Long story short

Moved home a couple years ago to be closer to family, step dad died and left mom alone @ 84

After a extensive search , found no places with garage anything near like I wanted so ..

Bought a nice older home and knocked this down

That building from the outside looked kinda good, it was all stucco and everyone thought it to be a wood structure but ..nope

It was clay tile all covered up , one touch with the back hoe and it it fell into a pile of rubble

I started in May 2015 making calls to get the building down and hauled it away, it finally went down Sept 6th

Then, on to getting a pad poured

The concrete got poured Nov 15th

Took 100's of calls, lots of "too busy" and "can it wait"

Lucky the weather held all i can say.. found one guy that told me the truth and showed up as promised

Brrr... cold time of year to be starting a build! Sounds like a nice size garage. Looking forward to following the build.

Wow. You've got to be tough to work on it at this time of year.

Well, on the bright side, I guess you don't get much freeze/thaw cycle there? Not much mud or slush.

he did not use the vented material here , he said he was going to do it where the gables are

Not sure if it matters but, he said he would change it out how I preferred

Does it matter ?

Big Dad, if you were to have a fire inside with the door open the vents you want at this soffit would draw the hot air and fire into the attic space. The fire code where I live does not allow soffit vents above windows and 24" in a vertical plane to either side.

vented soffit should be on the eaves. This along with baffles between the rafters, and a ridge vent will allow ventilation to the roof. Vented soffit on the gable end does absolutely nothing. If there is a fire, I dare say the vented soffit will have no effect on anything.

Ok, well I seen it and questioned him and he said his way would be fine, then after 10 minutes called back and told me he would change it

everything I have read says do it that way

The UBC fire codes states otherwise, appears he is in a rural area with little or no inspections.

Are you installing drywall or any sort of panels on the interior ceiling.?
