Well.....Day One is finally here. Fence was taken down and footers were dug. Hoping to pour concrete tomorrow. Had a couple hiccups today with existing irrigation lines that found themselves in the way of the footer trench. I just told the guys to break them if they found them to be in the way. I'm going back now, cutting the broken lines and capping them off. After the building is completed, I'll go back and reroute the lines around the back side of the building and reconnect to their zones. Only had 2 zones affected and not the main supply from the street thankfully. I'll take it for Day One of the project. :beer:

Must be further south as it's getting cold, here in Northeast. Not many places doing a lot of concrete work right now.

can't wait to follow! What is pitch of your scissor truss you're going install? Can't wait to see some picture. I'm in design phase of mine it'll be 36'Wx28'Lx10'H with half scissor and half attic in room.

Northern Alabama. Concrete guys say as long as it’s 50, they’ll pour and finish. We should have highs in the 50’s most of the way through December. Or at least I’m hoping so.

6/12 pitch. Going to have around 4/12 inside. 17 ft peak. I debated on 1/3 Attic Truss over the garage door for storage and 2/3 Scissor Truss. But in the end I decided to just go with all Scissor and gain the height in the whole building for a lift and anything else that might come up. Both styles of Truss were same cost.

Well, I could see them in my original post when I posted it earlier. But it seems I don't have the permissions here to embed images within my posts and they got removed somehow. BTW- 620x280 is the limit for resolution on attachments, sorry for the small pics but I was limited there as well.

Day 2- Footers were stepped up to maintain grade and poured this afternoon. No issues. Block was delivered and ready for retaining wall construction tomorrow. Interested to see how the block walls look. I have a 36" drop on the back side of the building from existing driveway grade that the front of building needs to maintain. Coming along nicely so far. Fingers crossed for more good weather and luck. :thumbup:

Day 3 - Footers were cured, block wall construction began. Got all of the side walls completed, will finish the ramp tomorrow. The footer for the ramp was poured today as well. I have a 6'x7' OH door on the back of the building that requires a ramp for entry due to its elevated height from grade. Also got all of the Electric and Communication conduit put in ground today and stubbed up were pad will eventually be poured. 2" for Electric and 1" for Cat 6 and Coax. Finished the day with a load of concrete to fill the cavities of the cinder block walls. Should be one solid retaining wall by tomorrow. I'll take another win for Day 3.

Mark- The top level of the foundation wall is actually an “L” shape block that creates an allowance for a 5” slab. When poured, the slab will actually be bonded to the top level of the block walls all the way around. This provides the treated bottom plate of the framing a more stable foundation as well. Or at least that’s what the research indicates. This is my first experience with it as well.

Yeah, I actually have plenty of room to go deeper into my Lot. But my septic field lines prohibited that. Didn’t want any of the Building foundation anywhere near them to avoid serious headaches in the future. Playing it safe. Now, there may be Lean-To off the back in my near future. But no more Concrete footings or foundations. [emoji16]

Looks good so far! I was also curious about the blocks but since you already answered that question here is another. Was there a particular reason you only went with 1 garage door that is 12' wide?

I choose 12’ in width because I couldn’t think of a scenario when I would need to drive something in the shop wider than 12 feet. And that adds another 4’ of usable wall space as compared to a typical double car width garage door. I designed a 6’x7’ OH door on the back of the building to allow me to drive my lawn tractor/quad in and out of the shop from the backyard. As well as the ability to open both OH doors in the summer and have a cross breeze.

Day 4 - Dirt.....Lots of it.

Got 5 heaping loads of dirt delivered today. 4 for inside the foundation and 1 on the back side to slope the ramp grade. Didn't get the block built for the ramp, looks like that will wait until Monday. Also got the existing driveway concrete cut several feet back from where it previously ended. When this concrete is removed, it'll gives us more room to create a new grade in front of the building to ensure drainage is correct. Plus a good majority of this old concrete was cracked, so I'm OK with it being dug out and removed. Out with the old, in with the new. :bounce:

Gravel is scheduled for delivery this evening sometime. Should be spreading that Monday as well.

I also took a close up pic of the top course of "L" shaped cinder block that will accept the foundation when poured.

Have a great weekend. See ya next week! Plan is to have the slab and the electrical conduit inspected at the same time next week. This way, we can fill in and concrete over the conduit trench now. After the building is complete and when the main electrical inspections are conducted, the conduit in trench will have already been approved and concreted over.

Day 5 - Retaining Wall Ramp and Gravel

Got the small block retaining wall finished today, that will allow for dirt back fill and proper grade off the back of the building where the OH door will be. Also received a load of gravel, hoping to have that spread Monday. Then foundation inspection mid next week.

Also have been playing around with an Electrical layout for Interior/Exterior lighting and outlets. Trying to figure out proper circuit configuration for fixtures and receptacles. Think I'm going to end up with something like this...

