After lurking on this forum for a few years, I joined last year to start a thread about my new garage I am building. I am just now getting around to share with you. It has been a crazy and busy year.

I will start from the beginning.

Last year I got the OK from my wife to build a garage. My first thought was a 28'x28'x12' with RIA trusses. That was soon shot down by the county zoning. The zoning had changed in my area a few years back to only allow for a median height of 12' for accessory building on a lot less than 2 acres. So, the plan changed to 30x36x10 with 3/12 trusses so I could get a 9' garage door. In January, I went to the township to talk about the permits and was dealt another blow. I planned to put the garage on an open area of my land to the north of my house. I did not know you had to get a permit for a second driveway:lol_hitti. After talking to them they said the township does not give 2nd driveway permits because of safety and it looks bad?!? I asked what I could do to try and was given the number to the town chairperson. I called him and we set a date for me to present in front of the town board at a meeting. In the two weeks I had until the meeting I did all the research I could to prepare. I drove around the whole township looking for other houses that had two drives, talked with guys at the zoning office, talked with my surveyor and got septic plans. My portion of the meeting went about 40 minutes and I had a great answer for every question they had. I am very happy I took the time to prepare because I got my permit 2-1 votes. One guy voted no because he said they have said no to so many second driveways that it would open a can of worms the township wouldn't want to deal with. When I left with my paperwork they were still arguing that point, I didn't care, I got what I came for.

With a renewed outlook on the garage I went out and started staking out the property. It soon became clear that 30x36 was not big enough. I had to go back to my wife and ask to make it bigger. She gave the OK on a 28x46. I had to go a little smaller on width because I decided I did not want to take down a huge maple in my yard. I got bids from about Eight concrete companies in the area. I ended up going with one that was not the cheapest but came recommended from a friend that has worked with them a lot on new homes. Concrete was scheduled for middle of May. After a month of looking at the stakes, putting string up to play with how big it was going to be, my gut was telling me to go bigger. So again, I went back to my amazing wife and got the OK for 4' longer:bounce:. (To be perfectly honest I still don’t think it big enough but I will make due):lol:. I contacted the concrete guys and made changes. I decided on NO floor drain and to have the whole floor level, added 4 more feet and decided to do 2" foam and in floor heat.

As of now the concrete is poured, I cannot start building until I finish a condo remodel job. So hopefully by the first week in August I will start framing. Feel free to comment or criticize. I have not done something this big before so I am learning as I go.

The culvert was delivered and now I understand why the guy at town hall said it would open a can of worms. Had 6-7 people stop and ask if i got a permit and how because they were not approved for one.:D

Got the bobcat here and started clearing out the brush and getting started on the driveway. Took off topsoil and a bit more.

Extra is dug out for the culvert because the township has a rule that culverts have to be a minimum of 24' long no matter the size of driveway.

I had the concrete guys do all the excavation for the slab. My boy was the supervisor while i was at work.

Used sprinklers the first 3 days to cool the cement down. I am still using sprinklers during hot hours of the day to reduce cracks from shrinkage.

One thing I did not mention is, I am doing ALL the work myself with the exception of concrete. A lot of this is my first time doing it. Its A LOT of fun!!

Looks to be a great build. You have put in a lot of thought. Hope all goes well. I really like the long driveway.
That's another funny thing. The garage was originally going to be in line with the front of the house. County zoning made me change that because a secondary building cannot go past the backside of the house. So we had to move the garage back to be I. Line with the back of the house.

I'll post a picture of the survey to show how the lot looks and placement of the garage.

Last weekend was my first free week i have had to get started building the garage since the concrete was poured. I had a friend and my brother helping with framing the walls. I had rented a telehandler to help with the walls and trusses. When it arrived it was a lot bigger than the one i had wanted. This one weighed 20k lbs. a little too much for me to drive it on the cement. It ended up working out great.we drove it around the side and lifted all the big walls. Worked out perfect!:bounce: Also used it on the last 14 trusses. the first 12 we had to carry in and lift ourselves.

This last weekend my brothers and i were able to tackle the roof. Got it all sheathed and papered yesterday. No machine to help us, lifted all the panels one by one and placed them. Dead tired today but very glad we got it done.

I ordered all the lumber from Menards. This is a mistake i will never make again. I did it under the 11% rebate and thought it would be nice to save that money. The trusses were garbage. a majority of them were warped and split. A few were so bad i have to trim the top chord and sister a new board on. I dont believe 1 truss bottom chord was the same size. some were more than 3/4" difference :eyecrazy: Long story short next time i will be ordering from one of the lumber supply yards, might cost a little more but they also will precut every stud:thumbup:

I'm trying to build my own garage and with some luck I might even get it started this year but I'm running into many of the zoning issues you had so the process is delayed.
What part of the state are you in?
I learned that Menards lesson also. I now deal with a local lumber yard; marginally higher but great service. They even delivered no charge on a Saturday afternoon.
Your garage looks great. Keep those pix coming.

