This site is awesome, I ran across it while on pro-touring.com! I am new to the site so I figured I would post a picture of my garage. It is 24'x32' with a 12'x32' bonus room.

This is an 'old' picture, taken just after construction was completed and I could move the vehicles in it. I'll try to get some new pictures this weekend. Hopefully, by the end of the weekend, we will have the interior walls covered (I'll try to get some pics for other members opinions).

We finished the interior walls today (looks much better IMO). I'm going to move the car and truck out tomorrow, give it a good cleaning, get my 'stuff' hung back on the walls, and snap some pics to share. There is still a few 'finish' touches I want to do such as trim around the windows, etc.

The final was just over $21k which included a bunch of concrete work to tie the drive to the garage into my existing driveway. I would have really liked to be a part of the construction but working full time just didn't leave alot of time (and I wanted it done much quicker than I could have done it myself on weekends :) ). I insulated the entire shop (upstairs and downstairs)... I caught a sale at Lowes when ther was a $75 rebate for every $250 you bought. I guess the next step will be to cover the ceiling and then finish the floor with some sort of covering (epoxy, etc.).

Very nice. With the big tree there, it almost looks like the garage has been around for a while. Great job blending it in to the original scene. About the entrance door, does it lead to a separate room within the garage? And the stairs... do they go to the attic, maybe apartment space?

We designed the drive to work around the tree because we hated to cut it down since it provides a shady spot in the summer. We built a frame under the tree in the shade which we can hang rope chairs or a hammock to sit back and relax in.

The door leads to a 8'x16' room which can later be closed off from the remainder of the shop with a pair of 3' doors (it is open right now). The stairs lead to the bonus room (12'x32'). I'll have to take a few pictures of the stairs side of the shop and the bonus room.

Here are a few shots after cleaning up today.

This is the wall outside of the room. I will hopefully be finishing it this week. I am going to cover it with rough cut lumber to make it look like the exterior of an old barn (we did this in a friend's shop and turned out really neat). I still have to do quite abit of work in here to get things organized. The A/C unit will be going in the window for some cool air during the summer.

Thanks.... and I have a lot more cleanup and organization to do. I am in the process of building some shelving up high to store items that I don't use as much (folding tables, chairs, etc.).

I have a similar set up 24 X 40 with a bonus room also. My big mistake was a set of pull down stairs to the upstairs. Could you send me some pictures of your stairs. Any idea as to the cost?:thumbup:

You can just build the stairs yourself, not too hard, just need some 4x4 posts and some 2x12's and some risers/treads :thumbup:

I'll get some pics this weekend and post them. I almost put the stairs inside the garage but didn't want to give up that space. I think the stairs ended up being around $800 extra in the building cost. I do have a few things that I would do different next like having a larger landing at the top of the stairs (easier for getting large items such as the couch in) and a covered entrance (nice for rainy days).

I dug this picture out of the build pictures tonight, it shows the steps going to the bonus room. This is an old picture and the shop doors are painted and we have added a fence for the dog. I have to get some updated pics with all the latest changes (I actually didn't realize how far behind I am in taking progress pictures :wtf:).

I decided to put double 3' doors at the back of the garage to pull the lawnmower in and out of. It also serves as an entrance from the fenced in part of the yard. My plans are to now build a patio outside this door that I can push the grill out onto for cooking. This is a sketch I did in excel of the shop layout. I'll get some better (and updated) pics today since the weather is going to be nice.

Now that is a GREAT :thumbup: idea. I have a roller door on the house garage just for that purpose.

It works quite well for getting the mower out and not having to lift the large garage door. I asked several friends of mine about things they would change if they built again. Some I used, some I didn't.

I'm still trying to organize that section of my garage (for the lawn care stuff).

HOTFR8... post some pics of your rides and projects, they look very interesting!

Just an update on the 'project'. Lowes was running a sale on OSB (just over $1 a sheet less than regular price) so I picked up 24 sheets (enough to finish the ceiling). After looking at the amount of work it would require to paint the ceiling after it was hung, we decided to paint the OSB on the ground. We started with a coat of Kilz (stainblocker / primer) and will finish up wit a few coats of semi-gloss acrylic latex.

