New member, new build: 32' x 30/38' attached

Hi guys - I found out about this site from a friend about one week into my build. Awesome place - I have killed many hours on this board already. Now that things are finally slowing down, I have a chance to document my progress.

We were originally looking into putting a detached garage in the back of the property. Two things killed those plans. One was zone restrictions on detached structures and the second was the location of my septic tank. So, after some thought, my wife and I came up with this:

Note that the lines in my back yard are the location of my leach lines. Hence final location of garage.

I decided to contract out most of it. I am still doing the siding, all interior finishing, and all of the electric. The original service entrance cable was in the way, so I relocated my meter to the new garage and added a 200 amp main in the garage, which feeds my 100 amp panel in the house. My inspection is this Thursday, and then the power company can come and switch things over to the new service.

As of right now, I have to finish siding the front and one side in the back, and then do all my interior work. Concrete was poured last week. Inside, I have a 10' ceiling for the first 14' and a scissor truss setup for the last 16' that gives me a 12' ceiling.

Very cool! I love garages that surprise you when you open the door. Looks cool from the street to have a three car, but when you open the smaller door and look in.... OOOOOO surprise! Lots of space! Very cool.

That's great! This is one of the reasons I wish I had a front entrance garage! I may have missed it but are you planning on opening up the back wall? Look forward to seeing your buildout.

Thanks for the props guys. I didn't realize how many people were on this board. My image hosting site was bandwidth limited and you guys killed it in two days! I switched everything over to photobucket, so we'll see how that goes.

TRC51 - yeah, I like to think of it as a "sleeper" garage.
johnnyblaze - no plans right now. If this area ever gets converted to city sewer I'll have a lot more buildable land. But that's probably 15 years down the road!

I've been out of town all week for work, so I have no new pics to post. I did pass my electrical inspection, so I can finally swap over power

I like that setup! I would leave the existing garage's walls in place, but remove the exterior siding and finish them off nicely with drywall. That would give you a two car garage for the daily drivers and misc. junk that needs to be stored in there, and then the new garage would be for your toys only!

I made some progress this weekend. Thought I'd share....

I have all my receptacles wired, the back wall is insulated, and I finally got to move my toys in. I'm quite shocked at how much space is left after moving in 2 cars and 2 jet-skis. I'm very pleased.

Also, my builder finally got the garage door wrapped in aluminum, so I was able to side the front.

Eventually I'll replace my old wood 2-car door with a door to match the new one. Anyways, that's all for now.

thats awesome man. I love the "sleeper" effect. I would also leave the wall to the other garage and just drywall it. I love the fact that you did an arch'd ceiling so if you ever wanted a lift you could install one. That is probably one of the better attached garages I have see in a long time. It makes for some nice privacy in the back yard as well. Now the next thing would be to make a huge patio inside the "L" either out of Block pavers or stamped cement. Looks awesome man. Congrats

It's been a while, but the inside is basically finished. I'm in the process of moving in tools and finishing my roll around workbench.

And an action shot...the clutch went out on my truck during this garage project, so it prompted an earlier than planned lift purchase...

The half scissor truss ceiling worked out perfect. The standard truss half does not have the ceiling finished in that pic with the truck.

In case anyone is interested in the details:
-R30 ceilings, R13 walls. OSB everywhere. I sanded the two side walls and plan to leave them natural color. The back wall and ceiling are primed, seems caulked, screws filled, and painted with semi-gloss.
-Above my workbench area is cabinet space with sliding doors.
-The lift is a Direct Lift Pro-9F.
-I still have more Ford stuff to put on the walls, and a stop light too.

Looks great! I like how you connected the two garages with just a pedestrian door instead of blowing out a large section of wall.

Only change I would have made would be connect it to your neighbor's garage.. Never too much garage space. LOL

Wow - this thread is almost a year old now. I always read GJ with my Saturday morning coffee, and I didn't expect to see my old post back on the first page. I guess it is time for an update...

The fans are made by Hampton Bay and they can be found at some Home Depots. They have a lifetime warranty and come with a 4-speed switch. They are great for a garage. I leave them on the lowest speed all year, and crank them up when needed for cooling or to help dry out the skis after a day at the lake.

Thanks for the props on the Mustangs. The '92 is my baby as I gutted, rebuilt, and repainted that car all myself. It's a built 5.0 liter with Trickflow heads and a bunch of supporting mods.

Jack - the soffit cabinets are framed with 2x4's and tied into the trusses. I put them in before the ceiling. I've included a pic below. All of the bare OSB will remain bare. I actually sanded every sheet with a DA to remove the ink printing and make them uniform in color. I like the look.

I did end up opening up the two garages. It made a lot more sense for getting on/off the lift and making best use of what would otherwise be "dead" space. I can now fit 7 cars in their if I need to (actually 8 if I go over/under on the lift).

Here are some pictures of the opening between the garage while work was in progress...

And now as it sits this morning (seeing this post prompted me to take a few pics). Only thing left to do is trim around the opening. Then I can start on this winter's project - that Lightning sitting there (frame-off in the works)...

also what did the concrete cost to do
and what did the garage cost...

i want to do this so bad,but might have to do most of work myself,since i am broke...

Great shop, I have an identical set up with my house and this plan is exactly the same way I wanted to build onto my garage. I was going to shoot for 34' wide and 32' deep. My attached garage is 22'x28' now. It is nice to see how it would look after and how the lay out is. I also planned on opening up my back wall on the existing garage to access the new area easier. If you don't mind telling, how much approximatly did this garage cost minus the lift? Awesome job once again.
