My dream garage under way, 28x32

Hey guys, I wanted to wait until the garage was completely finished before I posted my build thread but at the rate I am going, I won't be doing the thread before 2 years so might as well start it now.

So, it is 28x32 in the backyard, I have just enough on the side of the house to move a car. Well in fact a semi was able to back up there so I suppose my little sports cars should be able to pass… I built pretty much everything myself except a couple of things which I will list with the pictures.

First, a picture of my house to show that I really wanted to keep the same style, pretty happy with my house for the little salary worker like me. The attached garage is like 20' wide, way to small and I don't have a shed so it is cramped. I needed space, lots of space.

Forms coming alive, I decided to have them done by the concrete guy, I think I got a good price for it and I wanted the job to be guaranteed so if he does everything, he can't blame me.

The guy decided to pour the concrete sooner than I thought, rain was coming for the next days so he didn't take any chance.

Done, first pieces of wood coming on. You can see my walls protected from the rain.

Walls are going up, first sections were lifted by hand by 4 guys, it was hell because I inserted some threaded rods in the concrete to hold the walls in place so we had to lift the walls over the rods and align the holes carefully.

When I got fed up I asked the help of a friend with his motorised hoist on his trailer. Man was that easy!

Walls almost all done, look at the beam going over the garage doors, freaking heavy, 400lbs, we needed the hoist to install it also.

Roof coming on, I decided to hire 3 guys to do the job and a couple of friend came and helped us, let say I didn't want any of my friends falling down and I am not too thrilled about height so it was money well spent. Incredible what these guys can do in a weekend, 2 days and a half starting with nothing and ended up with a complete roof.

Vinyl siding finally, supposed to be the same color as my house but my house changed color with the sun, luckily they are not too close one to each other or it would show.

Drywall is almost done and you can see the form work to hide the garage door that opens and to put my lighting. Electricity is also done and i have some heat!

Ceramic on the wall, decided to gave the contract to someone, lack of time unfortunately. Wish I would have done it to learn but oh well, next time.

I have a layer of primer applied but didn't take any pics, I will when the ceiling is completely finished and I can finally install my lighting. This is it for now.

How tall are the walls? They look like 12 ft? Are you planning on finishing the interior and/or heating it?

walls are made with 2x6x10' so from the inside i have the ceiling at 11ft because of the 8'' of concrete and the lower piece and the upper piece.

The house is 9 years old so i tried to fit it the best i could so that it looks like it was built at the same time. About the interior wall, i already am on drywall and ceramic, not sure what you are referring to, the wooden part is going to be for the cabinets and counter. I already have two heater on the ceiling if you look carefully.

When I posted this, there were no photos of your interior work on this thread. Now I see them. Curious.

Anyway, very interesting choice in vertical heaters. This is the first garage I've seen on GJ to do this. Please post your experiences once it's up and running. The ceramic tile is a great touch.

Nice garage so far. Where is the lot line ? is it the red stake at the end of your driveway at the curb ? if so seems like you are cutting it close.

yeah it is, i need to come in at an angle from the existing driveway. You can see the tire marks where i will need to pass.

by the way, the red post isn't for the line it is for the snow removal company that does my driveway during winter. Post was there but snow wasn't yet.

Great Looking Gargage

By the way what would something like this cost to build? I live in Toronto and am in process of buying a house and need to build a garage around the same size. The city has already given me the go ahead so now I'm pricing everything out. Any help with figures would be greatly appreciated.

well so far i am at 38000 cad$, everything included, every little 10$ bill is included.

what i am missing is my cabinets (1600$, already bought not installed) racedeck (around 2500) and i want a 2 posts lift, around 2000.

so total build should be around 45k but it doesn't need to cost that much, i have a lot of luxury that you don't "need" on a garage.

You have a very nice garage! Based on my experience $45K for that building seems like a bargain.

Are you putting in a driveway? Will it lead around the side of the house or do you have entry from an alley in the back?

Please post more photos. It looks great!

yeah i will need to get the asphalt done next summer, that was not included in the price, i will need another 5k for it and yes it will go around the house.

no cause i don't want something too slippery and it is going to be a garage for work so dropping a hammer would not be great on tiles. I will probably be using racedeck with a silver and dark gray checkered pattern.

But i am starting to run out of funds, that damn garage is going to ruin me, i also need to buy my 2 posts lift...

Well i haven't been too much on my post so i thought i'd make a resumé of how it is now, pretty much done.

For those wondering, total cost without the driveway is 43000 canadian, i know some will ask so i might as well put it now... Only thing missing is the lift which will run me around 2000 more so the total cost is going to be 45000.

So from the outside, i finally had my driveway done, had the asphalt done but did the paver myself, what a job, now i understand why the pros charge so much to do it. Still missing some grass and some flowers but you get the idea.

Now for the inside, which is i beleive the nicest part of the garage (at least the one that gave me the most headaches and troubes). Like i said, still missing a lift and i have to fix some things for the compressed air lines and stuff. Also, better sound system will come when money stops flowing out.

As you can see, the stairs are vertical, i have installed a mecanism to lift them this way so i can access the door behind them but also because when the lift is going to be installed, it will give me more space to go around. I also like the fact that this way, my sons don’t climb upstair and kill themself falling down.

If you look closely to the pictures, you can see my hidden stairs in the ceiling, when you get up to the little balcony, you can lower the stairs and access the roof. A lot of storage up there.

Also, the nice thing about having a clean garage is that you can do parties in it, nice shade and it is so well insulated that it is much more fresh inside than outside and obviously we are not talking about the rain if the sky looks bad. With the racedeck, it is easier to clean the floor.
