New Gararge Build - Could take awhile.

Well finally after 7 years of waiting my garage build has started, and then stalled all at once.

From the start I knew this was going to be a difficult project. Council approval was a bit of a pain due to it being up against the house.

After a few months of looking at various garages, I decided on a builder for the project. He was about the only one that was happy to do things the way I wanted, and uses a nice solid construction.

So after settling on a price, the build started.

Day one seen nothing happen and part of the steel was the incorrect length, and needed to be cut and re drilled.

Day 2 seen the frame go up, and it seemed to be slowly going together a bit better.

Day 3 seen us realize that its actually 250mm (almost 10 inches) out from what the council requires. This means the only way to fix it is to make new roof trusses.

So thats where I'm up to. A nice mess around the house. A garage thats the wrong size. A slightly confused builder. And luckily a owner who kinda knew it was going to go wrong so isn't too stressed.

But anyway here are a few photos for you.

Shed update.

Well it at least looks like a shed bit the problems continue.

I'm missing one door because the steel was once again the incorrect size.
The front roller door can't come down because there is a bow in the lentil above it.
The flashing for the sides is the wrong profile so needs to be re ordered.

So it looks like there is another days work before its finished. (Most likely late next week because of the cup)

So anyway here are a few photos (at least the cars are inside now)

Still looking good even with the hassle you speak of you garage is almost there and it looks really good. What are you plans for the inside?

Will just keep it for the cars as I have another small shed down the back of the block.

I plan to plaster the inside but as yet have not even looked at the cost of doing that so it will all come down to dollars as to what I do.

Quick garage update.

Have had the owner of the business down this week to discuss some of the issues I have had. He has informed me he no longer intends to use this installer and will be finishing the job himself.

I have had the front and rear sheets replaced. Some of the roof sheets, and the lentil above the front door.

He has re-measured and ordered the items that are needed to finish the job, and I will be helping him do this on the weekend weather permitting.

I can honestly say he has gone well above the call to get this sorted for me, as I'm sure he is well past the point where he will be making any money out of the job now. He just want it done right so I'm happy.

Makes me happy that he realizes that a satisfied customer is better for business than a paying customer. If I only lived in Australia I would buy that man a Nice Cold Beer.

Progress has been slow, but I think in the next few days the exterior should be done. We got the side wall up yesterday (such a pain it wasn't funny) just waiting on a couple bits of custom flashing to finish that off, then the remainder of the flashing needs to go on.

Not 100% of the side wall as yet, so may make a few small changes to that fairly soon.

So anyway here are a few more photos.

The bit you can see sticking up is just to keep the water off the motor, and there is flashing to go all around the door.

Well almost all of the flashing is on now and all of a sudden the shed looks a million times better. This is still the side door opening to finish off and a small bit of flashing to go along the bottom. I also need to adjust the front door all the way down.

Quick update.

Shed is 99% done. Power is on and I'm almost ready to get started on the car.

Then we had this turn up 4 weeks early.

We named her Lily Alice. She was born with a few problems and will face some extra challenges in life but we won't treat her any different.

As you can imagine she has kinda thrown most of my plans into a bit of a spin. But I do have to get the shed done for her.

As you can imagine things have been moving fairly slowly.

I have the power on and have almost finished the concreting that needed to be done. Almost all the flashing is on apart from a small bit on the roof and bit around the PA door.

I have also managed to get the bench and cupboard built (thanks to my father in law) The cupboard was made with a bi fold door so it could open with the car backed all the way in if needed.

Next step it to tackle painting the floor.

Well my garage passed its inspection today.

So now I can start on the rest.

That must be a good feeling.

Mine has yet to have the final inspection and I will be relieved when it is signed off. I am slightly limited with what I can do prior to it being signed off, as according to the regulations I cannot develop the second floor as anything other than occasional storage, and I cannot install heating as there is no insulation in the slab.

Congratulations on the birth of your daughter too - great picture. :)

have added a extra shelf and some storage, also put the bench to good use why doing a fair bit of work on the car.

That frame sure looks extra sturdy for a 2 car garage. Very nice!

Funnily enough I knew you were Australian before I saw it marked on the side of your posts. Nobody builds sheds the way we do. ;)

Very jealous of the rexxy too - I'm a suba-nut. :) Will look forward to watching your progress!

The Subaru has had a makeover from the last post it was in on here and now looks like this.

Got a xr6 turbo for the wife to drive and proceeded to aim and get 300kw out of that.

It's none of my business, but may I ask you how the cost of this garage compares with the cost of having a wooden garage built? I like the building, just curious as to the cost of it versus a regular stick bult wooden structure.

It cost me $4000 Australian dollars when it was built.

You wouldn't really find anyone over here that still does them in traditional wood.

Thanks for the info. As near as I can tell, that would be roughly $3,000 US Dollars. That would make it one heck of a good deal.

Nice build on the shed, one of the biggest problems is designing what you want and need, then you have to make it.
You have done well, a great shed to work in.
