I apologize if this is a bit lengthy but I am so excited to finally start a build thread for my new shop/RV garage and want to give a little back story. Plus I kind of want to show off some pictures of our new home.:rocker:

I won't go into a lengthy diatribe of the reasons "why" we moved from our previous residence that had been our home for the past 26 years. There is plenty of explanation in my thread entitled "ZMotorsports Shop Projects." I am sure those that have been following along know the reasons. This thread is intended to show off our new home, some of the criteria that lead us to finding our new home and to document the construction of our new shop and RV garage that will reside behind our home.

Preliminary discussions:
Aside from wanting out of our previous neighborhood, one of the primary driver's behind moving was my wife wanted to be able to build a larger detached garage in order to house our 40' diesel coach to keep it out of the elements when we were not using it as well as give me a larger workshop to actually work in. Yes, I married a fantastic woman and I am very aware of that. We wanted to be able to keep ALL of our vehicles under a roof and protected, plus I wanted to be able to accommodate inside parking for up to a 45' long coach in the event that we ever decide to upsize.

My wife started out looking more specifically at lot sizes and less about the house because she was trying to make me happy. I on the other hand, was looking more for a nice home for my wife to be happy. It just had to be on the right size lot to build my dream shop/RV garage. Neighborhood was also VERY important.

After coming to a consensus on what we actually wanted in our dream home (and last home) we found common ground to start our search.

She wanted a large kitchen with large pantry and it had to have a window looking into the backyard over the kitchen sink, this was important. She wanted an open floorplan with that "great room" where the kitchen opens up into the dining and living room. She wanted a master suite with a double sink in the master bath. She also said a walk-in closet would be nice.

I wanted a quality built rambler style home with a nice kitchen, master suite, covered patio, fireplace and third bay garage attached to house. I also wanted a lot approx. 3/4 acre in size but not anything over an acre due to the fact that it would be more difficult to maintain as I aged. I also wanted a nice subdivision and NOT on a main road with heavy traffic. I wanted a lot with wide frontage and less depth to avoid the houses being stacked on top of each other. I wanted to have a wider driveway going to the back detached garage yet I didn't want the detached garage to be several hundred feet behind the house.

I know, now we are just being picky, right?:D

Next came discussion about the garage. Originally when we were looking to move I had planned on constructing a pole building because they seem to be the best bang for your buck to get square footage. I was trying to keep the costs down but really wanted to do another footing/foundation stick wall shop/garage like I had built before but didn't want to completely blow all of the funds from the sale of our previous home. Again, my wonderful wife put that issue to bed when she said she did not want a metal sided building in the back yard and wanted it to look EXACTLY like our house. After talking to my contractor buddy he revised my quote to have footings, foundation and flatwork as well as brick, stucco and asphalt architectural shingles and I was pleased with the price he gave me despite the very specific list of items for the detached shop.

Preliminary Planning:
I had pretty much decided on the size of the detached garage long before we started looking at properties and long before we contacted our realtor. I also contacted several cities we were investigating to find out exactly what would be required as far as lot size and/or subdivision in order to accommodate such a garage. This actually eliminated not only several cities we were originally thinking but an entire county thus pushing us a bit further north than we had originally intended.

I figured a little more legwork and research before would net us less headache in the long run of finding a home we liked but then couldn't build the garage I wanted thus rendering our efforts worthless.

The research paid off. I found a city that was more than willing to work with us on a detached garage, all we had to do is find the property. Funny thing is we ended up less than two miles from where I was born and raised on my families dairy farm.:headscrat


The House:
Well, we found our perfect home. It is a three year old rambler style home with just under 2k square feet on the main level plus a 435 square foot bonus room above the garage. At first I didn't really care much about the bonus room but my wife fell in love with the fact that eventually when we have grandkids they can have a room to play in when they come over. I guess that makes perfect sense although I don't see us using it much until then.

It has a large master suite with master bath and walk-in closet that the wife loves. She also is nuts over her new kitchen and great room, plus she loves the fireplace. Funny how she wasn't that keen on the fireplace yet when we walk in the house the first place she heads is to the fireplace to turn it on.:lol: Our home is on a .69 acre lot with a wide 150' frontage allowing us 50' from the side of the garage to the property line. This will allow a very nice wide concrete driveway going from the street back to the detached garage/shop in the back yard yet still allow me to have close to 30' wide lawn on the side. The detached garage will be 45' from the back of the house which again will be perfect.