Zoning Dept feels a shed dormer in the attic constitutes a second floor. Accessory buildings in my county can't be more than one story unless a conditional use permit is granted. Been at this since April with a determination hopefully coming soon, but I lost the summer for building. Oh well, fall's a great time in Wi.

Ah man good luck. I was told i could apply for a variance, it would be a few months on a answer and most likely it would be no. I decided to just start the build with 10' walls. Looking back now, it was hard to build this with 10' with the few friends i had help cant imagine 12' walls. Would have a lot of money in rentals that is for sure. If i was on level ground it would be a different story. I am happy with 10' seeing it built. I may leave a truss section empty without a ceiling so if i ever want a 2 post i have a spot.

Take alot of pix of those kids. When mine were little they helped me with everything, including building houses. Now they live too far away.

Yea I try to take a lot of pictures, sometimes time gets away from me. It is amazing how fast they grow.

This last weekend I got the house wrap on and put in all the doors and windows. We got the 16' garage door put up. There are some dents in it that I am not too happy with. Another Menards lesson for me. They used straps to hold them all together when shipping and every panel has a dent... I talked with Menards this morning and they said they would make it right, just bring in photos. We will see.

Alright. Sorry for not doing a update, it has been a crazy few months. I have been making some progress but jobs keep popping up that i need to take care of. i am just finishing Insulation in the walls. Hopefully if i get some time this weekend i will get up plastic and start drywall.


My brothers and I knocked the steel roof out in an afternoon.


Working on the fascia and soffets. this took me almost 2 weeks as i only had a few hours every night.

I rented an excavator to dig the trenches for the water line/electrical and gas. I got a hang of it after about 8 hours:lol_hitti. TIP: Don not use tarps under the dirt you dig up. It was a nightmare filling the trench back in. i thought i was saving the lawn but ended up destroying it more.



Got the trench filled in. Looks nice eh? Well after the first rain i had a ton of areas that sunk. so i went and put some soakers on it all night to speed up the settling. It worked pretty well.



Second time is a charm!


Installed some outside lights. 2 days after i had them up the neighbor stopped by and very nicely asked for me to do something about them because they couldnt get any sleep, I added a few to the sides of the garage door and put the big one on a switch.




Doing the concrete walk. this is all I am able to do this year. I am hoping to add a skirt and asphalt driveway by next year.


Got the little man helping with some boards for a partition wall.




Running all the electrical myself. Learning a lot as i go. An electrician friend came over and helped with the service and filling the box for rough inspection


Had to take a little break to build a fence to enclose the backyard so the little ones dont escape.

We started on the HVAC. I am not going to get the time this year to get the in floor heat setup so i opted to buy a 75k 80% furnace. This way i can add AC in the future if i decide to. I did add a line set and stubbed it outside(just in case).

Where i am putting the furnace is in the same room as the infloor setup. I really wanted to get it off the floor. after thinking on it for a while and looking into different way to hang the unit i decided to build my own shelf. I used 1.5"x1/8" steel tube. It worked out great. i stood on the corner of it and without a brace it held me at 200+ lbs.





Yes i used smurf tube. I know I know... but it was too close to the wall to bend conduit and i didnt have any MC.



We have the plenum built and put on. I can post those pictures this weekend.

Spike: sorry i haven't seen your thread before, but it looks like you are building a great looking and functional garage/shop so when i have a bit more time i'll go through more of your thread and maybe make a few comments or just admire your work.

WELL DONE!!

nice tip on not putting down TARPS to try and save the lawn when digging your ditch and filling it back in with soakers to get it to settle quicker. :thumbup:

I have a tamper, but the soakers would really keep from damaging any of the pipes.

Worked a while this morning on finishing plastic and insulation. Marked out studs for drywall. Started the drywall but snapped my only rotozip bit so have to run and get more.

Tip: I use chalk to mark studs and boxes. That way I don't forget where electrical boxes are and which side of the stud they are on. They just wash the chalk away.

What are you going to put in the area partitioned off in the back of the garage ??
Making that my woodworkiing side. I wanted it closed off from the rest so I don't get wood dust film on everything.

Got the whole shop drywalled. Still gotta go through and screw most of them down and make sure all screws are sunk. Going to work on the ceiling the next few days. Hopefully going to get lights and all the electrical done by Friday. Last night I finished up putting in blocking and some trim. Will start the J-channel for the steel ceiling and hopefully get some ceiling up today after work.
