New 28x37 in BC Canada

Hi, well it's time for me to start telling my story.
I'm still in the waiting on the city stage of my build. I'm allowed 19+ feet high but only 650ish sq ft. So I'm applying for a variance to get the 28x37. I go to city council mid month fingers crossed.
I'm on a bit better than a 1/4 acre so it won't look out of place and I back on to a corn field so I don't see a problem personally...
The shop will be used for mostly automotive and a little wood working...
I'll post some pictures of the plans but the trusses are not as described I will be going with engineered trusses at 8/12 pitch. The first 20 ft will be attic trusses and the rest scissor trusses for height and looks.
It's been a long time coming but I'm looking forward to starting hopfully by the end of the month...

No thank goodness.
I'm a paid on call fire fighter, this is a call we responded to a few years back. No one hurt and we saved the houses on either side along with alot of the home owners valuables...

Well I got the quote back from a couple excavator company's and I'll be looking at just shy of $1500. and that's not removing the old shop. But they will be cutting and removing the concrete from under it.
Got my date for city council and it lands on the 19th and I will be down in Charlotte N Carolina for training at work. So my wife and my good friend / builder will be going in my place. The good thing is my friend is good friends with our mayor. While this won't make it a slam dunk it can't hurt.
Did I mention I hate waiting...lol...
I just want to get this thing started.
I will be going in and applying for my building permit this week which they said I could do to get the paperwork started and cut down on my wait time. It is pending my variance approval tho.
So on today's agenda I have to get the cedar hedges trimmed back a bit to make sure they don't get damaged by the build process. I do love the privacy they get me and they will help to cut down on noise.
Anyone want an old trampoline...lol... That has to go too.
Hey Greg how is your interior of your shop coming along???

Digging it out prepping it for footings to be set and back filling. Also cutting up the concrete under my old shop and hauling everything away... ya I'd say it's a good price. It's another friend from the fire department...

Applied for my permit I swear the guy would have handed it to me right then if I hadn't mentioned I was waiting on my variance approval... I wish everyone at the city hall was as nice as that guy... I think I could have done some drawings with crayon on a dirty napkin and he would have been good with it...lol...
And I wait some more...:sad:

Today’s update. Booked my buddy in to dig up my back yard for the 23ed of this month... He also offered to tear out the old shed as long as I remove all the drywall and electrical no problem...
Guess what I'm doing this weekend...:beer:

This just got real...lol...:thumbup:

The drywall is all off the walls and ceiling. No dates stamped on it anywhere so I have to go get haz-mat bags and put it all in them... Then I have to pay through the nose to get it disposed of...
Put down a bunch of wood to outline where the shop will be... Oh I like that...:drool:
My buddy will knock it down when he's here to start excavating then take it away...

Good luck with the council! Any particular reason the door is recessed so far? Seems like it gives up valuable floor space while costing the same as having it enclosed.

As for the door it's mostly for looks... gets rid of that big flat wall thing... I was looking for 28x32 but my designer thought this would look better... that and we tend to get a bit of rain around here so this keeps you dry when going in and out the man door...

Having grown up in the pacific north west I can attest to the rain and wanting an eave to keep the door area dry. Have you thought about an eyebrow roof or dummy roof over the door? That is valuable floor space for sure like rix said.

Well I just got the news from my wife whom along with my good friend and builder went to the city council meeting last night while i sat in my hotel room in north carolina biting my finger nails and after 4 hours of waiting we got the verdict...
We had 2 concerns brought up by people that didn't even live on the same street as us. One was just a fluff complaint by a person that just likes to ***** about everything. The other was a person that was concerned it would set a presidence for larger shops in the area. While the city has to listen to all opinions they were able to make a decision on the matter.


I got approved... 😀😀😊😀

I am so stoked... I emailed the building department and I got an auto reply back from the very helpful dude there. He is away from the office till Monday... arrrggggg.
Oh well I made a phone call and we are ok to start excavation this weekend as long as we don't pour until the permit is issued.
we should have the permit by next week...
now I just want to get home and start digging...😊

Well I got home from charlotte NC last night at 1 in the morning.. got up at just past 5 had a coffee and got to work...
We wrapped up for the day just now...
I think we got alot done...

Today will be clean up day... and I'll go rent a jack hammer to cut up some concrete on my deck so I can run the wires for my hot tub.
I'll snap a few more pictures later... I just hate clutter and mess...

Well I will have my building permit tomorrow after alot of pleading and begging. It almost didn't happen till next week but the dude in city hall worked ot to get things finished up for me... I love this city...
Finishing up forms tomorrow and inspection Thursday then pouring on Friday. ..😀:beer:

Today was a busy day...
Footings and foundation walls poured...
It went very well..
And got the bobcat dropped off for backfilling I'm going to do that and save some money...

Been busy getting the back-filling done 8 loads of 3" crush and 2 of road crush. Almost done which is good because we start framing on Monday...
Ordered the trusses and we will be waiting 3 to 4 weeks for them...
I'll post some pictures later today...

OK it's been a while over the weekend I finished the backfill and leveled it out...

Parked my explorer inside it fits nice...
