Well I guess I'll get this one rolling. I have been modifying and working out of a 24x30 for about 6.5 yrs. It has seen many engine replacements, paint jobs, exhaust jobs, and overall customization of vehicles. The main problem is, it's our "2-car detached". Anytime I have a big project, momma's Suburban, and/or the Z28 have to sit outside. As with any shared space, the walls have continually grown in on me and using an auto shop that also is a wood working space creates issues.

Well, no more.

Aces High Speed Shop is relocating to the east side of my property in a new 36x40x14 finished pole barn. It will be fully insulated, metal ceiling, osb/plywood side walls, either (2) 12x12 doors or (1) 12x18, 4" rebar and under insulated pad (no floor heat), 1 man door, 2 windows, and later a mezzanine for storage and the air compressor. At the time of completion there will also be a 4-post lift installed.

Working out the final details with the contractor and trying to get a dozer hired to level the space off.

Pictures and further details to follow as the build progresses.

I would highly suggest that you design in the mezz from the start. Even if you don't build it in the beginning you have the structure in place. There are so many threads on here from people trying to fit a mezz into a building not designed for it. If you look at my building below you will see I left out one truss set and added two poles to accommodate the mezz entry door which for me is a completed room. It made adding the room later when time and funds were available easy.

I recommend considering a thicker floor in spots where the lift will sit, as well as using a fiber reinforced concrete.

I just did this and I can't imagine it could be much more future proof. At the thinnest the floor is about 4.5 inches, up to ~6 at the back of the garage. We have somewhere around 8" with extra rebar where an eventual lift will sit. Link to build thread in my signature for some pics.

larry_g, I have read through your thread in the past. Appreciate the suggestion, mine won't come out from the wall very far, maybe 6' at the most and won't go from one side to the other. More of a place to get things out of the way that aren't used very often. also a good place to put the AC up high and in a box to muffle some of the sound.

diskreet, I've gone back and forth on moving to a thicker slab, but it shouldn't be necessary in my build, thanks for pointing it out. It will be reinforced properly to hold the lift. The heaviest thing that will ever be in the garage is my car hauler (when finished). I would almost bet my Suburban weighs more than that old GMC will when finished. This is strictly going to be used for my automotive vise, beer fridge included.

The dozer situation has been squared away....now if we can get some warmer days to keep the frost out for a little longer! I'll get some pictures of the site taken this weekend, need to pick up some flags and mark everything out.

Dozer work will be completed before I get home today. He knocked out 95% of it yesterday and is now shaping the pad to fit my idea of placement. there was enough dirt in the corral area to level everything off, no fill required.

Here is what we started with, pictures of completed dirt work in a day or two.

Drifter: this is about the size i'd like to build or buy some day so i'll hang in here and watch with interest. tough time of year to get started so i wish you the best. maybe you are saving a bit of money by starting now?

i might have missed it, but are you doing all the GC (general contractor's) work or have you hired it all out?

I commissioned the dozer. The builder will handle the building and concrete. I will wire the building after I have an electrician pull power off the pole.

Also as an update I'm going with a single 20' wide commercial door. The only time this will give me grief is when painting...but I may have a solution for that. The pros far out weight the cons on my paper.

Builder came by today to inspect the site. Informed me they will be starting by the first week of January at the latest.

Shop will be light stone with a brown roof, white trim and doors. This will match the house and 2 other outbuildings on our property.

I've been reading up on the MRCOOL DIY heat pump setups and will probably be putting in a 24k or 36k setup, this will help me keep it relatively warm in the winter, and knock the terrible humidity and heat down in the summer.

Need to measure my run from the pole to the front corner of the building and get the wire ordered for 200amp service to the building. Hoping to be working in the building by mid-February.

Well, our Kansas weather has not been cooperating. It goes from <20* one week to >40* the next. With rain the middle. So, as with most build jobs, my start date has been pushed...twice. Hoping to get something started next week after the "great ice storm of 2017".

Drifter: i hope you get a warm spell at least until you get your shop built. that's the hard part about building during the winters.

good luck and keep reading all the interesting threads while you are waiting. also have you got a plan on how you are going to use your new shop and do you have everything laid out on paper?

also while the weather is crummy might be a good time to check out a few Craigslist ads and maybe you'll find something you NEED.

