40x60x16 Build in South Central BC

Although I am a new member I have been lurking for years.......never really had the money to build the shop I wanted........8 years ago I took a transfer with the Utility company I work for and we purchased a house on a lot that I figured would be “just right” for both the wife and I.
Unfortunately I didn’t do enough homework and the local zoning then would only allow a small two car garage to be built ( about 22x24 with a max ridge line height of 16 feet)

That changed in 2015 when the zoning bylaw was rewritten and all,of a sudden ther were no square footage or height restrictions on lots in my zone class of over one acre as long as setbacks and usage covenants were followed.

My lot is 1.03 acres.........

BOOM...........someone is getting a new shop.


Over the years I have cleared and leveled the area where the shop would go if I built it . This summer the wife gave me the go ahead if I rebuilt the deck on our house and poured a patio for a future hot tub ...........got it done

And then got deployed for 31 Days with my reserve unit (4CRPG)during the WORST fire season the province has seen .......

My plan is for a 32x40x16 shop with two 14x40x16 open storage bays

If I remember right I found the board close to 10 years ago when someone cross posted a underground garage build in Arizona to another forum I am on...........lots of late night drooling over other build on here since then

Never heard of government that gave you more freedom to build. I'll bet someone high up in government needed something build so they relaxed the rules.

Next time you are passing through you are more than welcome to stop by......

Had a busy day today getting ready for the pour.......still have to close in the footings on the frost wall and plumb up 5 of the ten piers for the outside storage wings.

Got all of the footings back filled up to the top of the 2x10 footers on both sides of the 32x40 ........lots of shoveling.....luckily the neighbors came over and lent a hand or I would still be out there........lol

Footers ,Frost walls and posts poured.........pump truck was here at 0730 and gone at 1050........21 meters of concrete .........my estimate was pretty close and even with what Is lost using the pump I had just enough left over to place a small slab in my Atv storage shed

Well things have come to a standstill for the winter.......got the forms stripped and insulated the outside of the footing wall with 4 1/2 inches of EPS insulation.....

Looking forward to spring to continue with the build.

My Brother in law had this sign made for the new shop......


It is 2.5 feet by 4.5 feet and 3 inches thick solid Fir

And spring is finally here..........had a busy week with leveling and compacting the sub grade had the EPS foam for under the slab delivered as well as all the rebar for the slab.

Under slab plumbing is roughed in and got a start on getting the insulation down.....
The floor drain should be here this week so have to prep for it and the oil water separator.

So things have been slowly progressing......

Insulation down,
Floor drain and oil water separator installed,
Rebar installed
And today my concrete finisher got the slab poured,
Only the one picture as I am halfway across the country on temporary duty standing sentinel at our National War Memorial.

The sections are 10’ except for one along the back wall which will be 11’............I am building this with minimal help so I am trying to keep things manageable..... if it wasn’t for the 2 foot high frost wall it would be much easier to stand things up

A little progress......

Got the insulation covered with pressure treated plywood on the frost wall.

And installed the flashing over the same.

A few sheets of sheathing up as well

Great looking shop! BIG! With those trusses over the sides, would you ever consider enclosing them too? What do you plan on using to power your radiant heat?

Thanks for looking, I find myself thinking “WOW” this thing is massive..........and a few minutes later thinking that it would be nice to close in either side to have a lift ,clean room .......etc. If I do close them in it will be a few years down the road for sure.
The plan right now is for a Lion electric boiler system with the Idea of having a solar water system as well to offset operating cost...........but the solar part is still in the planning stage.

It is a long slow process as I am doing the majority of the work myself and only getting friends, family and neighbors to help when it is beyond my ability or physical capabilities to get things done..........getting the 60 pieces of 17’ long roofing up the 16 feet was one of those.....

Only about 1700 more screws to put in and then the ridge cap and I will not have to worry about rain anymore.

As you can see I have left the upper part of the side walls unsheathed .......this was done so I could easily attach temporary scaffolding to the studs when I placed the “wing” trusses........now that the roof is on I can work in the “Dry”.......what a relief.

I am at almost a year into this project working by myself and as finances allow..........almost able to lock it up ,should have the main door by the end of October.

The metric imperial thing is weird here for my generation at least......

I was in grade school when the conversion from Imperial measurement to the metric system occurred...........it only partially took and not just for me.

For instance I have no Idea how many miles it is to my office but if I had to guess I would say it is about 7 kilometers.

I don’t know miles per gallon but can tell you my old diesel gets about 12 liters per 100 km.

I don’t have a clue what I weigh in kilograms but can tell you what it is in pounds.

My height is 6’1” and I know that is over 2 meters but really never thought about it.

When working in the shop nothing is measured in centimeters but in feet and inches and decimal equivalents.

When you go to the lumberyard material is all in feet and inches.......seems strange but it works

I hear yah! Weather has been awesome here as well. We are out near Chase. When I saw your photo, it reminded me of the Glenn Power boys who put our poles in last spring.

There’s a good chance I have worked with or know the boys that built your power line..........pretty small community.... and before “retiring” to work for the Utility company I worked on the contractor side of the business.

I read through your thread and was awestruck..........my place will be “ wrong side of the tracks” compared to what you have done.

I think your place is awesome as well. I really wish I would have put a lean to on the back side of the shop for outside storage.

We regularly get BC Hydro trucks out this way all the time. Every time there is a windstorm or snow storm in the area there are always downed lines and outages. soo many tree branches and soo many power lines!

If you are ever passing through this way, please drop me a note if you want to come for a visit!

Well the door install is "stalled" apparently it missed the freight cutoff and wont be here til next week now.........ah well have some building wrap to install and a pile of firewood to split..........

WhoooooooHoooooo a major milestone for the shop build.......main door showed up today and got enough panels installed tonight that I could actually lock the building up.
