The Operating Room - 1970s 3 Car Garage Remodel

After years of planning and saving, I finally started my garage remodel project. The house was built in the late 1970s, and the garage was largely unfinished, with only the shared wall with the house having drywall and insulation. We've been here for about 9 years, and in that time I've done some removing and fixing of some funny stuff in the garage from the original owner.

On the list to do:

  • Add Subpanel / Rewire messy wiring
  • New lighting
  • Drywall
  • Insulation
  • Lots of cabinets - NewAge
  • Flooring - NewAge
  • A/C

I realize that most flooring options readily available are not going to be up to welding or grinding metal, however I don't do this very often and plan to roll out my welder onto the driveway for those operations.

I also intend to use this garage like a typical garage, storing other household items and maybe workout equipment. To start, I just need a clean space. Here's how it started (after days of clearing out and cleaning up I might add!):

Here you can see the skip-sheathing roof over the garage, which wasn't even that typical for when this house was built. It certainly lets in a lot of dirt, everything gets caked with it with just a little breeze outside. It also shows the messy romex just draped over the joists. That needs to get fixed.

Here are the lights I went with, some Amazon cheap special, but they are nice and bright, and I like how they look on the bottom of the joists. The joists and hangers will be exposed, with the drywall going up the rafters. That should make the space feel nice and big:

This corner will be the workbench. My plan is the keep the rolling HF tool boxes, but switch out the casters for full pivoting casters, and bolt the boxes together. Will add a plywood top, maybe sheathed with steel, but that's a later project. I want the workbench to be mobile. Tons of stuff piled up, just making room for everything:

Here, I am starting to layout the garage. I wanted my air compressor near the garage door, and all other floor-stored items to be next to one another so I can move them around if needed. The blue tape indicates where the overhead cabinets will be:

Like I said, the original owners did some really weird stuff, like extending the irrigation system. I'm not even going to get into how they ran the water to the additional valves, but I knew I had to clean up little things like this before drywall goes up:

Also received the flooring samples from NewAge. Put them next to the safe to see what I liked. Chose the lightest option, "Titanium," as I want to be able to find that damn bolt I just dropped...:

Put in a couple of extra hangers for supporting the joists. I am leaving the plywood platform that was up there originally for storing decorations, and will add another board. My attic is not that accessible, so this loft will serve that purpose:

Flooring (mostly) complete! I need to add the trim pieces around the edges, but that's it. It took just the weekend, and they were long days but not too crazy. Hopefully they hold up!

The cabinets arrived, after 6 weeks of waiting from ordering direct through NewAge. One did come in with a hefty scratch, so a new one is on it's way as of this morning, though it won't be here until sometime in November! That's a long time to wait to get a cabinet, especially when I ordered them in late June.

These things are pretty nice though, and very heavy. I went with the Pro series, and I have to say they are very well put together.

Yeah, the walls, ceiling, and framing were all painted the same white. The shadow makes it hard to tell in these photos, plus my phone camera doesn't seem to be playing that nicely with the LED lights.

Well done. And a great start to making a usable and enjoyable space. I bought a NewAge locker myself. Covid delays hampered my delivery. If I had added some 42” tool drawers it was going to delay my order till November! So those have been axed for now.

Great work! Coming together really nicely. How long did all the ceiling drywalling take?

I have very similar roof/ceiling setup in my garage, seeing this is encouragement to drywall to the rafters and not drop down to joist.

These delays are a little frustrating, but I know it will pay off in the end. I was looking at those 42" tool drawers too, but I still really like my HF boxes, especially for the price. Something you may want to consider, even though they are not as deep. They seem to line up well with the 42" wall cabinets above.

All of the drywall, insulation, additional framing, texture, and paint took a lot longer than planned. All combined over 80 hours. Maybe more than 100. There was just a lot of things to work around, especially on the ceiling. I did some of the work, but also brought in people that hang drywall for a living to speed things up and make things look better.

I think this setup makes the entire garage feel bigger. I know it's a "3" car garage, but I'd really call it a generously over-sized 2 car.

Nice looking! I ordered the titanium tiles as well. I went with the gray cabinets for my shop. Can't wait for them to get in...3-4 weeks is what I expect for tiles, still waiting on cabinets to ship with an eta.

Have some minor updates. Cleaned up some wiring for my speakers and sprinkler controller with some surface-mount cable tracks:

I also added another sheet of plywood to my "loft" area for additional storage. Painted to match the rest of the walls and ceilings. Even though you can see some of the stuff stored in the area, it essentially disappears with all the white surrounding it.

Also got a fun toy for keeping things neat and orderly here. I got the VacuMaid GV50WPRO model, with the 50 foot hose to reach all the way across the garage with ease:

Also began the process of installing the mini split. I decided to go with the MrCool Olympus 24000 btu for the garage, being that it has vaulted ceilings and we get hot out here:

All I have left to do is cut the lineset to length, vacuum and fill the lines, which should be this weekend. I also have a lineset cover to keep the lines protected and neat looking, that will get installed at the end:

It's nice that all of the cabinets are keyed the same, but I also got two keys with each cabinet....

It's funny, as I only intend to lock one cabinet with the ammo stored in it. Most of these will be going in the round file.

Your remodel looks great! Its close to a year now that your flooring was installed. How is it holding up? I ordered some that should arrive in about a month.
