Hey guys been following on here for a long time. Getting ready to break ground for my shop in a few months. I'm a 34 yo HVACR contractor from South Jersey. I purchased my home in 2010. I have a 3 car detached garage that I've been working out of but its Just too small. Unfortunately, I didn't have the room to build anything on my lot so my wife and I considered moving. We love the house and the location but didn't have any room to grow. The house next door had been in disrepair for several years. It was finally torn down last summer and with a little luck we were able to buy the property. I've since cleared the lot and am scheduled to have a 24x40x10 shop built on the additional property on May 15th. I'm having a large tree cut down in the next week or two and once I do that I can get the area graded. I'm going to be using the shop for general purposes welding, woodworking, some sheet metal work, working on my Jeep. Basically an all around setup. I'm going to have a ton of questions getting this place up and I'm really excited to get started. Once the barn goes up and the concrete goes down I can get to work. Ill be wiring the building myself probably in the fall once work slows down a bit. For now here are some pictures of what the two properties looks liked before and what they look like now as one. Also A picture of the old house. Its not a huge lot now at .6 acres but its just perfect for what we need and gives us plenty of space for our kids to run around. Plans are to have my driveway horseshoe around the house once the barn goes up.

That house wasn't that bad. Coat of paint and some caulking and it's good to go!

It's great that the second property became available for you.

Do you have to consolidate the 2 lots before building the shop? Around here (Morris County NJ) I don't think they will let you build an "accessory" building on a lot without a home.

Keep us posted as you progress with the build.

I chuckled at you comment "Ill be wiring the building myself probably in the fall once work slows down a bit." Does the HVACR actually ever slow down?
The weather seems to go from 20's to 80's and back to 20's around here.

It was really bad. Someone was living in in up until a few years ago. The roof was so bad the whole second floor collapsed into the first from the rain. Then the walls started to go in. Took the town years to tear it down To my understanding, the guy that was living there somehow took a loan out against the house and didn't pay it. Only probably is he fleeced the bank into giving him a loan against the house next door! So it was ******* for a while.
It's great that the second property became available for you.

Never a day off in this trade! Especially doing commercial refrigeration. Always keeps me going. Yea, the town made me combine the lots. I tried to fight it since the lot would be worth more separately but I would have had to apply for a variance notify neighbors etc. Just wasn't worth it...

Some specifics. I'm going to have a 9 x 12 door in the gable end facing my current garage. The front of the garage will have 1 9 lite man door and 2 windows. It will also have a 6' x 40' lean to facing the road for some curb appeal. I decided to have the interior insulated. Was going to do it a little bit at a time by myself but with running a business and 2 small kids it would take me forever. Plus it will hold up my electrical till I finished the walls. I'm having r19 put in the walls. White metal liner panels on walls and ceiling and r30 blown in for the attic space. As far as electric, I plan to run probably a 75 amp sub panel from the house. All wiring will likely be surface mounted emt. It will take a little longer but I'm going to be looking at it forever so its worth it.

Currently waiting for my tree guy to come cut this thing down which is close to where my building will go. As soon as that is done I can get started with grading.

Yea I've dropped several trees since we bought the lot a few months ago but I think this one is best left to the pros.

Trees are gone. Shooting grade tomorrow and grading the area probably next weekend. Got 50 tons of crushed concrete and 25 tons of fill dirt standing by. Cant wait to get started.

Got my grading done last weekend. Building is scheduled to start next Tuesday! My little guy is enjoying the construction in the mean time.

Day 1 in the books! Its crazy how fast they were able to get the framing up today. They'll be back Monday morning. Assuming they will have the lean to done and most of the metal. Then the interior will be insulated and covered with metal.

Day 2 in the books. Today they framed the lean to, did the facia and soffits and finished most of the exterior wall panels. Tomorrow the exterior will be all done. Then I need to have my concrete before they return to insulate and put the panels up inside.

So far so good. I feel like my floor height looks set low like there isnt enough room for concrete but I imagine that all the excess dirt from digging the holes is creating that illusion.

Exterior is completed. Time to get my grading fixed back up and get ready for concrete so they can come back and finish inside.

May I make a recommendation? Put the concrete form around the outside of the building by at least an inch & allow the pour to flow under the sheetmetal. Maybe pitch it by a half inch on top. This way you have metal-to-concrete and a perimeter sealed building.

If I were redoing my 24x48 today I would do it that way- on mine they nailed 1x form boards to the outside of the posts and poured, but over time the boards have rotted, allowing gaps for critters to enter. I had to pour on top of the slab, inside, between the posts to seal the floor to the sheetmetal.

That's for the tip. I appreciate it. I love the building and I think they did a very nice job. The only thing Im not thrilled about is that the eave end of the roofline is white and the gable end is black. When I was picking trim I asked that the wall trim be matched to the siding and the roofline trim be white, same as my house. But I expected the entire roof line to be white. Im not sure if the gable end is some sort of cap that goes over the top of the roof as well so it has to match it? If I new that though I probably would have went all black. Im kinda torn between it looks fine and Im not so sure about it. I guess when I put a gutter on the front it will cover it but will it cover it completely? Do I go with a white gutter, tan? Maybe black to match the gable but if any of the white shows it may look weird. Opinions?

Yup that will serve as a porch area and I'll also have a 10 x 10 pad in the front corner for a table and chairs since I have no such area now.

Concrete is set to be poured Saturday. Electrical is and water are trenched in. Door is painted and hardware installed. Trenching water 4 ft deep was no picnic. Every time I wanted to make a perpendicular trench it would backfill the other direction and it had to be shoveled out by hand. Lots of fun.

Making some progress. Concrete is done. Metal and insulation are done inside (except for the blown in in the attic) and I started running wire for cameras and hanging lights. Here are some pics.

Once the concrete cures and I finish wiring I will work on the floor. Just need to decide what I'm going to do there. I'm trying to wire it in my spare time which isn't much since this is my busy season at work and having 2 small kids. Echoing isn't bad. I'm sure it will be even less when I fill the building. The pole barn company put the steel and insulation in. I wanted to do it myself but with my busy schedule it would have taken me forever. R19 batt insulation in the walls and they are coming back to blow in r30 in the ceiling.

Let there be light! Got my lights wired up this weekend. Really happy with how bright it is. I used some flush mount round lights above the garage door since the strip lights wouldn't clear when the door is open.

Where in SJ are you?

Can you explain what you did with the wiring?

Specifically where the tube runs through the ceiling?

Did you transition from NM to building wire in the tubes?

I am about to start my wiring and still not sure how I want to do it.

I live in Hammonton. All my lighting is done with NM. I figured it was much easier to run above the ceiling before the insulation tete blown in. I simply ran it inside the conduit to protect it coming down the wall. Above the celing the conduit terminates with a bushing to protect the wire. All my outlets will be done with individual thhn conductors.

Lol, I didn't do insulation in my ceiling yet for the same reason. I'm thinking of doing the same thing you did, little bit of both.

Didn't realize I was going to have that luxury but the pole barn company hasn't returned yet to blow the attic in so I saw a window and went for it. The outlets I prefer surface mount so I can add on in the future

If you guys are interested I have a few more updates. Got the electrical all finished aside from some 230 volt outlets that Im not sure where Im going to place yet. Finished exterior lighting. Had to make a custom mounting plate out of azek for the gooseneck since I had to mount over the high rib of the siding. The exterior lights under the porch I got for 11.99 each on clearance at lowes and I spray painted them white. Got my wifi set up out there this weekend. Getting ready to make a decision on a floor coating and just hired an asphalt contractor to do my driveway. Things are moving!