Northeast part of the state. Running out of room to store the buys I have been making. Picked up 20 4' LED fixtures on the cheap last week. Keeping an eye out for that deal on the 4 post lift.

well they have the BIG KANSAS SWAP MEET coming up here in a couple of weeks on 3rd and 4th of February 2017!:rocker:
They have a couple of venders come in and they offer the "show discount", that could save a few hundred bucks?:dunno:
The thing with lifts, they are fairly reasonable luxury . Probably something you purchase once in a life time. There are probably good 2nd hand USA made out there, but they usually sell almost as much as a newer China made? I'm sure one will pop UP in a unusual place, just gotta have some cash ready

There is a used two post Rotary available in Jonesboro with an asking price of $700.

It was moved intact and suffered some damage at the top of the posts. Looks like a labor intensive fix but easy to figure out. If you (or anyone else) is interested send me a PM and I will give you the contact information.

I've always wanted to go to the one in Hutch they have twice a year, but literally, every time something comes up where I can't make it. Is this one down in Wichita?

It is North of Wichita, about 10 miles on I35. Its held in the pavilion east of what use to be the Kansas Coliseum. The place they had big shows and concerts and MONSTER TRUCK. I think they still call it the Sunflower Swap Meet.
This swap meet is held indoors, in 4 pavilion's. They use to have a car coral, to sell vehicles. It starts on the 3rd and 4th of February, no Sundays.
Big *** show, lots of good stuff!:thumbup::thumbup::thumbup:

Today has shown promise. They dropped the skid steer off last night and have the holes dug and posts in. Hope to have exterior finished by the end of next week.

Not 100% on Morton's practices. The holes will have concrete and back fill. The trusses will rest in the middle of the laminated post where there is a cutout. They are solid length, not bolt down to a base.

As it seems the norm with this project...more delays. They are behind in their truss building process, so I'm out another couple of days.

In other news. My father-in-law picked up an old F-700 with a dump truck bed, so it looks like I'll be able to haul my own gravel in at cost + fuel rather than paying to have it trucked in. I'm planning to re-rock our driveway at the time, so it should take 50+ tons to make it all happen. I'm going to do 6-7' out from the sides of the building and all of our currently rocked area/driveway.

Need to haul in some fill to create a better approach to the building as well. Luckily I can borrow the neighbors loader to move the gravel and dirt around.

Hopefully will have some more pictures to share at the end of the week.

Owning your own dumper truck has a lot of advantages. Gravel and dirt are worth their weight in gold. I just had 2 big loads, 32 tons brought in from a friend that owns a big excavation business, and it still cost me $600.:sad:
When I referred to Morton Building, I was talking about the way they build their pole system. It appears they use 3, 2 X 10's that are CCA, for in ground contact. Then they are nailed with the center one shorter, and the 2 outside ones are about a couple feet taller. This is the part they put gravel under and around. Once all of those are planted, then they attach 3 2 X 10's #1 grade that the center is longer that fits like a puzzle to the one in the ground. They nail those and then cut the tops off to height. I would say that Morton invented this process, and lots of other barn builders copy this.
I think, but not sure that this way has several advantages. Its faster, they save time, and with the warranty they have on the poles, they can replace these easier if they ever rot or are broken by a storm.:headscrat

Bugthug, the poles being used in my building are 1 piece.

More progress on Saturday of all days. The actual crew showed up and started over from scratch (sub-contractor). They now have the building squared, and the north and south sides set. The trusses were to be delivered on Friday...still no trusses, and the owner won't call, only text, even after I've requested a courtesy call. Apparently the good ol' days are gone forever, business ethics and owning up for your misdoings are long gone.

Sub-contractor said they would be back by the end of this week...haha, It's hard to get any work done around here. He might be able to spare a couple of guys in the middle of the week. According to him, he didn't find out about the job until Wednesday of last week.

So as of today, I've had 1.5 days worth of work done on my site, on a build that was supposed to start January 3rd, and had down money paid on December 15th.

Well this dude continues to surprise me. He showed up with a helper yesterday and set the end posts and took down a bunch of notes on particulars I wanted. They will possibly be in tomorrow, if not they will be there Thursday to set trusses.

