30x55 Garage Condo

A new car condo concept is being built here and I purchased a 30'x55' unit.

The ceilings are 20' high and the units include A/C, LED lighting, water, sewer, and fire protection system, and 200A service. Mezzanine ready as well.

I plan to put a 10' wide mezzanine, with enough clearance to slide my trailer underneath it.

The floor is very smooth concrete now. Almost shiny. So I'm thinking stain and epoxy. I thought about tiling the whole thing as well (back buttered).

I have RaceDeck at the house, but I'd prefer something different here. Any recommendations/examples?

I'm looking for a clean modern look with a sliding barn door into the storage area. Planning for a 14' Big *** Fan, nice toolbox combo from site sponsor StrictlyToolboxes, a two-post asymmetrical Rotary lift.

I'll keep posting progress as construction continues and decisions are made.

looking forward to your garage condo build, love the 30' width. I'm "planning" on metallic swirls in mine, can't find a pro tile guy willing to tile without installing ditra layer (cold weather living here)

Where in JAX is this located? Do they have a website?

A Garage Condo would solve all my garage problems here in N. AL but were not that far thinking yet. All the developers want to build around here is zero lot line houses.

Looking good! I think you will really get your monies worth out of that fan - especially in Florida.

Regarding the floors, I think polished concrete or an epoxy would like very nice.

I will be jealous of your loft, I have a 30 x50 condo (outside of Chicago), and I wish my office was lofted instead of taking up prime ground floor real estate. Someday I may build a loft and demo the office.... but until then I can envy yours.

These developments are popular in Florida. I have a winter home in southwest Florida, and drive past units in Naples regularly. I think they are on phase 3, and each time they sell out.

Keep the updates coming.

I like your layout and I think you were very smart to get one of the few 30' wide units. These condos tend to optimize for the builders with units in the 20'-23' wide and the minimum widths to fit a man door and the main vehicle door. Once you put in a stairway for a mezzanine, those narrow units get tight to get 2 wide on parking cars.

If you are not set on the big *** fan, you might check out MacroAir as well. I think they are a tad less expensive. Our local Porsche dealer uses them in their shop. The Big *** fans are cool so it will be nice either way.

I've followed your other thread with the three car attached that got redone to allow the lift. That really turned out nice. I can't wait to see what you do with this space.

I'm going to go with a modern look. Light Gray floor and walls, and have ceiling painted as well. Lots of LED lighting in different banks so I can adjust the intensity I want.

Once the mezzanine is built, I'll move the couches up there. I will likely leave a TV on the base level.

All the units are built to one spec. So once I close, hopefully mid March, I'll start the process of build out.

1) add mezzanine structure, buildout downstairs storage area, plumb for sink in main area.
2) paint ceiling
3) add 12' of sheetrock all around
4) install fan and lights
5) install rotary lift
6) tile entire ground floor (PEI 5 rating with back buttered application)
7) paint walls
8) add facing to back storage and install barn door

Likely add to this list.

Looks like they are ready to install the ceiling this week as they have placed the support bands in place.

It says fire protection in each unit, I’m assuming the whole building is sprinkled but each unit does not have their own control valve, I put fire sprinklers in for a living. Remember, when you put a mezzanine in they will make you put fire sprinklers under that also.

Good point.

I suspect that many of the ubit owners will be putting in a mezzanine and that the developer can guide us to a fabricator that will take care of all those details during buildout.

There are a few of those garage condos here also, around here the have to use the specified contractor to do the sprinkler work.

I'd like to see the garage condo concept expand more into the Northeast. Though here in the north part of New Jersey the taxes would probably make the project untenable. In my situation the garage condo concept is perfect. There is one installation in the southern part of the state, but I'm not keen on a 2hr drive each way just to work on cars or pull one out of storage for a meet.

Yeah. Grew up in NY.. the tax burden down here is much less. But that's another topic.

Walls are going up now. I will have more updates this weekend. Looking awesome.
