New space and a newbie

So I just joined and introduced myself. Here is the attached addition rendering...just the little one story add on the right. It will join the current garage space via a cut through of eight feet in the center.
So far I have got HOA and building approval and still have to get the zoning stamp. Of course pay the fees and up my taxes.

Welcome to GJ Pucman, you're going to find that there's generally not much love around here for HOAs.

Considering my postage size lot and the fact I had a pie shaped lot....allowed for me to fit in the garage space. Most lots are so tight the setback wouldn't allow what I am doing. The neighbors are jealous. Another thing having a one car garage did was not kill that space in the basement because nothing is built below that slab.
So I would have to say my HOA is not as bad as many. I have asked for an extension twice and have been granted twice.
But trust me I am making sure all my paperwork is correct and e mails are saved in a special folder, if you know what I am saying.

So I received the phone call today that all the paperwork has been stamped by the county, I have to pay the money and pick up the permit! Next step is sending off money to have the gas line and power line rerouted because it is under where the new slab will be! I am not sure how long that will be but necessary to avoid heavy tariffs if I encounter problems with either supply.

So permit is in hand and stroked the check to get the utilities moved. I am not quit sure how long that process takes but hopefully I can get a quick turnaround. Got a final meeting with the contractor to finalize so details and get it in writing. get it in writing. get it in writing. Told myself that 3 times so I would remember it.

The power line won't get done until the 20th, so after that the Contracter is ready to roll. The scissor trusses have been ordered via the drawings! Maybe by Christmas I can relocate all the parts in the same area. Then I can start the interior design.....here is to tight spaces but more than what I have....

The Arborvitae came out with quite the fight. It beat me up, but it is complete. The power people were here but are not complete.....suprised, NOT! So when the pad is installed I will update. Happy Thankgiving to All!

OK so update is I finally have all the utilities moved and it is time to get moving. Got the paperwork complete with the contractor. Let start digging some footing for concrete......

So Good new is they got the concrete in before all the rain. It is warm enough to cure properly, thanks to the odd warmth going on right now. I have not seen it since it is still covered up. Waiting on the next step......pictures to follow.

So the walls are getting assembled and i am getting a little closer idea of how tight it will be. Not complaining because more space is good, just need to find a small footprint 4 post lift. The car I am putting on top is less than 3000 pounds. Pictures to follow. Concrete guys are coming back to button up and haul off debris tomorrow.

So this is the latest update. The news doors are in and inspection for electrical rough in tomorrow. The contractor portion is winding down and I am picking up. The build out is not firm in my mind yet but getting closer......

So rough in on the electrical and framing inspection is done....now to let the contractor finish his portion. I will then be buttoning up the interior and then call for final inspections. I have learned a lot and I am glad I decided to do some of the work myself. I can then begin the interior design and build out with some warmer weather.

Well to utilize the space and not have to move, it was well worth it especially where I live because housing prices are at a premium!

Update is I had the contractor come back and touch up a lot of details on the punch list. I guess he wanted his final payment. I am just about done with the insulation and ready to get wallboard and paint.....(I HATE INSULATION)...then I can get working on the trimming out and hooking up the electrical. Then final inspection.....Good news is all the neighbors say it looks like it was part of the house not just an addition...

The first wallboard guy fell through and the backup guy killed it in one day. He should be finished by the weekend. The final push will be connecting the electrical and getting the final inspections. The grass has started to grow around all the uprooted soil so the wife is happy. I can then get to configuring where everything goes. One sad note is the lift I need is a custom size and runs a bit more money, so not in the budget at this time. I need to empty out the storage location, collection of the car and parts should be next weekend. Feels like a garage now.....thanks for following along with the micro garage addition.

Pretty much closing this one out. I have the finals still but do not anticipate any issues. This is why I needed extra work space. Part two of the project list, 550 miles of driving to retrieve it. Now back to car work, thanks for suffering along with my build.