After we have all the sheets painted, the fun starts. I'm so lucky that I have a wife that enjoys stuff like this so she happily helps me :) . I'll post some pics of the progress.

I also ordered the drywall to finish up the bonus room.... they tried to deliver it today but for some reason threw it on a big truck that was fully loaded with materials for another project. Thankfully, the driver realized the truck would probably destroy my concrete. My builder went to my house (I ordered it through him so I could get a discount on the sheetrock :thumbup: ) and when he saw the truck, he sent the driver back and told them to bring it on a smaller truck so they wouldn't screw up my driveway. They are also going to put it upstairs for me :bounce: which will be nice because they are 12'x54" sheets.

Nice garage. I have been wanting to build something similar for the last few years and hopefully I can get started on it in the next couple months. What I am looking at is about 25'x39', have to keep it under 1000 sq ft for the local authorities. I found the 25x39 plans on a link from another thread that referred to your garage. Do you have an estimate for how much you have invested in your structure? I do not plan on finishing the upstairs, that will be used for storage only. I want to limit it to 1 or 2 garage doors, 1 man door and no windows.

I threw together a rough estimate today for another board member... I figured I would have about $29k in the garage when I'm finished (that was including everything right down to the garage door openers and painted floors :) ). I paid ~22k to the builder for the garage (with no electrical and no finish on the inside). When the project is complete, I plan to figure out the total cost (even though I probably don't want to know :headscrat ).

I'll share a pic of what we did the weekend (don't mind the mess, we had to move everything around a few times to move 12' sheets of drywall around the room). I still have to finish up the gap on the hip roof/wall. I bought 54" sheets of drywall and they were ~56" so I'll have to use some filler strips. I'm very thankful I have family and friends that would help me hang drywall. Now comes the fun.... finishing the drywall and paint :eek:!

Nice Garage! I wish I had a detached garage, but I can't complain too much, at least I have an oversized double (24x24). Nice ECU Flag....I went there too. That room above the garage has lots of potential.......I'm thinking...flat screen....couch. I would also say a bar, but I know how ECU people drink..and that would be a rough fall down all those steps:beer:

curlyws6 - our garages with bonus room are very similar except mine is 26x26you were smart to use 54" x 12' rock, I used the standard 4' x 8' and am having all kinds of fun finishing all the jpints. A man has to know his limitations and sheetrock finishing is mine....I **** at it

Jeepinator.... When did you go to ECU? Do you still live in NC? If we build a bar (it has been talked about), it will be downstairs so you don't have to stumble up and down the stairs to go get drinks :beer:. I would like to have somewhere in the garage that the 'fridge looks more 'in place' instead of just in the corner.

gcan.... I'll find out in the next few weeks my limitations with drywall. I plan to pick up some supplies later this week to start on the mudding.

We rented a drywall lift for the weekend and got 18 sheets of OSB up yesterday (Saturday) and the remainder of the sheets will go up today. I'll post up pics this afternoon. All we have to do is cover the seams to clean it up.

Very nice man, I really dig the room above the shop! I wish mine had that height.

Forgive my ignorance but why did you insulate the internal divider between the garage and that little room in the first pic? I'm trying to learn about insulating right now so that caught my attention...

I started mudding the bonus room last night (I might actually finish it before I'm able to retire :) ).

I insulated it because I might close off that room and heat/cool it seperately from the rest of the garage (so I won't have to heat / cool the entire bottom floor if I'm in the room working). The insulation will also act as a bit of a sound deadener also from the rest of the garage.

I still need to post some progress pics since we got all of the OSB hung on the ceiling this weekend. A drywall lift is a life saver and makes working overhead so much easier :thumbup: !

Still making progress, got the first coat of paint on the sheetrock today (after a coat of Kilz). A Wagner power painter is a real time saver :thumbup: (it didn't miss a beat and I was able to paint the entire upstairs in less than two hours). I am real pleased with my sheetrock finishing considering this was my first 'large scale' attempt at it, it's not perfect but good enough for a bonus / exercise room. This week we are going to prime and paint all of the trim boards and get enough of it in place so the carpet guys can come in the next few weeks. We had originally planned to go with a hardwood style laminate but changed our mind and decided on carpet with an entrance landing so we won't track dirty shoes over the new carpet.

