Hi everyone it has been awhile since I posted my previous thread https://www.garagejournal.com/forum/showthread.php?t=415697
but lots going on this summer and fall, I will post a bunch of pictures of the progress in the next few replies.
First had to purchase an old shipping container to store all the stuff I have in my current garage was able to find a cheap one on Craig’s list. Being cheap it had some roof holes but easy to weld up. Added some pallet shelves and was able to get everything to fit. Even installed power, just ran a cord from my old garage power entrance then stuck magnets on the back of the sub panel and led ceiling lights, also installed a ground rod.20190523_194625.jpg20190730_193929.jpg

Next had to remove the old garage, posted it on Craig’s list and a local guy came and took it away and even gave me $100 for helping remove the roof. It had lots of good wood in it but it was way too small for what I wanted 24x24, also it was not sitting on any sort of foundation. Now that the old one is out of the way time to remove the big spruce stump and build a retaining wall to hold back the new foundation. Previous garage was just built on the side hill with a few rocks to hold it back new one will be another 4 feet deeper so need the wall. Ended up using the keystone Compact 2 system with fiberglass pins and geogrid on every 2 layers to hold it back. Got a good workout 90lb each and used 170 of them.

Once the wall was done I was able to final grade the site and compact nice and hard. Foundation is a 6" floating slab with a 1ft haunch and 8" wall with rebar. The site is on pure gravel so it shouldn't go anywhere. Also included a pic of the cad model going 36 across the front with 2 garage doors and a man door. Same color roof but will probably stain the pine siding a dark color. Will also do the same to the tractor shed.

Walls went up really quick nice thing about using CAD software is that i made a cut list for each wall and was able to kit each one. a couple friends and I were able to get all the walls up in a day. Only hard one was the front one with the doors made it in 2 pieces instead of 3 but tractor was able to lift it up on to the cement wall. 28' wall I divided in 1/2 and the back 36' wall I made into 3 sections. With the walls all framed I wrapped with typar and installed the windows then began some siding to help tie all the walls together. With 3/4 in thick shiplap pine siding I applied it directly to the studs without any sheathing, much faster and less cost.20191020_115341_HDR.jpg20191020_115400.jpg

Next step are the trusses!
I purchased special built trusses 36 wide with an attic space clear span and a 2ft drop on one side to give it a bit of a salt box feel. I live in Maine I wanted my doors on the gable end where I don't have to worry about a giant snow pile from the roof sliding!
A friend of mine lent me his bucket truck that would reach 30ft and lift 700lb, trusses only weighed 200lb each so all good on the weight. I was able to get the truck inside for the first 8 then back out front for the last 7. Finally got the strapping done and roof on this past weekend, just in time as we are suppose to get our first snow at the end of this week. Its nice to be able to finally keep everything dry as we have been getting quite a bit of rain in the past 2 weeks.

Things are slowing down a bit now that winter has arrived was able to get more of the siding on to try and get the garage closed in. Last weekend we had temps in the single digits so not a great time to do siding. the good news is that the roof sheds snow really well! It pushed it out almost 30 ft from the building might have to relocate my path to the house.20191117_161620.jpg

Had a couple of nice days just before thanksgiving and I was able to get my gable ends all closed up. Very happy to have it done before our first significant snow on thanksgiving also more on the way tomorrow!20191126_142511.jpg20191126_142301_HDR.jpg

Now that I have the outside somewhat closed in and winter here is in full swing figured I would get started on interior projects so that I can get my garage doors installed. To do that I want to get my ceiling installed and trim on around the doors. First step to the ceiling is installing the stairs to the attic. I was happy I could get them tucked in to the corner and out of the way of most everything also only had to trim 1 truss I sistered it to the adjoining trusses with 2x10s so it shouldn't go anywhere.
Next weekend hope to get some of my ceiling up, going with a white corrugated steel roofing. Putting jchannel around the walls first then attach the roofing to the bottom of the trusses.20191208_174350.jpg20191208_174406.jpg

Finally starting to have fun with the build, during Christmas week I was able to get all my electrical roughed in with all the boxes and wiring. I went with a 200 amp 30 circuit and I almost have it full decided to go with 3, 50 amp circuits 1 for a welder and 2 for anything else figure that I might need to charge electric cars in the future and they can pull up to 50 amps. Other circuits were for heat pump, compressor, propane heater, lift, lighting, garage doors, 4 sets of wall outlets, and underground line to my tractor shed. Used up a panel in a hurry!
I decided to go with rockwool insulation and completed all the interior walls at R23.
Ceiling is corrugated steel, I went around the outside first and installed Jchannel spaced 1/2 in off the wall studs to give room for my interior sheathing Jchannel has vapor barrier taped to it to connect to the wall vapor barrier once i install it. Installed inside closure strip foam on all of the ends of the ceiling panels inside the Jchannel to help seal them up as well.
Ceiling will be R53 with 2 layers of rockwool in opposite directions.
Next i plan to trim out my Garage door with steel custom bent to go around the fascia and back 4 inches on the inside and 2 inches on the outside to fit under my wood trim. Looks awesome! Great build! I'm planning something similar, probably 36x48 though. I am in Southern Maine (or Northern MA? :) ). When comparing costs of the various styles of buildings, I keep going back to stick built. I just can't see how Pole or Steel are less expensive, at least in our area if you want a fully climate controlled garage. Did you explore other types of buildings? Or just stick-built?