Lotsa outlets seems like a good idea but floro layout confuses me a bit. I know you said you wanted alot of workbench area so it would seem better to zone the two sides AABB rather than alternate ABAB. Then you could light one half a full intensity rather than 2/3rds at lower intensity. Though maybe your envisioned usage makes the ABAB more appealing.

I know you have your reasons for a 12' door but when they frame the garage header it would seem like a good idea to have it span wider so in case your usage pattern ever changes you or someone could widen the door opening to 16' without rebuilding that whole wall. Might cost $100 extra in lumber and would save you a giant headache if you ever needed to widen it.

Anyways, I digress. Enjoying the pictures and build

RSr- That's great input and feedback. I appreciate it. Lighting is still conceptual, so I'm definitely going to give the AABB layout some thought.

Framing was finished yesterday, so the 16 foot header is no longer an option. But again, that was a good idea keeping future expansion in thought.

I've been on travel this week, so there was a lot of progress made without me being here. I wasn't crazy about things happening in my absence, but the local weather here is expected to decline quickly so they boy's couldn't afford to take off 4 days this week while I traveled. I'll catch up with some pics here shortly. They are roofing the building today! Its coming together quickly.

Can't wait to see the prices of the garage! You mention the cost of the attic in room truss and scissor truss were the same. Do you mind sharing the cost :)?

FDRunner- Scissor trusses were quoted at $147.50 a piece (32' Width). Common truss was actually $250 cheaper overall. Fairly close, but technically not the same. I didn't have them quote me for an attic truss installation.

Next post will explain more. There has been a lot of change in the building construction since I last posted. For different reasons.

Warning- Major project changes have occurred since last post.

Sorry for the delay here, but I have been on work travel for awhile and busy with other work related projects here locally for the last few weeks. The work on the garage hasn't stopped, but my ability to update on GJ did unfortunately. I'll try and update as much as I can now to get caught up on documenting the build.

Firstly, I've decided to forgo the scissor truss construction of this building and am moving forward with all common trusses. Long story made short, it came down to overall project cost, lighting factors, insulation, drywall finishing, electrical and I'm still going to have a 10' flat ceiling. My local building department and code played a part in the decision as well. Thus far I'm happy with the decision and how the building is coming together.

With that said, onto the progress. The slab and back ramp was poured 10 days ago. Slab at 6" thick and ramp at 4". It rained the day after, so everything was nice and shiny. LOL.

Framing started shortly after the slab dried for a few days. It went up incredibly fast. There were about 9 guys here the day they started framing and it was done the same day. It was like an orchestra. Windows and man door went in the following day. As well as the roof, siding and trim.

Next day, the concrete apron was poured to extend the existing driveway up to the new building, new concrete to extend existing walkway up to the man door and they filled the post holes where the fence will connect to the building to keep the backyard fenced in. The apron was poured 6" like the slab. Concrete guys came back next day and cut in the expansion joints.

And this brings me to just about today. Gutters were hung today and the re-routing of the affected sprinkler lines is just about complete. Had to run several zones around the back side of the garage and link back up in the front yard to ensure there are no active water lines running underneath the building or the apron. Not fun, but had to be done.

Hoping to start electrical early next week and get it operational before the Holiday. I'll try and keep the progress updated here. I also ordered a few sets of window shudders for the front and left side of the building. I'll hang those as soon as they ship. Hoping to spruce up the appearance a little from the street and tie in with the red brick color of the house. OK.....it was a "suggestion" from my better half. I listened.

OH Doors and Fence Work Completed:

Finally got both OH doors hung and the fence re-worked to maintain a fenced in backyard. I had the door guys use some Dura-Bilt Ultra-Quiet Nylon Door Rollers I picked up instead of the metal ones that came with the doors. Hoping to quiet down the noise when opening/closing the doors.

Was able to keep my double gate on the far side of the building so I still have vehicle access into the backyard if need be from the driveway. Was happy about that. Building construction is finished. Hoping for final inspection tomorrow or Friday. My goal was to get this phase done before the Holiday. Hoping the county inspection folks make it out in the next few days to keep that timeline.

Next up.....extension of rock bed in the back, cover up and level ground over new irrigation ditches, lay down new paver walkway and put down sod. Its a mess back there after all the trenching and irrigation work. That and to start pulling electric from the main panel are on the priority list. Happy Holidays!!!!

Looks great. Local code up here also altered a number of my plans when I built mine. I wanted to build a loft but they capped my height at 4.5M or just under 15ft so that wasn't going to work. Then I figured I just make a low storage...again local bylaws wouldn't allow me to install any permanent form of access to attic area (no 2 storey detached buildings apparently). I also would have went a little bigger but didn't want to take too much from my back yard.
