Roll Up door in Residential?

I found this roll up door online, price seems fair, is it too good to be true? I'm planning to build a 30x40x10 stick built garage with vinyl siding and would appreciate the clear overhead a roll up door provides. I am in a high wind area, want a sturdy door. Not too concerned about the appearance, I know it will stand out a bit compared to a conventional door. What are the drawbacks of using this door? Is this the correct roll up for the application?

The pros (economic) the cons ( dust intrusion, wind whistling in and over the top and around the sides, no good way to seal the door, no strength, etc). I installed three 9ft roll up doors on my shop and IMO it’s the worst mistake I made on the entire build. I know we are only staying here another year or two so I will live with them but you can rest assured I’ll never own another roll up.

They make products for your use in high-velocity windstorm areas. I just got one, and am pleased with the product. I had to have one for a high velocity hurricane zone HVHZ rating.

If you need product approval certification for HVHZ, be sure whatever you buy has that.

I saw the company I attached offers door seals. Do you have similar seals on your doors? I'm not too concerned about dust intrusion, mine will be a work shop. Wind noise though, I don't want to hear that **** all winter. How loud is the wind noise? I typically have the radio on while I'm out there at a volume you can talk over easily. Is the wind noise louder than that? Do you have to raise your voice to be heard over the wind noise?

One of the pros I see to the roll up is the fact it rolls up, rather than sitting horizontal in the overhead. I do a lot of welding/grinding in my garage. My last garage door was always covered in grinding dust because the dust floated up and landed on the open door. Then the door had rust stains all over it. Needless to say, not too worried about dust intrusion. The garage is always a dusty mess.

Did you install the brush seals? Are you experiencing wind noise? If so, how loud is loud?

I've recently looked into roll up doors as well. If you want them on an opener, that's another significant cost ($5-600). Also shipping was pretty steep and really jacked up the price. I had a hard time finding a local supplier residential roll up doors.

Not looking for an opener. I prefer the manual doors (in either style), simpler to work with. This is not a garage for parking the daily driver in. More of a workshop for my project cars.

I have been around both my entire life. Neither offers much strength or sealing. Maybe you should look at bifold or sliding doors instead.

A telling design/installation: many fire stations are using folding doors now, like a double-bifold. Every station I ever worked in during my fire dept career had roll-up doors. It seemed we were periodically having the repair people coming-out to do something with them. I spoke with friends of mine who are still working, and they said the folding doors give better service, w/less maintenance/repairs.

I did not yet install the side brushes, but I'm considering doing that when I install the mini-split AC I recently bought.

I did not a neighbor down the road a little ways from me has and told me they were not worth the money so I’ve held off. I know that we are going to sell and move again pretty soon so I’m going to let the new owner fight the problem.

Yelp openers are up there on the price I’m getting ready to try a regular chain drive on one. My neighbor has them on his and doesn’t seem to have any trouble out of them. He has them mounted on the side running up and down. He made a bracket to attach them to and they work good.

I installed one so far. Shipping is the killer. I got an 8x7 I think...for about 600 picked up at my local store. Shipping on these things adds another 400+ from my calling around. I also like the compact nature of them. I wanted to secure the building ASAP so I was able to get one up before I did the roof.

An acquaintance of mine who is a P.E. working for Miami-Dade County FL does site inspections for the products where they are built. He just can show-up unannounced, pull whatever it is out of inventory, off the production line, and have it tested. If it fails, they immediately will pull the certificate of compliance.

The door you linked to says it is not wind rated.

OP-

I have 4 rollups on a barn and a shop. One for the shop is insulated, plus brush weatherstrip. Works fine.

There are wide variations in design and quality on roll ups- crappy corrugated vinyl things ... to double layer, insulated, reduction gear driven, truly commercial doors.

As I recall, Porvene doors was a national manufacturer at one time, when they downsized, they sold off all their regional divisions- when I look at many of these roll up door sites they seem to share DNA.

Do you have a build thread? I like the scaffolding and sheet hoist you have there. I assume you are working solo on it? I am likely to be doing a majority of the build myself. Will hire out the concrete and see if I can get a hand putting the trusses up. Otherwise, I'll do the rest of it myself. I like the logic of installing the roll up doors before the roof. Good idea to have secure storage for the tools/materials ASAP.