Plugging along slowly was able to get the plywood up on the front wall and the trim all installed for the doors. hopefully, they will show up in the next couple of weeks, probably could have ordered them earlier but couldn't decide on colors finally went with mocha brown, plan to do a darker stain on the pine siding.

Mostly just stick-built we have an excellent building supply very close to me and they had some great prices on everything and free delivery. The only real expensive part were the custom attic trusses. I added it up last week and all in currently I am around $36K including the wall and foundation. I will be around $40k all done. Have done almost everything myself except for the foundation.

So excited Doors are on! Clolpay Classic IntelliCore 2" R18 with high lift to the 13' ceiling. $2500 installed for both!
Now I can have heat!

Yes plan to do a darker solid color stain then paint the man door and windows to match the garage doors. All of the trim under eves will be green steel same as the roof and trim on the doors. Have a great steel roofing manufacturer local that will bend any custom trim.

2 walls on! also got all of the plastic vapor barrier on the inside. Sealed it with tape to the window openings and the ceiling j-channel should be pretty tight and keep the moisture out of the walls. The first test this weekend with the garage doors on, it was close to 0F outside and a 15K btu tank top propane heater was able to bring the entire space up to 40deg in about 2 hrs, not bad with a cold slab.

Time for more pictures. Finally have all my lights in conduit on the ceiling, fan up and garage door openers installed. Also installed a Hatch door to my attic space with 2 150lb gas struts to open it. Door is 2 sheets of 1/2 cdx 2sheets of 2"foam all glued together. Now waiting on warmer weather so I can install all of my outside trim and soffits and seal my floor.

So it has been awhile since I have done an update, I was able to get the 70,000btu propane heater installed so i could warm up the space early this spring, then got the floor coated went with Covershield U140. It is a great product and went on exactly as I wanted it to. not to shiny or slippery but gives great floor protection.
I was also able to start cleaning out my shipping container and got my salvaged kitchen cabinets installed they worked out great in the space and i just have plywood on as a bench top for now eventually I will cover them with another layer of plywood and use hard maple flooring as the bench top.

I was able to sell my container and I ordered a Stratus C10c Lift that I will install in the large bay.

Last on the list is to stain the exterior will hopefully do that sometime soon this summer.

Well Just about 1 year later and i think I am just about finished with the Garage build. Only thing left is a heat pump, propane line for the real cold weather heater and trim on the inside windows (will probably get to that this winter).

I finally got my Stratus 10,000lb lift installed and I absolutely love it, great lift for the money. It has no problem lifting my 3/4ton Ram Cummins or my Kioti tractor. Just loving being able to lift vehicles and drain oil and changed filters without laying on my back in the dirt!

I also installed my 7hp compressor and we had a extra tank they were getting rid of at work so i turned it into an expansion dryer and I have to say it work very well I haven't gotten a drop of water out of my lines even through a very humid summer it all stops at the compressor or dryer tank. I will show more info on it in a future post.

3 weeks ago I was able to get all the stain on and the rest of the metal trim installed now the building is completely ready for winter. I went with a Sherwin Williams solid stain and sprayed 2 coats in one day, love staining bare wood!

Just curious how the Stratus lift is holding up? I am hoping to purchase a lift this spring, and had basically narrowed it down to the Forward DP10A422BL, as it had the extended height with extra cylinder travel. Being a taller guy, I wanted the extra height, and it appears Stratus has that in the C10E model.

Just curious how its holding up, and if you had any regrets?

None, very good lift and price, I have had zero issues. Setup was very straight forward easy to put together and it was very well built. Packaging and shipment were excellent. I would highly recommend. I really like the height and width between the posts since I regularly park my car in the bay when not using the lift. And this one maximized my space to the full extent, the top is only 2 inches from my ceiling. Feel free to reach out if you have any other questions.

I have had no issues, the thing will lift anything I put on it even had my deere on it today! Very solid with my Ram on it, no problem lifting or movement after lifted.
Couple of minor scrapes from handling and fork trucks but other than that it was well packaged. Easy to install had it up in a couple of hrs.

I too am still mulling this over. At one point, I was sold on the C10E model simply due to the lifting height of 74.8". But, then I found the Bendpak XPR 10XLS, which raises 75" to the bottom of the arm where the adapters sit in, and that was tempting, but $1500 extra!

I know I don't wanna do this lift thing twice......which has me leaning more towards the Bendpak, but man I like that stratus! I wish I could see one in person.

I would line up the stratus up against the bendpack any day of the week, both are very well built in china unfortunately. I could see spending the money if it was made in the US but its not. Additionally I knew that I wouldn't be using it every day so I figured I would give the stratus a chance, and I have been pretty happy with the decision.
