Been lurking here for a few months now and decided to post.

I have been "Working" out of a small 30x40 barn for the past 13 years doing some wood working and auto restoration. This has been a bit of a challenge as the barn has a loft running down the center, which makes the working area 3 10' rows with posts in the middle of the working area. Seemed like I was spending more time moving projects around then I was actually working on them.

Well at the end of May 2016 the wife and I found ourselves in a position to retire early. The job I had for 14 years had started taking a toll on my physical and mental health. I had been working pretty much 60 hour weeks for the last 13 years and had to make sure I had a computer in reach 24/7 in case things went wrong.
Anyway, Wife suggested that I build a bigger shop and go back to my high school days of restoring autos. Her reasoning is if they can make money doing it on TV then so could I. :)

So the planning began. Should I do another Post Frame building or go with Steel. All I knew was that I was going to hire this out as I didn't want to try and talk friends into helping me put up another building. Decided to go with a Steel building 40' X 60' with 14' walls. Found what I thought was a reputable builder and the fun began.
Things didn't go quite as planned.
Things the builder didn't do:
1. Permits - who needs permits
2. Who needs to pour 38" footers, concrete is expensive and 18" is good enough
3. Tight bolts - why??? You may need to remove them at some time so leave them loose.
Things the builder did right:
1. Cash the checks.

Anyway, long story short the attorneys are involved and I fixed the problems and now have what I thought was enough space to start playing with cars again. Note: when everyone says to build bigger then you think you need -- build bigger then you think you need.

What's up with the 9corner picture? What is that extra concrete going to be used for?

The builder did not pull the permit and short poured the concrete . the footer around the building was suppose to be 36". When I went to get the electrical permit I found out the builder did not finish the permitting process and thus the foundation was never inspected before the pour. The engineer doing the foundation plan found out that the concrete contractor only dug 24" so Deadman block were needed to keep the building from kicking out. when we dug for the Deadman blocks we found not only did they not dig 36" or the 24" as stated, they only dug 17". this cost an additional 25k to fix. Also, when we ran the electrical we found that all the bolts were loose, this was even for the anchor bolts.

I usually put up Pole building myself but wanted a clear span for this shop so I went with a builder so I didn't have to worry about getting help with the steel roof. Found out after the fact that he doesn't have a good rep in town. he had 5 other buildings Red Tagged by the county for not pulling the proper permits. it is believed he does this to cut his costs by pouring sub par foundations for these buildings. Anyway it is in the hands of the lawyers now.

Now I get to "Organize" how I want to put all the equipment in :headscrat

I need areas for engine/transmission work, disassembly/reassembly, paint and body work.

the plan for the paint and body was to use a collapsing prep and paint booth. rethinking this idea and will probably add an additional 20x60 area off the north wall and move that work over there.

metal fab equipment is going in over by the air compressor. which is to the left side of the truck in the last pic.

I will find the original layout and post later today. any suggestions would be appreciated.

here is a rough layout of what I have going on right now. need to figure out where I can get a paint booth in. might add another 40 feet onto the end with the 12x14 foot door.

Hey mate i hear ya pain, no matter where in the world you are it seems builders are just out to f**k you over.

I am a simple man, all i ask for is a nice 22x22 shed to work on my car projects.

I go to a shed place, buy a shed, they have recommended builders, so i choose the bloke on the top of the list. He has a $1000 fee to submit plans to council, no worries, pay him, it takes him 1 month of me hassling him to finally submit the development application. Turns out he wrote it up on a napkin one night at the pub.

Council have all sorts of issues with it, potential flooding in the area, heaps wrong, anyway, he dissapears, struggle for 6 months to get him to fix it, end up registering myself as owner builder on project, I spend the next year and a half battling with council to get it approved and pay more in red tape and reports than the actual value of the whole shed!!!

It gets finally delivered next week, slab got done last week.

I feel your pain mate, looking forward to the updates

yes, I don't understand who they sleep at night knowing their job is to screw people over.
this guy had 5 buildings with stop work orders on them when I found out he did not pull the permits. One guy down the road from me is still trying to get his building done and he started last October.

either way it is up and safe now. the hard part now is trying to get things set up and moved over from the barn.
As you can see it is a bit of a mess and I have 4 projects going at the same time, with one engine swap waiting to come in. The yellow 51 Pickup is going to have to go back outside. the others are to open for the weather. don't want to make more rust work for me.

I guess the only good thing to come from this builder is that he left enough insulation for me to do the barn.
