bunkhouse at the lake home we bought a year and a half ago. I was really excited about the main 28x34 garage but disappointed to find that the foundation has settled to the point that the center drain is the high point and the entire inside perimeter frequently floods and is often damp/wet. So I've got some re-work ahead of me. 1/3 of the foundation is below grade and needs to be re-drain tiled it appears. Anyway, I won't take away from your build thread, but I'm interested to hear you discuss the floor drain in your pics (intentions for it, where its from, how it drains, cost, etc). I'm very interested in what you're doing here as I'm having issues with rain coming in through the door (poor grading) and considering a possible fast/easy way to resolve by cutting out the apron and putting a drain in the width of the driveway. I'm looking at an addition on the house as well and find your comment regarding available contractors is an understatement! Anyway, look forward to your details on that sweet floor drain.

Absolutely. The drain I used is called Polylok. It was the best balance of function/cost I could find... and totally appropriate in St Croix county, as long as it drains to daylight

We lived north of Hammond for 4 years. Really miss the area.
The week of -30* in the winter wasn't the greatest but does knock the bugs down some.

Hello Ben,

I did a bunch of research on frost protected shallow foundations. That is where they place insulation 2" under the slab, 2" up the vertical exterior face of the grade beam, and then insulation 4' out around the entire perimeter.

The carpenter was initially going to GC the project, but (surprise) the subs kept disappearing. Culprit #1 was Halverson concrete... they just gave us the runaround for months, and then basically just stopped returning his calls when we actually needed them. There was another concrete guy in there as well... he committed to the job after Halverson flaked out, then just disappeared.

Ultimately, I had Jim Weber general contracting out of Stillwater do it. They WERE about 15-20% more expensive, but they did a ton of excavation and did a superb job. I could not be more pleased with their work. Let me know if you want me to connect you with Jay Weber.
