Hi, how is it going? I am David, I am starting to build a new garage here in Rock Hill SC. I thought I would share my project to help others. I am full-time dad, husband, graphic designer, photographer, woodworker, sculptor, maker, inventor, mechanic, fabricator, blacksmith, 3D designer, AV cedia guy, videographer, and technology integrator. I needed a space to do everything I do and more. A tall order I know. So with my faults and errors, I share my story. I know many things I do will be wrong and I will learn as I go. I will post photos and you are welcome to comment on all my actions. :lol_hitti

Well the first steps was get an idea of what I wanted. I got an app for my Mac called Sweet Home 3D and started with some simple thoughts.

Now came the hard part of finding a contractor. I needed someone the bank would allow me to use. They would need to be able to pull permits in the city of Rock Hill SC. From what I have seen and hear that is a tall order. The city of rock hill is not friendly to out of city contractors, and high demands for local ones. After 5 months of looking and interviewing so many.

I picked Bill Bass with www.yourvision-construction.com or facebook www.facebook.com/Your-Vision-Construction-Remodeling. They have been great.

I think having some drawings for them to go by helped me get my idea across. We are also doing a full house remodel too as we build this garage. Still cheaper than building or buying a new house now in Rock Hill SC. We are really a suburb of Charlotte NC. My house has easy access to I77 and is close to so much. Moving would be expensive now.

Well now is time to clean out my old shed and get it out of here. Man I have too much stuff. We are going to turn my old attached garage into two rooms. So right now the space will be storage until the new garage is ready.

Now thanks to Bill Bass I have an architect to work with to get the plans down right. I am not going share the full plans but a small part so you can see the layout. I would ask if you like the design and want to use it please contact Mark the architect [email protected] he is great to work with and is helping so much in getting this pass the city of Rock Hill.

Now with the rules in the city, my detached garage can only be 600sqft the loft upstairs is for "storage only" and maybe far far down the road. I may look into something else one day.......

The Bathroom is also for down the road plans......

I have also been collecting some av stuff for the dream garage.
List of stuff to plan for:evil:
  • 70volt mixer amp
  • (10) All weather 70vlot speakers
  • (1) 70volt sub
  • (1) 24 port gig switch
  • indoor WAP and an out door WAP
  • 1000 ft cat6
  • (3) TV mounts, for small to large
  • High-end Receiver (maybe Denon)
  • (4) In-Wall Speakers for gaming
  • larger Motorized Projection Screen
  • Projector mount and projector
  • Audio and network racks
  • Web Conferencing Camera
  • Web Conferencing mics
  • Automation (z-wave, urc, and wattbox)
  • 8 channel surveillance system

I still have to plan the audio and networking for the rest of the house.:willy_nil

Nice project! Looks like a fun ride ahead.

What is the advantage of audio gear at 70 volts..... ?

Historically, 70V systems were reserved for large commercial applications while low impedance (6-8 ohm) was considered more “hi-fi”. The ease of wiring, scalability and system cost of 70V has made it a great choice for PA systems and background music, while residential installers have typically preferred 8 ohm for multi-room installations. Like with most things, there are tradeoffs. I like it as I only have to run one wire around and the speakers will run off that. This is for a garage background music so mono is fine. I will also have a gaming set-up for more of a Dolby Atmos experience in the loft.

Ok sorry, the long delay in posting. OMG, the red tape I had to go through was insane. A big warning for others in Rock Hill SC get ready to fight. I will post some photos and updates as I have been collecting them into a folder. And how every thing has changed.

Ok let's talk about all the crazy red tape I had. I get cities rules change and are there to protect us. But man this was such a beast. Ok, first I did not have plans to build the second floor yet just space for it in the future. Well, the city said they now count future space as square footage now. As i type this it makes me so mad to think about this argument. So In the city of Rock Hill SC, my garage max allowed is 600SQFt built (for a detached garage) but with me having a high roof and room for a second floor the city said I was at 1200SQFT. ahhhhh. Ok fine, let us add a breeze way. Nope, the city said. no longer allowed. Ok, a hall way or another bead room. Nope. the city said it must now have a main support wall up to a main support wall of the garage to count and be allowed to be built. So after 4 months of back and forth, I gave up on the off to the corner garage. It would take the city two to three weeks to review any changes and they would just deny it on any little thing and not tell us all the little things that out cause it to be denied. So my builder and I sat down and said let's blow it up!!!! if the city will not let me have a small garage lets build a mega garage. HAHAHAHA we attached the design to the house and made it two stories. The city said it was too big again hahaha. But we proved we were in all the codes and even had to provide a rain water run off engineer plans to prove we would not push water into my neighbors' houses. Who needs a yard anyway right. Now you can see our house is like a long now. But I get my wood shop space, my car work space, and second story art studio space. Finally, the city signed off on it. Boom!

Ok time to redo all the footer holes and make the garage the same depth as the house. We ended up with so much extra dirt we had to move it to the front of the house. we will add a retaining wall soon then I guess LOL yeah I want a garage and who cares about the cost now. To be honest the contractor has helped a lot. we cut some fancy windows and some other things and we are still close to the planned budget off by a few thousands is not a big deal.

Wow, that's nuts.

So did you have to make the garage the same depth as the house because of the city or was that a choice by you?

I was going to make it the same depth but as they dug out the trench for the foundation they just add some space for the tractor to dig. Bigger is always easier. LOL so now it is a foot and haft deeper in the front and back.

Daveinrockhillsc, Looks nice! It's amazing that they are wearing you out about the building plans.... Are you close to the center of Rock Hill.. or the outskirts like Indian Land or York?

Well rain has slowed work down. Good news I got my sample from armorpoxy. Gray color is looking good. :thumbup:

Hate to say it, but the neighbor has an ugly metal shed, an above ground pool, and a trampoline and they're getting on you for what is basically a detached garage. Well, water under the bridge at this point, good luck with the build!

The crew worked a little on Saturday. Got 1/4 of the roof support done. Found out I am glad I already ordered the wood with the contractor. Wood prices have already shot up becouse of the need in Texas. Home Depot is being a pain about it now too. The wood is on hold as we do not have room with such a small area. Now they want us to return it all. As there is a high demand. Of course we said no and we are going get it all now from them and put in the unfinished garage. My contractor also said sheets of wood we may need a few extra may take some time as our stores are already felling a pinch. Prices are up 20%. If you are planing to build just get ready to had 20-35% more now in materials. My contractor already said he has to go back and requote jobs. He think prices will shoot up for the next 4-6 months on everything. :twak:

Ran in to an odd snag. The windows for the dormers just got placed on back order as they had a large shipment go south to Texas. Well my contractor decided to buy four larger windows they had on hand and reframe the dormers for the larger windows. Oh well bigger is better.

This week I hope to have the garage all dried in. Another big step will be wiring. With me moving the house to a fully connected house and speakers every where. I am started with a 42u Rack and now trying out a few layouts. The loft will have a 7.2 sound system in it, the rest of the house will have a smart amp, and the outside will be a Crown amp for the SunBriteTV set up. Wire management is no joke. I will HDMI matrixes, sound, network, surveillance, HDMI extenders, Plex Server, Xbox One, and a few raspberry pie set up as internet stations for the work bench and wood working areas.
