Well let me get started with a somewhat quick background.

In 2012 My Father and I got to talking and came up with a crazy Idea. To move further out into "rural" Virginia and buy some land so that we could build two houses near each other and a shop outbuilding to house all of our family's hobbies. Well In 2013 we found a nice piece of property totaling just under 48 acres, after some surveys and document recordings I carved out a 4 acre lot to build my home for my Wife and daughter. My father would then build his home next door on the larger parcel and that is also where the shop would be located. The original larger property was a old dairy farm that had been cut up into around 7 lots by the son who inherited the lot from his mother passing a few years prior. The property hasn't been used for dairy in years but still had some of the buildings on site. Most of which ended up being on the lot my father purchased. These include a Dairy Barn, Equipment shed, and small outbuilding which use to have a bathroom and all the milking compressors.

Fast forward to this year 2015 and I have moved in my home in May this year and have also added one child to my family to make it two daughters (9year old, 9 month old.) My parents home next door is on its way with the exterior almost all wrapped up and the inside of the home is dry walled and trimmed out. Waiting on the bathroom tile work to be done and HVAC unit to be set then Ill be getting in there finishing up the rest of the home as I have done most the Finish work inside my home next door.

We decided to have all the "Building" done at once to minimize disturbance down the road with construction so the pole barn shop started last week. My oldest is still trying to talk Grandpa into building a pool. Telling him that he should build it now cause she doesn't want to see his grass torn up later down the road. I would have to agree with my daughter. With numerous bids an talking to companies we went with a semi local company out of Harrisonburg, VA Superior Buildings.

Ill start with some pictures of the homes then the start of the pole barn. Both homes have a similar garage setup with a 16x8 and a 9x8 garage doors with a 24' by 33' garage floor.

The workshop will be 40x60x12 with a 6/12 pitch roof. There will be a 10x10 overhead door toward one end to allow access for a two post lift for basic automotive maintenance on family cars and equipment. The center section of the shop will house my fathers wood working tools and the other end will have a office for my wife's business and room to house the laser engraver as well as a full bathroom with shower stall. There is also a 8'x30' front porch on the side facing the home to allow my father to sit in his chair and widdle and carve his walking sticks and other items he makes.

This picture taken a couple months back shows the two houses in relation to each other. They are roughly 300 feet apart. With local land subdividing laws and regulations there wasn't much choice. Wish they could have been a little further apart seeing how we had just under 48 acres to work with. But o well. Still think everything worked out well.

LXCam - thank you.

Its been a couple years in the making which I know in reality isn't much but I have learned a lot in regards to county codes and building. I had a lot of friends who are in trades help build the houses. In the end some were good choices others not so much. But live and learn. A few times I had to remind friends that we were on the job site and not hanging out. All in all the houses got built and are both almost done which I am grateful for. The shop structure should be finished end of this coming week hopefully. Then it will be time to rough in the plumbing and electrical and pour the floor slab. My fathers house should be finished up within the near future and start moving his equipment in the shop.

Its funny as a kid you always think you are bored. But looking back when you are grown with kids you wish you had such a think as free time.


I took a couple pictures yesterday after trying to clean up the mess in the front yard that the well drillers left after drilling the geothermal wells. The picture shows how when you drive down the hared driveway in front of my fathers house it leads to the pole barn.




And speaking of friends in different trades.... I always wanted a pond near my house while growing up so I had my buddy dig me a pond so my kids could have a spot to fish by the house. We have had quite a bit of rain lately which has filled it ahead of schedule. It is also spring fed but the rainwater has definitely helped. its about 1/2 full right now.

Mighty nice. 48 acres 40 miles from DC is quite a score. When the time comes to retire you are going to to be sitting on top of easy street I think.

Looking forward to following your progress as you tame the wilderness and build your shop.

Thanks for the kind words fellas.

yaidunno - We had the house custom drawn and porches were on the top of the list. We wanted functional porches not just the 4'-5' wide ones that you see on builder homes that you can't truly use. On the smallest side the porches are 8' wide and toward the left of the house when facing it they are 12' wide. I must say this was one of my least favorites to build though. Around 900 sqft of front porch tongue and groove pvc. I got a heal of a deal on it from a surplus supplier in PA. Its funny how we had to keep one small wall on the left side of the home when facing it without porches so we could have room for the power meter and the stairwell for the basement. The back side of the house is a combination of a deck and soon to be screen porch.

CoopVA - I'm not too far. I'm on the DC side of Warrenton. I have a Uncle in Law that has a place right around the corner from you on Dismal Hollow just a hop skip and a jump from the Apple House.

My Father gave me some updates on todays work since I am at work till 0700 tomorrow. The trusses were scheduled to be delivered Wednesday but they have been pushed back till Thursday. So he said they just piddled around today calling it a day shortly after lunch since there is no need to rush the build to just sit. I'm sure the heat index over 100F with Virginia humidity didn't help progress. Said they put the top boards around the top which will support the trusses and started hand framing some of the porch since this will all be open rafters instead of a engineered truss.