It is a very well constructed home with 2x6 constructed exterior walls which allows for great insulation. The exterior is rock, brick and stucco. The attached garage on the house is fairly deep and wide compared to the now smaller standard garages on most houses in our area. It also has an 18' wide garage door and the third bay is oversized at 12'7" wide by 50' deep. Nice for eventually parking my Duramax and Harley in and still allowing room for all of my lawn and garden equipment without having to use any shop space as storage.

Without further delay I will show a few pictures of our new home and then keep this thread up to date as we are constructing our new shop/RV garage.

Here is an overhead shot that was taken by the previous owners and actually on the real estate ad for the property. The small front section of lawn is ok (but needs attention) and the back lawn is more weeds than grass and there is nothing but dirt/mud on the side. This may be why the house didn't sell at first but was perfect for us because we will be tearing up most of the backyard for the shop and I can finish off the side yard with concrete and grass as I want after the shop is completed.

Just inside the front door there is this cool looking shadow box sunken into the wall that ties in with arches for the front entrance and hallway entrance. We were undecided on what to do here trying to find just the right picture or item to put in the shadow box. My oldest sister showed up last weekend with a house warming gift that was this beautiful clock that looks like it was meant to be there.

The shop/RV garage:
The actual building will be 3k square feet, 50' deep by 60' wide with 16' ceilings. There will be a dividing wall breaking it up into a 40' wide by 50' deep shop area to actually work in, this will give me 75% more working area than my previous workshop and also give me a 20' wide by 50' deep RV storage bay where I can also have a little extra storage as the coach is far from 20' wide.

That's just awesome!. The house is beautiful and I take it that no major modifications need to be done to keep the wife happy (as it sounds). And the lay out of the property looks perfect for your shop design. But I have to ask, the city doesn't have restrictions as far as total building coverage space of the property?. Normally there's a max percentage that can't be surpassed.

Also what's the neighborhood like?. Everything look newish, clean and up to date. Do any of the other properties have shops on them or will you be "that guy"..haha.

Congrats and good luck, I can't wait to see the finished product.

Are you planning on putting up a fence, or are you going to leave it as is?

Thanks Duke. At this point I can honestly say I am at peace with my decision thus far. I had reservations at first and I am still a little stressed about currently not having a shop to work in and having to go back into debt but the debt is quite manageable. Seeing the happiness in my wife's face makes it all worth it. Once we get the shop done and the yard the way I want it I will focus more on knocking down the mortgage with extra payments. I probably won't go crazy but I want it paid off within the 10-ish year range so we can retire debt free.

Funny thing is the snow. I went to the Bonneville flats in 92 I think it was. I just remember it being 49deg C on the thermometer we stuck in the airflow outside the cube van. Never occurred to me you could have it cold in winter.

Thanks for the comments. No major modifications, just the cosmetics(flooring/carpet/paint) to get it where we were happy with it prior to moving in. I just didn't think the house was as well cared for as it should have been for a three year old home. Our 26+ year old home was move in ready with no touch up in the paint needed or anything yet this three year old home had stains on the carpet from the rather large dog they had in the house and dings and nicks in the walls from obviously less than careful children and less than attentive parents but it was nothing that couldn't be corrected. I am sure I may also be overly critical due to my OCD as well as my belief that people should take care of their property. They also didn't take the best care of the appliances so when they tried using the appliances as bartering items we simply told them to take the appliances and we replaced them with new.

You are right about the property being very conducive to a shop. One of the things I first liked about it before we even stepped foot inside is how flat the yard is. Most we looked at had quite an elevation change from front yard to back and I really didn't like the thought of getting my 40' coach up and over those changes so this is perfect.

As for the neighborhood, it has quite strict CC&R's but short of an HOA that is kind of what we wanted. I had gone to the building/planning commission meeting during our due diligence period on the house to ensure we could build this large of an accessory building as the detached building is actually larger than the house. It was close as they said they wouldn't allow anything any larger but they would allow a 3k square foot accessory building on a three-quarter acre and since this was so close to 3/4 of an acre they would allow it. Then once we closed, the next day actually, I was at the city offices applying for my building permit. I received a call within about 4 days saying my building permit was approved and I could come in and pay for it and get to work, so it is all approved and legal.

