Hi from Central BC, Canada folks.

Thought I would share our adventure in building our home and shop that we are building on our plot of land in a little sliver of heaven that we were able to carve out.

Re: 40 X 60 Shop, House and Acerage

Here is the basic layout that we are going for. It will have a 16' X 8' door, a 10' X 8' door and a man door on the north face. The south wall will have a 10' X 14' door for getting larger vehicles in and for pull through applications. The mezzanine will cover half the shop split along the 60 foot length. The upper floor is to be our studio space and office area with an outdoor beer deck and carport area below.

The mono slope design matches our shed roof designed house that we are also building close by.

Thanks Sean, I have actually been lurking on this site for some time stealing ideas for the dream shop. I grew up in Edmonton and we moved out to BC a while back because we just love the country out here.

View media item 77928This is our property backing onto crown land with access to great off road forestry trails up those mountains. We are building the shop up close to that tree line so we can enjoy the views.

View media item 77929View to the west from the site.

The property slopes down about 350 feet from back to front across 2000 feet of driveway. Makes for some great views.

Re: 40 X 60 Shop, House and Acerage

We started getting things ready for building this spring as there was a lot to do to get things going. Our goal was to utilize the views and quietness and to maximize Neighbour buffer all around. Since we back onto crown land and the neighbours on either side have built in the front of their properties and have riparian zones to deal with, we are pretty private.

View media item 77911To minimize tree loss in the front half of the property and not to have to see power lines close up, we utilized an existing cutline at the edge of the property to bring in 11 power poles to get the site lit up.

View media item 779092000 feet of gravel to grade and gravel.

View media item 77920View media item 77921View media item 77922And moving, sculpting and compacting 13feet of cut and fill to level the building site big enough for the house, shop and wrap around driveway.

Not to mention drilling a 650foot well to boot!

At least the gate to the crown land, allows us to get free wood for heat forever!!

Digging the Foundation started last month. Thickened Slab, 20" thick perimeter, 5" thick. 4Gizillion feet of rebar and 8 loads of concrete. This is an "Engineered" Industrial quality building and should be good for any hurricanes or tornados that we might see:D

Beautiful spot! Scoring acreage that backs to government forestland is always a nice scenario. Will look forward to progress on your build(s) and seeing more pictures of your site and area.

Do you have to worry about any building permits or restrictions? Beautiful country and nice looking building plans.

Re: 40 X 60 Shop, House and Acerage

Thanks for the compliments guys. Permits have been a PITA out here. Overall, not bad from a restrictions point of view, but just backlogged. Set us back 8 weeks overall in construction putting right in the middle of weather transition.

It is amazing how long the concept and design phase was. concept at the start was to do a residence above and shop below in a 40X80 design. The BC government has recently introduced an Owner-Builder Authorization program in which you have to pass a 100 question, closed book exam on all the details of the BC building code. We know a couple of folks who failed the exam and they are journeymen Carpenters and plumbers. What a farce! and it costs $400 to write the exam. Anyways, our builder of the shop is not a registered house builder, as they do commercial buildings.

Long story short, we decided on a smaller rancher house and separate shop. I think we would have got tired of all those stairs as we got older. We have evolved this design a lot and can't wait to see it take shape.

Smart decision. "aging-in-place" is the buzzword, I believe. I've seen a lot of people turning dining rooms into bedrooms as they get older, and the upstairs becomes a forgotten wasteland, or worse yet, they have to sell and move to get into a ranch to avoid all the stairs. Expensive and a real PIA.

A detached shop is also wise - keep the fumes and noise far away from the eating and living areas.

Love the single-slop roof design. Amazing lot and views, too. How many acres are you on (hectares?) ?

Could not agree more on detached shop Deezler. We will have a breezeway off of the house that keep most of the elements out on the way to the shop.

We are on 27 Acres here. Lot is about 2200 feet by 550 feet or so.

Re: 40 X 60 Shop, House and Acerage

It has been a busy week and weather is still holding, though we are in for snow this coming week. That and I have to get my wisdom teeth out tomorrow so I am going to be grumpy for the next week or so through Christmas!

Progress has been pretty good this week and the cladding and trim package showed up this morning so hope they can get the roof on before the snow hits.

View media item 78294I have been pretty ripped about this with both my concrete guy and our builders inspector. First the pillar was placed 4" to far over which our builder said they can cut and reweld a larger mounting plate to make up for it. Then after it is installed it was discovered that the pillar was undersized. So it looks like warranty work is in the works. It will probably stop work on the balcony until it is resolved (likely a lot more concrete will be in the works!!. I am guessing that they will have to jack and support the existing structure while the concrete work gets repaired. I just pisses me off that with all the eyes looking at it, measuring etc that no one caught it for a month.:willy_nil

All in all, if that is the only blunder on the job, I will be happy. Both the builder and concrete guy are ready to do what is needed to fix it which is great.

Progress...

Nice property and build. Also looks like some cold working conditions, putting cold steel beams together in freezing temps.