They guys showed up yesterday and suffered the frigid wind and temps. They put all the stringers up and dropped off the trusses. The crew is finishing up another job today and will be back tomorrow to set the trusses. Foreman would like to have the tin on no later than Monday...hopefully that means concrete by the end of the week, fingers crossed.

Trusses are up and everything is braced for the weekend ready for the tin on monday. They are planning on having all the tin, trim, windows, and man door installed by Wednesday. Not sure what the time frame will be on the cement. I guess I need to get my electrical components ordered.

Trying to decide what to do on the floor right now. This will be a working floor, that will have stuff drug across it, so pretty is not an option. Planning on doing a densifier/sealer combo. I've shopped a couple of the retailers associated with this site. Also spoke with the guys at Concrete Sealers USA, gave them the rundown and they suggested the PS101 product, said a densifier was not needed, and to use one or the other, not both.

For reference in size, I'm 6'2 and can't see over the skid steer. 14' ceilings are higher than I realized!

Yes, everything will be finished inside. R19 in the walls with OSB and R30 in the metal ceiling. I'm having the builder finish the inside also. He made me a deal I couldn't walk away from, and spare time isn't something I have a lot of. When the builder is done, all I have to do is wire it and hang the lights. Considering doing a mini-split for heat and AC in the summertime.

I bought a ac/heater from Lowes a few years ago for my smaller barn. Its pretty well insulated with about 6in. of the Styrofoam sheets. Its a little smaller, like 30 X 30 X 8'. But heat is really nice in the winter, it just makes it easier to work on things without having to wear gloves and wiping your nose all the time.:dunno:
I went with some l.e.d. out side spot lights in my big barn, and like them very well. I have had some problems with a few of them ,but the place on-line where I bought them, did replace them. They were easy to wire, just use door bell, or thermostat wire.

OD: looks like you are making nice progress even though maybe not as quick as you were promised or would like.

how thick are you thinking of pouring the cement floors? any thoughts of having a lift where you'd need to maybe pour some extra thick cement in a couple spots?

since you are putting OSB on the walls are you planning on putting in conduit runs on the walls or still hiding all the wiring behind the walls? any wiring or plumbing needed to run under the floor and if so maybe put in a couple good size PVC pipes so you can run wires or pipe through later if you aren't ready to run your users now.

Sean thanks for the comment.

Drive, 4" slab with 1/2" rebar, 1" of foam underneath. There will be a 4 post lift put up once I get everything situated. No plumbing in this building, and all electrical will be in conduit on the exterior to make future changes easier.

Sub-contractor got a late start yesterday, 2pm. I'll cut him a little slack, however. His foreman got drunk and wrecked his (foreman's) personal pickup and the contractor's enclosed trailer with all the tools. The air compressor broke loose and pretty well smashed everything inside, and broke both heads off the pump. So, he was ******* with insurance and the sheriffs department all morning. He did work until after dark and made some progress and I passed him on the road headed out to my house at 7:30 this morning.

Things are looking up. Should have all exterior done by noon today. I've been told concrete by Friday, however, I won't hold my breath!

OD: gotta love it when your wife sends you pictures of the build while you are at work. with what happened to the building industry 10 years ago it's not surprising that you are having a few snags, but looks like it's coming together nicely.

Yesterday's progress below. Man door will have to be swapped out, I had requested a solid door, and the trim for the corners was cut 4 inches too short, so they will put that on when they come back to finish the interior. Now we wait for cement. I've been drawing out modification to my current work bench setup. Planning on having a desk area similar to the New Age setups you can buy, but built to my specs and needs. I'd like to get wifi out the the shop and have a computer to save trips back and forth from the house.

Still haven't decided on what densifier or sealer setup to go with for the floor, but I do have a fast and loose plan for the electrical worked out.

Only hangup there is the lights. I have 20 of the LoA 4' LED fixtures from Sam's. Trying to decide whether to cut the end's and hard wire them in, or put boxes up on the ceiling to plug them into.

So its about done, that's good. Is the big propane tank for the shop or house?
How far apart are the post? They look like 8'? I wish I would of went with 8', it would of made it easier to put osb up on the walls. With it being 10, it seems to me I waste a little wood.
