New Garage Build - 32'x40'x14'

Okay, I've been waiting for this day where I could start my own build thread, so hear it goes.

My builder started this morning, I wasn't able to be home to take the pictures personally, but there is suppose to be someone taking pictures for me. This will be a long process, but I want to do it right the first time and build what I want. Here are the specs of my garage:

32'x40'x14'
(2) 12'x12' OH Doors
29ga Steel Siding
1' Overhang all 3-Sides (I plan to add-on another 16' off the back of the barn full width and height).
Asphalt Shingles

You are going to love the height. I built a 25 by 25 by 14 and I'm so glad i have some head room. Exciting day for you!

I was actually going to go with 16', but then dropped it down to 14'. I wanted 12x12 doors in the shop, and when I add on, I plan on making it two levels, with the top level only for storage and the lower level will be a recreational/workout room. My plans for the addition will be to extend my barn another 16 feet.

The only thing that my builder is doing is the shell, I'll be doing the concrete and everything else, so it will probably be a slow build. Earliest for the concrete will be end of the month.

Here are some pictures, the first 3 pictures are the day before they started. Builder arrived at 7:30AM and the first action shot was at 8:00AM. The rest of the pictures are taken about every 30 minutes.

Here are some more pictures, the last picture is upto noon when they took lunch, it's hard to see, but they have the rear truss set and moved the rest of the trusses inside the post.

Here are some more pictures through the end of the work day yesterday, they wrapped everything up at about 3:30, the first picture with the trusses set was at 2:00 and they took a 45-60 min break for lunch.

Here is a picture this morning at 7AM when I was leaving for work, they were moving the shingles to the roof and said they should be wrapped up today by 3:30-4.

These guys hussle, there were 4 guys on the first day, well two of them were younger 17&16. Everytime their feet were on the ground they were speed walking, they barely talked and they knew what they needed to next and what everyone else was doing. This morning there was only 3 of them, but the third guy was his normal helper.

These guys built my father-in-laws barn last year, so I knew that they would do a good job. I got on his schedule in early May to start August 30th, but he started a few days later.

Looks good, are they done at this point? That is moving for only 3 to 4 people working. Am I reading it right, that it only took two days?

Yes they are done at this point, and you did read it right, they had 2 adults and 2 teenages the first day (7 hours) and had 3 adults the second day (8.5 hours).

I was hoping to get my cultured stone done this weekend, but weather wasn't the greatest yesterday, so hopefully I can get the stratch coat on today. I need to prepare the site for my floors still, remove top soil, sand, compact, poly, 2" foam, and pex tubing before I can pour my floors.

I still need to decide on which garage doors, I'm considering 2-Wayne Dalton 9700 Series doors (R-10) for about $2400 installed, or 2-CHI 2216 (R-15) for about $3400 installed. That's just the doors, not any openers.

You've got to be happy with their quick progress.
The weather stunk the whole weekend - Sunday was dry, but windy and cool - at least on the lake it was.

Its taking longer to get prices to do my garage then it took for them to build yours. Sweet looking building.

Here are some more pictures of the pex tubing, manifold and a couple pictures of the finished concrete. I still have to finish up the stone veneer, remaining should be in next week. I'm not planning on doing too much more this year, except for my variance request to add an additional 16 foot to the back of the barn. :thumbup:

I had a couple extra boxes left over when I did my house, so I only had to buy 4 more boxes of stone. Hopefully I get a couple more warm days soon so I can finish up the stone this year. I want the barn to match the house since it's actually closer to my neighbor’s house than mine. Plus, I'm going to request a zoning variance to add-on 16' to the back of the barn, so I want to keep my neighbors and township happy.

Lucky, nice garage! That stone work will be nice. I should have done the same thing on mine. We lived in Traverse City for four years and miss this time of the year up there. Your pictures with the trees changing color bring back good memories.

We typically don't have much if any snow until mid to end of December, was a bit chilly this morning at a balmy 21F, but it's sunny and 50F now.

How will you be heating the water?
How thick is your slab and what concrete mix did you go with?
Did you run the poly vapor barrier up the side of the slab too?
Are the square cutouts in the styrofoam for a lift?

I did the layout for the radiant myself with AutoCAD, I just kept each run to around 300' with 12" spacing.

I'll probably just start with a 40 gal hotwater heater with a mixing valve and a recirc pump, haven't really spent time to figure it out, maybe by next winter it will be heated.

It's 4" thick and 6" thick where I had cutouts in the styrofoam, and yes that would be for a lift in the distance future, I think it was a 4,000 psi mix. I used Dow scoreboard which has a compressive strength of 25 psi, well plus I get a good discount on it.

I did use a vapor barrier, I think it was 6mil, whatever I had laying around my garage.

I've got my variance date set for December 1, I'm requesting a variance so I can add onto the back of my barn another 16' for storage and other things that don't belong in the workshop. I figured it would be easier to get the variance after the main structure was up. The current accessory building limit is 3% of your lot size and I want to increase it to 4.5% or so. The bad part is I had to shell out $300 bucks just so the committee will review my request.

Finished up the stone work this past weekend, below are some pictures of the stone. I plan on moving some stuff in the barn from the attached garage this weekend, floor was poured on Oct 21st I think and I wanted to wait the recommended 30 days. I don't plan on doing anything else to the barn this year, just pretty much make room in the attached garage for our daily vehicles and close up the barn until next year.

I'm sure I'll spend to many hours on this forum tweeking my plan for next year.

I work in Midland as a school teacher.

workshop as in cars or wood?

It will probably end up being for both, wife wanted me to build it before we do any more projects because we need somewhere to keep stuff during projects. Plus she wants me to start to do some modifications to her '10 Unlimited JK.