As to the neighborhood it was developed in 2009, it is a single entry/exit subdivision comprised of four cul-de-sacs. Only two houses were built in 2009 then a few more each year equaling a total of 20 lots. The last house will actually be built this year, it is located on our immediate west side. The guy already has a footing, foundation and floor for a detached garage that will be 35' wide by 60' deep but the city stopped him and told him he had to have the residence built prior to the accessory building. At that point he stopped construction on his garage, finished his parents house directly behind him and told me he was going to start his house as soon as the weather breaks this spring. There are two nearly one acre lots (.92 acre), two .69 acre lots, two .64 acre lots and the remainder half acre lots. There are currently two houses with detached garages, two with footings, foundations and floors then mine that is nearing excavation. I was told by my neighbor across the street that his neighbor (haven't met him yet) is going to be building a 30x40 as soon as the weather breaks and he himself will be building a 30x40 towards the end of this year. Therefore by the end of 2017 there should be at least 7 of the 20 homes with detached accessory buildings. Ours will be the largest by it won't be the only one at least.

It had better be a HELL of a lot more than a dozen years, although that was one of my fears. My fear of another Sanford and Sons especially with these lots being larger that would mean people could potentially haul in more garbage or junk. But I think with the more strict CC&R's in this neighborhood that hopefully won't be an issue, especially after talking to some of the neighbors that we have met. Seems like we bought the junk yard and everyone is anxious to see what we are going to do with it.

And yes, we will be putting up a 6' vinyl privacy fence around the yard as soon as the garage and concrete are completed. That should finish off the yard nicely. All of the houses in the neighborhood according to the CC&R must be of earth tones and IF any fences are to be used they are all to be of the same 6' vinyl privacy fence of the same adobe color. I am perfectly OK with that as it will prevent someone from painting their house lime green right next door like my next door neighbor did in my last neighborhood.

Thanks Claude. The winter of 92/93 was a bad one here as well. Cold, long and a lot of snow. This one appears to be similar to snowfall and temps. Today we only hit a high of 22 degrees and it was 3 degrees F when I went to work this morning. I am definitely ready for spring.:bounce:

In an above post, I commented that we bought the junkyard of the neighborhood and neighbors were anxiously awaiting to see what we are going to do with the yard so that tells me that the original owners did not keep it up to the standards of what the rest of the neighborhood would have liked.

Funny story:
The original owners put a big a$$ concrete pipe in the back yard with rocks piled up around it and never did finish off the back yard. When I say big a$$ concrete pipe, I mean like 6' diameter by 6 or 8 foot long with large landscaping rocks piled up against it and dirt dumped in to fill in the cracks. The dirt was taken out of the ground where they have about a 15' diameter hole dug in the ground about 4' deep lined with railroad ties. There is a rock lined stairwell stepping down into this big a$$ hole in the ground. Again, I have no idea what the previous owners were trying to accomplish other than make a play area for their kids, but it is a complete ugly *** eyesore. I don't know how the neighbors had allowed it based on how meticulous most of their yards are. I almost vomit a little in my mouth when I look at it. I want it gone, gone, gone and it will be as soon as the excavating begins.

Anyway our yard is the first yard you see when you enter the neighborhood and the lack of attention this yard has received combined with eyesore is definitely a topic in the neighborhood. I may be overly sensitive to this because I am so **** about things and it may not be as big a deal as it is to me but it is definitely a topic of the neighborhood. We have had several neighbors stop while we have been outside shoveling/blowing snow just to ask what our plans were for the yard.

My wife tells me that I need to allow people to get to know me before I start interjecting my humor into conversations with people. Maybe she's right, who knows. Anyway, the first week we were here working on the house I had the neighbor across the street come over and welcome us to the neighborhood. He almost immediately asked what we were going to do with the large concrete pipe in the back yard. Without missing a beat I told him I had a guy I work with that is going to take it as it is way to small for me. I told him I was putting a larger one in with larger rocks to play on with my Jeep, kind of a backyard obstacle course if you will.:lol:

The look on this guys face was absolutely priceless. I had the hardest time keeping a straight face and he was speechless. After a few seconds I informed him that I was just screwing with him and it was going to be gone as soon as I could get my contractor buddy here to start my detached garage. My wife thought I was being a bit of an a$$ but it was all in good fun. He is actually one of the nicest guys you would ever meet and he even laughs about it now.