Re: 40 X 60 Shop, House and Acerage

Thanks for the comments guys. My wife and I have really fallen in love with the valley out here. Great fishing, hunting and tons of back trails to explore. The Turtle Valley Bison Ranch is just down the hill towards the lake and we have 3 lakes to choose from for fishin'.

Went up today and was surprised to see a roof going on!! Looks like they will have the rest of it on for Monday if all goes well. Windows show up Tuesday so I hope that means they will have the walls cladded before Xmas!

This is a really cool build, I'll have to tag along and see how it all pans out. What do you plan to use the shop for and to store in it? That is really beautiful country up there, my family had a place east of Prince George we spent a few summers at when I was younger.

Great location. It appears you found a little piece heaven there in BC.

What’s the weather like year round where you are? Is that vplow for the utv worth the aggravation to change? I have a fully adjustable 4 way on mine, but that v might work better for me.

Re: 40 X 60 Shop, House and Acerage

JB,
The usage of the shop will be mainly for hobby fabrication stuff (woodworking, welding, metalwork) and heated parking for the vehicles and storage. Got some larger boat projects ahead as well. The Mezzanine is mainly for our office/Studio for our laser cutter, printers etc. My wife has a hobby business making model railroad Structures and detail kits. www.interactionhobbies.com. Hoping to ramp this up once things are built.

Hpozzuoli,
The weather here is definitely seasonal. We typically get lots of snow from Dec to end of Feb. and dip down to -20C at worst case and then warming up to +35C in August. Summers are really great out here and last from May to end of September.

I am really happy we went with the V-plow. Makes for easier plowing of heavy snow with first pass V, then 2 more passes left and right. The real feature that sold me was both wings forward you can then pile snow exactly where you want it. With the Boss Tower design, it makes it really easy to put on and take off. Literally takes about a minute to attach or detach.

23 December 2017 Update:

Here is a link to my video update on building progress.

23 Dec Video Update

Well, my crew went home for Christmas so we are quiet for the next few days.
Roof is on and the plywood is on the North and South Shear walls. As well, the concrete guy did the repairs on the covered patio columns. Heat is on it there to keep the concrete and the ground warm for the next 7 days to build strength.

Have a Merry Christmas everyone!

The window are starting to go in and the Wood stove is installed. Once we have some cladding up on the walls it will be good to get some heat on to thaw and dry out everything.

Cladding is finally going on!

Well, the new year is off to a bit of a rocky start personally. Both the mrs and I have had the flu over Christmas / New Year, I just had my wisdom teeth out in late December (Thank god for T3's!!!), we had to say goodbye to our 16 year old kitty as she was not doing to well the past month or so, and to top it all off, our furnace in the RV gave up a bearing!!

RANT! (you can skip ahead to the photos if you like) against my better judgement, I decided to have an RV Repair "EXPERT" come in and change our Furnace Blower on the RV we are living in while building "Casa De Cat's *ss". I thought I did not want to chance screwing up something or blowing a board when it was our only source of heat for the trailer and the temperatures have been getting down to -10 at night around here and not having the extra parts on hand that a proper service guy would have. So, we called the guy who had the parts and the knowhow at $110 per hour to come out from an hour away and simply change the blower motor for us. The motor change out only took him about a half hour and went smoothly. I watched him bench test it and everything worked fine. He put it back in the hole in the trailer and then hooked everything up and could not get it to fire. After 2 hours of screwing around and saying that our thermostat is the issue because we must switched it to the off position at some point??? :willy_nil:willy_nil He finally decides to try a new thermostat. and that does nothing. Now he says that that Air conditioner board is probably blown and causing the issue. does not have the parts for that and at this point I don't want him touching another item that he can blow up. So we agree that he has a simple 2 wire thermostat, the kind that just closes the loop to switch the heat on and installs that. Now he has to run some secondary wiring to the furnace which makes sense. So he gets some 12 Gauge wire to run it (the blue wires in the pic.) He is running out of time and daylight so he finishes the installation. (see Pic)
View media item 79266Nice job Dude! I am afraid to touch this until it warms up as it is working!! So after all this he says he will give us a break on the bill and charges us $890 for his excellent workmanship! Oh, and to top it all off, he charged us $15 for the nice temporary thermostat that he happened to have (New on Amazon for $14!!!!) Needless to say, I will restore all of this myself once the temperatures are working with us... END OF RANT!

Anyways, on to better things. The cladding is going up quickly this week and I have Joists in for the Mezzanine. We were worried that the matt Dark Grey siding with black trim would be too dark, but think it is turning out fine. The house will have the same siding but with more Cedar and black trim.

Re: 40 X 60 Shop, House and Acerage

Not sure what is going on with the window trim, but it does not look right to me. I will be checking with the contractor tomorrow as this is quite noticeable. Hopefully they have a plan to fix this.
View media item 79280
I would think this would need to be black and a little less noticeable. This picture shows the cladding as fairly light. it is dark grey and the white background of the trim is quite noticeably Maybe I am being too picky but it does not look finished at all.

I will bring it up nicely as I am sure that the large ribs of the cladding is not easily fixed. Surely though they must deal with this type of thing regularly.

Overall, it is coming together nicely. Lots of snow to fight, so trying to be patient!!