Of course this was after lunch with Mom for Mothers Day :thumbup:!!

These were taken after the first coat of the final wall color (it was still wet so it appeared very glossy). It is a satin finish latex and the trim will be semi gloss.

We are following this one. Isnt drywall cheaper than OSB? Why did you choose the OSB? Please post pictures of the ceiling when you are finished.

Actually, I picked up the OSB at Lowes on sale for $4.96 a sheet. We can't get drywall for that around here right now. Truthfully, for the cost of enough drywall for the downstairs (and finishing it), we will be able to finish all the interior upstairs and downstairs. I think it will look good once we get the strips on the joints (crossing my fingers). I was also a bit worried about what the cold/hot would do to drywall (since we will not keep it air conditioned or heated all the time :confused:). I agree that drywall does give a more finished look.

Red Car Garage.... The SLP banner came from the BOP (Buick/Oldsmobile/Pontiac) Nationals in Bristol a few years ago :thumbup: .

I got the final coat in the bonus room this afternoon. My wife primed and painted the trim while I finished spraying upstairs so tomorrow afternoon we will be trimming out the upstairs. I'm just not sure how the trim color 'we' picked out is going to look :headscrat . We are going to use a dark grey color against the light grey walls (appear almost beige). I still have to figure out a good way to close the openings up on the sides (for access to storage). Hopefully, the pictures I post later this week will be with everything except the carpet :beer: .

Just an update on the bonus room... all done except for the small doors to the storage area on each side of the room and wiring up the phone/ethernet. We now have paint, carpet, and the vinyl stick-on tile landing when you step inside the door (to keep from tracking all over the carpet). This room has turned into the catch-all room for the furniture that nobody else wants :) . Since it's back together, guess we have to start using the exercise equipment again :bounce: !

I will hopefully finish the stripping downstairs on the ceiling and some sort of crown molding to cover up all the seams in the next few weeks. Last will come the epoxy floors and then I can officially sit back and enjoy it :thumbup: !

Looks great! Mine is similar except with the stairs to the upstairs are in the back of the garage. Looking at yours kinda wish I had made them outside :(

Drywall is hung and now I have to do the finishing. I did not think of doing the access doors....great idea!

Do you have trusses? If so did you enlarge the opening for the doors?
What are the doors made of and do they open into the room or into the attic?

I have trusses and since the spacing is 24" on center, there is enough room to get in the area behind the wall. There's not alot of room back there but I did place pieces of plywood (24"-36" wide) over the floor joist to give me some flooring to slide storage boxes in on. I just hated to waste the storage space and it also gives me access for wiring behind the wall. I'm going to hang a few lights back there to give some light.

I just finished cutting the access doors and trimming them out (I'm taking a cool down break right now :) ). The doors are made of 3/4" plywood and they really just sit in the openings (no hinges). My plan is to find some sort of recessed handle and put a couple on each door and use magnetic 'holders' of some sort to hold the doors in place (much like you would see on kitchen cabinets to hold doors closed). Since the doors rest on the frame, all the magnets would do is hold the doors from falling into the room. If anyone has a good solution, please share :headscrat. I'll post some updated pics with detail of how I did the doors. The doors still have to be painted (my wife usually does all the painting!).

.....and the most important thing I did today was put in the window unit for some A/C :thumbup: . I bought a Frigidaire 10,000 BTU unit (good for up to 500 sq. ft.).

Hi there, just found this site and am pretty excited about it! In the process of putting together a 24x36, similar design to your own (which looks awesome BTW!!). A question re: the attic trusses you used for the 'bonus room', what was the dead and live load psi ratings for them? I am considering buying trusses locally here which come with a dead load rating of 8psf and live load of 35 psf...just wondering if that is enough to use the space in a similar manner (as an activity room) or would I just be able to store lightweight items?

Any thoughts are appreciated, and if anyone else out there has any comments on attic storage trusses re: live and dead load weights that would be terrific!