Mike, I don't think you and your wife are being the least bit picky. Like you, we had a 'perfect' house in mind. My perfect house had to have a 3-car garage and my wife's perfect house had to have all the things your wife wanted. Took us quite a few years to find it but I'm glad we didn't settle.

I love your house, the yard and the view. You are going to have a wonderful retirement life when it's done.

I have felt your pain in the old house. We have had a nightmare home across the street for more than a decade. The most recent resident gutted the inside of the raccoon ranch and then asked the city about a building permit. I think they started condemnation proceedings that day so he sold the place. For the past 18 months this has been our view from the front door (and window over the kitchen sink).

Two weeks ago a lowboy dropped off a backhoe that filled an 18-wheeler dump truck a half dozen times. The new owners are building a McMansion. This is our new view that will be more entertaining in the coming months.

Nice work on finding the house and the lot that allows a 3k sq ft garage. That is my plan when we buy our next home which should be our last house I say that but we are only 43 so who knows.

Where in Utah are you? I grew up in Ogden/Layton in the 80's. I will for sure to follow your garage build.

Thanks Bronson, yep it can get cold here. Usually we don't get quite as much snow that we have this year though. Of course it was because we were anxiously awaiting to break ground on the new shop.

Glad to see another irv2.com member here as there are a few of us. Thanks for the comments.

We are now just west of Ogden, on the west side of I-15. I too grew up in Ogden and am only 48. My parents owned a small dairy farm just outside Ogden (about 2 miles from where my wife and I just purchased our new home actually) so I am very familiar with the Ogden area. I have worked in Layton for the past nearly 3 decades now so I am also very familiar with that area.

Very nice place you've got yourselves into. We've got a somewhat similar setup about 250 miles north of you. Looking forward to watching your shop go up, ours has been delayed because of the heavier (snow) winter this year, so like you I'm also very ready for spring to get here. :thumbup:

Great thread Mike. I have been following your other thread and knew how much you wanted out of the situation you were in. Glad this one worked out for you and it is a beautiful house with a beautiful view. You will definitely not lose value with the way you maintain and improve your stuff.

I was looking for a question you had posed somewhere else a week or so ago about texturing walls. I was working in a house yesterday with textured walls and noticed how much lint and dust had gathered in the texture. It was a little more texture than I would have liked, but I like my walls smooth and I was looking for the dirt since you had posed the question, but I feel compelled to share.

I assume you are going to put the shop in the corner where the obstacle course is now. Will you tie your driveways together or have a grass strip between?

Wow this should be a great build Mike, you and your wife purchased some awesome property there!
I just found your thread and as I read along with what was already posted I was waiting for the part where you went to apply for a permit and the city shut you down because of the size. Glad that did not happen but was really surprised of the size of out buildings they were allowing there, the large lots help and ,make the difference for sure.
Where I am ,one of the newer subdivisions that started developing about 8 yrs ago had larger lots and alot of green space in the design. Mostly interlinking streets ,but there was one cul-de-sac that was about 5 or 6 lots and a young kid (about 28 yrs old at the time) came in a purchased the whole thing. He built a huge "mansion" compared to anything in our entire community. He then proceeded to build a huge accessory building/garage/shop that had a living quarters/ fancy man cave upstairs above it. Long storey short it all looks good and that all comes down to the fact that he purchased enough property to make it look right scale wise,and that is the key in all neighbourhoods including yours.

Thank you. So if you are 250 miles north in eastern Idaho you must be up around the Rexburg/Ashton area?

If it is Rexburg/Ashton area we are quite familiar with that area as well as we have duned at the St Anthony Sand dunes for the past nearly 30 years until a few years ago and we get to Ashton, Island Park, West Yellowstone area at least once or twice a year. We love it up there.

I'm with ya, I am very, very ready for spring and this white stuff on the ground to be GONE.
