This is my 24X24 build thread. I decided on 24X24 for several factors. I could always use more space but one has to draw the line somewhere.

The next step is for the excavator guy to show up followed by the concrete crew. These will be the only two steps I pay someone to do. The rest I am all on my own. I have also never taken such undertaking on my own, should be interesting.

The outstanding things I have to resolve is if I should go with a 5/12 or a 6/12 pitch. I have never shingled before and I don't know if 6/12 would be too steep. I also have to quickly figure out what size garage doors to get. I am thinking I will end up with twin 9's.

My plan is to keep posting pictures and questions as things progress.

What pitch is the roof on your house? I think it looks best if you can match the garage roof with the house. As for shingling, I don't think there's going to be all that much difference between the effort of doing it on 5/12 and 6/12.

For shingling the roof, get an old couch cushion. Pull the fabric off of it and kneel on the foam. The foam will be soft on the knees and will also help you 'stick' to the roof. Get all of the cotton bating off of the cushion or you will have little scraps of it sticking to your shingles for years to come.

I feel I got a good deal but it still was more expensive than I wanted. I ended up needing more rocks than anticipated.

Question; Can I easily put a 16' door and a man door on the front? I don't see why I wouldn't be able to but just making sure.

Welcome and good job tackling this project! Yes you should have no issue with a 16 or longer span on the front for the door. Look into laminated beams, they can be bought with any specs needed however its best to have an engineer stand your drawing if you want to be 100% legit.

Yes you can. I did that on my 24x24 there is enough room.

I have a question about aesthetics. Please reference the garage door in the picture below. I can get an identical door for the garage I am building no problem. My only concern is the 4 glass panels. Would my other garage look out of place if it didn't have those 4 panels? The reason I ask is they are actually a $1000 option. Not sure if it is really worth that much.

I wouldn't worry about matching the windows. The door should match of course but I would opt to maximize security of that shop tucked back behind the house and go with a solid door. Also, if it is to be a working shop, you don't have to worry about breaking the glass by hitting it with anything.

I'm with CombatNinja, skip the windows. They are not worth that kind of money. I have windows in my garage door and do not like them. Less secure, always concerned about breaking them, allow prying eyes.

Okay, so I am now skipping the windows. Too expensive for me.

Funny thing is that I can get some killer deals on a 16X7 door but nothing for a 16X8. Am I correct in assuming I want a 8' tall door for 10' ceilings?

Your door height is contingent on what you will be pulling in there. There is a maximum height that you can fit in the wall due to headers, track clearance to overhead, etc. I'm not sure the maxfor a 10' door, but I would want the 8' door to cover jacked up trucks and large SUVs. That is one item worth the cost. My dad's garage door is lower than mine, I THINK it is 7', and he can JUST squeeze his Jeep into his garage if he drops the top. With the soft top up, he has to air down the tires to get it in. In his defense, the garage came with the house, he didn't choose it. BTW, he has a 91 Wrangler w/ 4" of lift and 31s, nothing extreme.

I just ordered a black 16X8 door. It was left over stock so I got what I think is a good deal. All black, unfortunately it has the colonial style embossed squares but I doubt it will be very noticeable in black. Should be here in a few hours.

Coming along nicely. Planning to tackle this same project in the spring, I have a couple questions. Did you pull a permit? If so, were you required to submit engineer stamped prints? It seems you are making several decisions as you go, which makes things easier. I am curious if these changes require county approval before proceeding?

Same size as min as well, I am adding a lean to shelter now 12x24...good luck fellow Canuck. I would've not got the windows on the garage door either. Nice house...

Just finished my first afternoon of framing. I was pretty much working alone and have never done any framing in my life. I think it went by okay, a few mistakes here and there but nothing major. Feel free to comment on my mistake if you spot some. It started getting dark when I stopped so the pics aren't the best.

My Paslode cordless nail gun and my Bosch 36v cordless saw and 12" terminator style mitre saw really worked well. I always wear safety glasses and I was happy I was. One of the nails nicked the concrete and sent some chips flying into my face. Would have been bad news had I not been wearing them.

Weather should cooperate for tomorrow. Most important part is I am having fun and learning.

Ya, I am in no real rush yet. Trusses don't get here for another 2 weeks.If it gets really frustrating I will just go split some wood.

Couple of questions, firstly; I will have 10 foot walls exactly which means two 4' wide sheathing panels and one 2' wide panel. Does it matter where the narrow one goes, does it have to be sandwiched in between the two wide ones or can it just go on the top. On the top would be a lot easier.

Second question. I had a very shallow puddle on the pad while it cured for a few days. It was so humid and in the in the shade that it never dried. Pretty big salt crystals formed.I have never seen these before. (see pics) I am assuming there is nothing to worry about but a warm and fuzzy confirmation would be nice.

That's weird.....just hose it off...should go away when it cures.
On the panels the only thing the inspector told me was, vertically was a bit better for strength , the amount of nails made the difference, He dinged me for not using enough nails , he said dude, you have a air nailer, a case of nails, use them, he wanted to see one every minimum 12" I seem to remember, It might've been 6", somebody might know better...
The most important thing about the outside sheating was on the front and back where the pitch us, he said you need to have the panels covering the walls and the truss area, you know a full sheet covering both area.
He wanted to see the structure tied from top to bottom, with hurricane ties and the way of sheating was part of that strength to keep the trusses tied to the structure.
I am not a carpenter or a builder but I asked a lot of questions here and to my building inspector.

Oddly enough it's actually stuck on there pretty good but a light scrapping with do the trick. The puddle is still there, it refuses to dry. Stupid puddle.....

Probably wouldn't hurt to take a broom and try to get some of the water off it might stop the concrete from fully curing but I'm no expert lol. Progress looks good cant wait to see it done!

Did you build the walls in 24' lengths or in smaller sections? I raised the walls on my 8'x16' shed myself, and those were manageable.

12' lengths. Raising them is not the issue. Getting them over the anchor bolts was a bit challenging if it was one of the sections with the a window opening.

Next step is building up the front wall. Should be okay. Unfortunately it's raining a lot right now.

I built my 24x24 myself as well.. Only help I got was putting up the trusses, I got to buddies to help then I was on my own...I built me a giant 6' wide ladder type device to haul up my roof panels... that was on of the best help I got from the boys here...

Building down here is a bit different than what I was used to growing up in Northern New Brunswick...Here, it all has to be Hurricane rated...I was just at Lowes at lunch buying some redhead anchors.

I can imagine. There is not much seismic or hurricane activity here. If a hurricane blows through here that garage will not go anywhere....the weight of the fallen trees will be holding it down.


Nice ingenuity on the ladder thing. I have some staging that I might try to use but the ground is very uneven around the perimeter. I am hoping to have the trusses delivered on top of the structure and, later, the shingles at the peak.

Did you put a backing stud in the corners to catch the interior sheeting? I couldn't tell from the pictures.
