Ended up doing 28x28 to fit the stairs inside the garage.

10' garage ceiling. 9'x9' doors. Apartment upstairs later for rental income and family/friends.

I am pretty excited to get a roof over all of my junk!!! A dry place to work on the car, no more cleaning windshields in the morning, etc. It will be quite a luxury!

You got it, a supercharged stock ej253 in an Outback wagon.
Only 6 psi now, waiting on an 8 psi pulley (about 200 whp), then if I ever blow it up I will do an STI bottom end and see what it does. I want to push it, but not ready to drop $$ on new motor right now.

Nice! It’s always fun to “make things your own” so to speak.

I’m dying to turbo my LS powered Tahoe or Silverado, but worry about what path that will lead me on (I’ll prob spend $10k in mods on a $5-10k car). Anyway that’s pretty sweet.

The space immediately behind the sheathing and between the horizontal girts is a good place to use 1.5 inch closed cell foam insulation. About 10R. I put it up before sheathing and tape the joints once the sheathing is up. Really tightens the building up and a good complement to fiberglass insulation between the studs.

Thats what I plan to do in my POLE barn, but this is a stick build. I think the horizontal pieces you see is just a ****-ton of blocking, so theres no space between the vertical studs and sheathing. Why so much, pcampbell? I guess stiffer walls are always better.

Yeah it's just blocking. I didn't actually spec that, the builder wanted to do it. I am not sure why it's needed, just strength I guess! It is a pretty tall building and we get some decent wind.

Insulation.... not part of this phase of the project but my builder suggests closed cell foam on at least the roof and joists and possibly between the studs depending on cost. He said ~$10k for the whole deal R49 roof, R38 garage ceiling and R24 walls upstairs.

I would love to insulate the garage part to some degree also. Not to keep it heated normally (too expensive... I think), but maybe run a vented propane heater in the winter when i am working on a car or something. I'd love to heat it to even like 40F... but we'll see. My thought is that it will not be tight enough and will lose heat rapidly regardless.

I have obsessed on insulation in my 30"x40" shop. Although I still have one wall to go the three high bay lights that came out of an old high school gymnasium keep it warm enough to work in a tee shirt on all but the coldest winter days. The secret, in addition to insulation, is to keep the space warm throughout the winter. When your slab and contents get gold soaked it take a lot of fire to bring it all up to a comfortable working temperature.

For insulation, sounds like upstairs may be closed cell foam

Will inquire about the cost of doing the same downstairs while they are there. It's basically only 3 more walls, since 1 wall is almost all garage doors. ceiling of garage is already getting blown. Even if they just Flashed it (1" of foam), then I could do cheapo batts later but may not be worth the effort.

If I put a Rinnai heater in the garage I can just set it to like 40F (which, without wind feels pretty darn warm to us...), but even that may cost me a decent chunk of change with leakage from the garage doors.

Nice garage. I recommend the spray foam all around, and you will probably get at least 50% of the benefit of the full spray foam by just doing the 1" flash foam on the lower level. Probably the best part of spray foam is the air sealing quality.

Ditto on the spray foam. I used it in my place and really keeps the heat from the sun at bay. Looks like you’ll need the opposite. Lol.

no windows on the upper sides for the living quarters?

Ah, this is the stair case going up... I guess we could have put a window or 2 in the stairs, but my wife thought the placement would look strange.

She also had an idea for a large, fake barn door on that side, but not sure it will ever happen.

There's 2 huge double windows on the rear (south face) plus 1 fixed up high on the rear. 2 in the bedroom on either side of where the bed will be, what you see on the front - left is bathroom, right is bedroom. The single high one is a large loft. Will have to include some more pics !

Looking even sharper. The siding is going up.
Windows are in. Rough electric is in.
Roof is on.
Trims on.

So I think what is left right now in Phase 1 is garage doors and siding. Maybe some trim here and there. And a few light fixtures. The upstairs will remain unfinished for now until we can come up with more money!!!

Absolutely, here they are. The idea was the loft was for kids to sleep in, parents get their own bedroom with closed door. My septic permit only allowed 1 official bedroom in the "accessory dwelling".

Stay warm out there! I used to live about an hour east of you so I feel your pain.
If its not too late to comment on the gooseneck lamp - I say do it. We put one on our old place and it just looked right. We also had a window above our door like your building. I found one that was canted back a bit so the light was directed more towards the door. There is a photo of it in the first post on my gallery thread linked below. The photo in the avatar is also lit solely by the light.

They are 2x12, I assume on 16" but I will check. There are also collar ties and rafter ties.

I would like to have more information and see more photo of the roof structure and the ceiling floor over the garage

the garage floor is free of post ???
