Welcome to the new modern performance garage, a continuation of the existing garage.

First, the wife and I had been looking for a new house for a while. While large lots aren't too rare here, finding the right lot proved to be a challenge. After a few false starts, and near misses (by buying the wrong house in a HOA subdivision) I was close to giving up. Then the perfect house landed in our lap. Best part, NO HOA!

We had looked at this one last summer and wrote it off because it didn't have enough land. Then I found out that the adjoining parcel was also for sale from the same owner, so we went back and I put in an offer to buy the whole thing - and after a little back and forth (about 10 minutes), we came to agreement. I had a real estate attorney write up a purchase agreement and we just closed last week. I now have 1.5 acres.



Well, this thread is about garages, so here's my current garage. It has a 25x30 3-car garage. It's good for the daily drivers but not much else. As it sits today, soon to house three cars.



And here's the location for the future garage. Working out the final details now, but looking at a 40x30 garage with oversize doors (3), and attic trusses with fixed stairs. This will come shortly.



I'll park my trucks in the detached garage, and soon to add another truck. Also picked up a trailer at the Tractor Supply to move some things around.



And this local alligator was lost and sitting right behind the hedges at the store. Took the dogs for a pee-pee break and they could have been his snack.



Here's a shot of my little buddies checking out the new driveway.



And finally, I put the MS-290 to hard work Saturday clearing a number of dead trees for firewood and smoking wood.

Looks like a ranch floorplan with upstairs only over the garage. Three car attached garage, no HOA, and on 1.5 acres,.....you're living my dream! I'm looking to build a 30X40 one day, but we'll need to move from the HOA neighborhood we're currently in. We're in the downsize mode as kids are through college and have great jobs, so they won't be boomeranging back. Keep posting photos of your progress, especially the 30X40 build and finish work. Congrats. It looks like you're going to end up with a great place!

Large lots aren't too rare that have a run down double wide, are in a less than desirable part of town, and are for sale for thrice their value because everyone's hoping to sell anything over 1/2 and acre to a developer to build 20 homes on.

You sir, got an amazing looking home in what seems to be a very nice area with 1.5 acres, that is a diamond in the rough in CFL.

This is so, so true! My mom lives in Wesley Chapel, FL (the newer non flooding side). When I drive in the older part there are some double wides or the land floods a lot.

Great pick up on the land. :thumbup: You might want to look on CL for a different heavier duty trailer. Might be able to pick up a bigger one on CL.

Thought I'd give an update on where things stand today.

Been working on the yard, I've got some great landscaping plans that will be taking place shortly. Redid some of the sod and now it's better - we've had a lot of rain this month so plants aren't getting much sun right now.



My next immediate project is putting in a BBQ area. It's going to go in this area, around a 20x20 paver patio with a walkway through what will be gardens. Planning to have this done next week.


As for toys, the wife and I picked this up early this month (see the RV thread for more details).



I've also been working on rebuilding a 1983 chevy K10 (follow along here:

For the new garage - I initially started out as a 30x40 stand alone building. The city planning dept said it was too big, and I'd need to attach it to the house with a covered walkway to go that size. If I have to go through all that hassle, might as well go bigger. So right now I am looking at a 30x50 two story garage with an upstairs bonus room, full bath, and covered outdoor patio area. This is the elementary school style drawings - we will meet with the architect next month to get official drawings and start the process to get it built.
