My 30x40x10x8 (months) garage build

AT LAST, MY GARAGE IS NEAR COMPLETION!

It only took most of 2015 to complete but I couldn't be happier.

It is 30x40 with 10' walls and scissor trusses which give me about 12-1/2 feet in the middle which will hopefully fit a 2 post hoist someday.

It started as a dream 8 years ago when I bought the house. I finally broke ground in April. I enlisted the help of a good friend and his little guy to strip all the top soil.

The next weekend I grabbed an excavator from a friend's Bobcat dealership and made quick work of the footings.

Now came the not-so-fun part. This was my first attempt at laying block. I did 3 courses of 6" block, laying every single block myself while my Dad mixed mortar for me. By the end I had a new found respect for masons. While my job as a Land Surveyor has its challenges, I could never imagine doing this kind of work day after day.

With the block done it was time for concrete and I wasn't about to attempt this myself.

With the help of several friends and of course, my dad, we were able to get the entire thing framed and the trusses set in a weekend.

And one the garage doors were in place I finally had a place to put my truck... and my bike, and the mower and all the other things that made me want to build this thing in the first place...

In September I decided it was time to start finishing the inside which meant pulling power from the house. And that meant trenching. Luckily my Father-in-law has some connections...

I buried a water line for the hydrant then some 2" conduit for the 1/0 aluminum wire that feeds the 100 amp panel.

With the scissor trusses, I was kind of limited to batt insulation because the attic gets really small near the outside and would've made blowing insulation really difficult. I used R38 in the ceiling and R13 in the walls then finished the walls with OSB. I was able to get 9' sheets for the walls and hang them vertically to avoid having open joints. Each joint falls on a stud and should help seal the walls off.

I made sure I had the TV hung prior to the Michigan - Ohio State game. Unfortunately that game didn't go so well so I went back to work finishing the rest of the walls.

I've got a friend in the HVAC business and he happened to need some surveying done on his property so we used the ole barter system to get a Reznor UDAP 60,000 BTU furnace installed.

Finally, some caulk in the joints, a coat of oil based Kilz primer and a coat of Vlaspar high-hide white....

I see a nice, paved go-kart track for that kid throughout the yard!

I like the double garage door set-up. Smart layout.

Using OSB on the ceiling is a new one to me. Just wanted to keep it uniform with what you'd done on the walls? Also, from the pictures, it is hard to tell it is OSB...that paint combo really did the trick. Very nice garage.

Thanks. They are used to push my homemade 60" plow. I use a remote control winch to adjust the angle and the kick lever from the mower deck to raise the blade.

Good pictures now. The security and supervisor team always on duty I the garage while you are out there? They are in every picture I think.
Yes, they are glued to me for some reason. The little yellow lab mix sat and watched everything like a true supervisor. The black dog, well, she's a little slow. I had to pull her out of the concrete when we were pouring the footings LOL

Yes, just wanted it to be uniform and have the same finish. The Kilz went on fairly thick due to the tip I used in the sprayer. It really hides a lot of the imperfections.

Almost forgot. The original thermostat I used on the furnace was defective so my guy replaced it with a WiFi unit that actually reaches the router in the house 150 feet away. Now I can turn the heat on from my phone on my way home! I love it!

Nice building. I'm not too far from you in size. My addition was a 28'x36' with Cathedral ceilings. I can get my full size Dodge Ram 4wd up on a 9' lift and walk under it. I also just realized too that I need a drone just to take pics :lol:

And this pic of your son is just fantastic :thumbup::thumbup: Looks like he is hard at work helping dad out.

That's actually a friend's kids (the guy with the tractor). He is an awesome little guy. Spends a lot of time in his dad's garage too

A really nice build.

I am about 20% into the conceptual planning for a 40*30. The intention is to put the doors on the long (eaves) side of the build.

The space looks great but now I am thinking is 40*30 enough!!!

Thanks. I contemplated that configuration as well but decided on this so that I had the ability to store something longer than 30 feet (unlikely but you never know).

No matter what size you decide, it will never be big enough. This is what fit my budget.