I didn't miss read anything that is not the same door he linked to in his first post which was the model 2000 which says right in the description is not a wind load door. Big price discrepancy between the 2000 and the 3400?

Umm... I'm the OP, not driftpin. You are correct though, the model I listed does not state it is wind rated. My bad. They offer four models that list they are wind rated, Model 750, 3652, 3100, and 3400. My intent in this thread was to ask about this type of door in a residential garage, not to identify a specific door for my application.

I am fairly satisfied with the info from all posters so far and am seriously thinking of using a couple of these. It looks like the cost is going to be similar using a panel door or a roll up (assuming quality is similar between the two doors). The drawbacks listed so far do not discourage me. The benefit of a clear overhead and the rolled up door safely tucked into a drum are really appealing to me. It was such a ******* pressure washing the rusty grinding dust off my garage door at the last house.

I have a new garage with 10' x 10' roll up doors. So far so good. My only recommendation is to frame for 6" less than the door height. My 10' doors have about a 4" gap at the top where the diameter of the door when closed leaves a gap. I will box that in this summer. There are brushes for the side but overall I am okay so far. I really didn't think I would like the doors but money was a factor. It is nice having so tracks and an open ceiling.

Where did you source your doors? Did you install them or did a contractor? Can you post a pic of the gap you are talking about? I am having trouble visualizing what you are saying. I plan on a 10' tall wall w/ a 8' tall door, so ordering a door 8' 6" high isn't too big of a deal.

Talking about door height, why did you go with 10' tall? My planned use is for hobby work on vehicles. I have a jeep on 5" of lift w/ 33s, plan on building a Bronco on 4" w/ 35s for the wife. I figure 8' should handle most anything I want to pull into the garage.

I bought 5 Clopay roll up doors through Home Depot, they are in tomorrow I will post back with review after i get them installed. 3 10x12 and 2 12x14.

I put in a Clopay insulated steel roll-up door. It works great. And I think it even looks better than the conventional panel garage door.

Monarch in Quakertown, Pa can get them, but there's still a $55 (Edit) shipping charge. The manager at 84 Lumber showed interest, I didn't get a quote yet.
I also inquired at a nearby self storage facility, got the name of their supplier.
Lowes & Home Depot had nothing. I'll have to double-check the Coplay @ HD.

Menards has them for a great price, but closest store is 400 miles away!

I'm planning on a roll-up door for a shipping container, as soon as Spring gets here!.... this has been a looooong winter.

Edited: Shipping charge was $55 not $250. This puts the total price from Monacrh Door in the ballpark of the Home Depot price, around $400 for a 79" x 88"

Interesting. I asked my local Home Depot about them and the guy there said they couldn't get them - at least he couldn't find them in their system.

It’s a special order. They put in the dimensions and any options and get a quote in a day. As I said earlier no shipping to the store is key.

they make a higher speed version as well but it's big money. the big drawback besides speed is when a spring breaks

I just installed a Janus 750 with the wind clips engineered to 150mph, and could be happier. It was relatively easy to install, and seems to seal pretty well though I hadn't finished trimming out the opening. I didn't notice any major noise or drafts from the storm the other night. I have the advantage of living close to Houston where they are manufactured, so it was only $500. picked up from the factory. The best thing about it is the overhead clearance it offers without the tracks.

i got roll up door and they are fine, dont see why everybody hates them, i guess when one hate, all the rest must fall in line. Yes they was a little noisey when wind blowing over the top but that was because i installed them wrong, not having the door roll high enough. A little trim on the outside and it works fine.

Thanks! Ordered a Clopay at my local HD today. Model 150C 6'7" wide x 7'6" high, $399. About a 5 week wait till it arrives.
It looks to be comparable to the Janus/RollUpDoorsDirect model 650 @ $358.
RollUp wanted an additional $281 for shipping.
The HD guy called Clopay and confirmed there was NO shipping charge..... He made sure it was noted on my invoice!!!

For Home Depot, go to the Millwork desk (Doors/windows). They can access the Clopay online catalog. Roll-ups are in the 'Commercial' catalog. He phoned Clopay to confirm price and (no) freight charge. Doors are built to order, hence the 5 week wait.
This will be going into a Connex/shipping container.

Thank you for that information! Hopefully Lowe's does the same thing. The nearest Home Depot is 45 miles from me.

Opted for the commercial grade Liftmaster opener, it’s as fast if not faster than all the neighbours residential openers, and quieter.