Captain14 - both homes are geothermal with vertical wells and waterfurnace forced air equipment. I've gotten some bids for geothermal for the barn. Water to water for a floor system and water to air for a forced air system. One guy even mentioned I could use my pond for a closed loop system to save cost on the wells. Still up in the air on what I want to do with hvac. Might do a mini split for the office area. I also have a nice pellet stove for heat I might install in the woodworking auto shop area of the building.

CoopVA - IAFF Member here. I almost lost faith in the union recently but we have a newly elected local president that is keeping management on there toes.

383 - pretty neat. Yeah Nate and Josh seem like good people. I must of had almost 10 bids but decided on them. Not just cost but because them seem to have a personable take on their company because they are smaller then some of the larger pole barn company's out of state.

Yesterday they hand framed the rafters on the porch area and got the building ready for roof trusses. 0800 this morning just as promised the trusses were making there way down the driveway. I'll get some pictures today but might not get a chance till tomorrow to get them uploaded. My chore list for the day is pretty long.

I worked in Warrenton, VA for my first job out of School, lived in an apartment in Manassas.
Good looking "compound" your family has.

Loved the location, but couldn't afford to stay and moved back to Ohio / Michigan where I grew up. (This was 20+ years ago)

Captain14 - Nice L1619? I have 18 more years till I can put my paper work in. But with a new kid not sure if Ill go in 18 in or not. Not to mention I trying to change Departments and would have to start over again.

hcallaway - the goal was to get all the construction done at one time. That way we can put everything back together and enjoy it. It didn't take me long to get sick of the soil and erosion patrol from the county as well as the ***** truck drivers that decide to make U turns in a wet pasture or in newly seeded front yards.

I didn't realize how many fellow Virginias were on here till I Made this thread.


Well Here are some pictures of the porch area they worked on the day prior to the trusses being delivered. I'm having trouble with my computer so I've been delayed on uploading pictures to photobucket.

0800 Thursday and the trusses were rolling down the road. shortly after they were setting the trusses.

Mid day they had all the roof trusses set and had most of the purlins on one side done.


They wrapped the day up and had the roof purlings done and most of the soffit boards on.

Here are the older buildings on the property. A large old dairy barn with hay loft. Small structure that house the compressors and tanks for milking, and a 3 sided equipment shed. The barn is in decent shape but all the windows are broken out. It is old timber and concrete block walls with a concrete slab which is designed for milking so it has head gates and uneven floors. The smaller building has some "makeshift" windows and is also block with a old hard wood floor. Both buildings need some TLC but they are on the back burner for now.

You mentioned geothermal? Do both house and shop have it or just yours?

Any deal with the local utilities to get that?

I am on the other side of DC near College Park .

Reading over the thread I realized I had forgotten to answer one of your questions.

With the Geothermal the only credit we were able to get was from Federal Taxes which is a 30% credit back. A coworker of mine who lives in MD was able to get the federal credit as well as a state of MD credit along with a credit from SMECO.

Yes. 1619. I am On the day to day plan.

Start planning now. 18 years go by real quick. Quicker than you think,'especially on shift work. Day work takes forever to complete the week.

Do deferred comp, save, and listen to what older members tell you what they did right and wrong.

On of my instructors when I was I training said you need to start planning now for retirement, since one injury can put you on the retired list.

GoodLuck on the build and I will follow along.

Looks like you and your dad have two nice builds going on there! The shop should be nice. I'm going with geothermal on my house as well. A closed loop system. Its a lot of money upfront but you do get the 30% federal tax credit until the end of 2016. I'll have to check and see if my state has any rebates/credits as well.

You stopped by my thread last year. My shop is the same size. I'm 30 mins west of you out in Rapp County.

Can you give me the name of the company who did your geothermal? Can PM me if you don't want to post it publically.

cpayne5 - I spent some time on here looking around for info and found a bunch. Also liked the size of your shop and decided to go that route.

I received numerous bids for Geothermal and All but one used WaterFurnace equipment. The oddball used a Carrier systems. After much consideration I went with Green Hill Mechanical out of Warrenton, VA which uses WaterFurnace. They are a smaller company, and local guys but they have been top notch and communication has always been good, which is very important to me. I would recommend them in a heart beat.

Here are some updates as of yesterday evening. They have gotten most of the soffit done and started the walls on the back of the building. The windows are in as well as both entry doors. The 10x10 overhead door is framed out but we are using a separate company to come out later and install the door since we wanted the door to match my fathers home since its close relation to his home.

Well as promised they came out Monday and finished up for the most part. The gutter company should be out soon to install the gutters and down spouts and at that time they will finish the last pieces of end trim for each side of the porch roof. They thought they had all the material on site but for some reason didn't have the edge trim there, no biggie. We also had them put double bubble under the metal roof and install the metal ceiling as an option. Glad we did cause it came out looking great. I had a buddy of mine come out who is an electrician and we planned out most of the electrical but have a couple things to go over. I hope to have the concrete in soon but need to get a rough in for a full bath in the slab prior to concrete. Here are a few pictures of the building. Also have a neat picture my brother took from one of his quad copters over the weekend prior to the cupola and porch roof being completed on Monday.
