anyone ever rent garage space?

hey,

been a member a long time just lurking. but now i have to call upon the help of the masters.

i currently live in boston. i want to be able to work on my cars but my apartment doesnt have a garage. Just wondering if any of you have ever rented garage space to work?

if so, where is a good place to look for such a place. I have looked on craigslist and cant seem to find what im looking for.

i need 2 bays, a bathroom, and for about 600/mo. within 45 miles of boston.

Have you tried puting a ad on craigslist? Maybe check at a parts house and see if they know of anybody that has a shop space they would want to rent or lease. Check on liability and also flamable in the place and the cleanup after you leave.

You actually live /in/ the city, or just in a town around it?

If you're in the city, pick the nearest interstate--93/95/90 and then find a commercial town nearby and start looking.

You'll never find a 2-bay garage w/ bathroom for $600/mo in the city, and frankly it'll be a stretch outside the city.

If you like North, check Woburn & Wilmington ... they aren't too far outside the city, maybe 20 mins on a weekend, or an hour on a weeknight. They have lots of those "industrial condo" type places and plenty of commercial lots where people might be renting out garages... bathroom will be tough.

South I'd say you're going to be SOL, there aren't any cheap towns that are a quick drive, you'll be 20+ miles out which is going to be a horrible ride. Check places w/ lots of land... maybe Mansfield, Foxboro, etc they are all off 95.

West get's easier, but it's a long ride and you've got tolls on rt 90. You'll certainly be past Rt 30 before you find anything unless you get lucky.

For reference, my father owned a 2-family in Stoughton (south) many years ago, it had a detached 1-1/2 car garage w/ a bathroom and kitchenette in it, I think maybe 400sq-ft total, fairly small, he used to rent that for $500/mo I think, this was 10+ years ago.

You might want to consider sharing space w/ someone, if you each put in $600/mo your combined $1200 will go much further.

in houston the only thing you can find is warehouse space. and the smallest space that's easy to find is 1000sqft. and they are usually $1-.80/sqft. i've been looking for space for a year now. it's taken so long to find a place that my lease is up at my apartment. i'm just gunna rent a house with a garage since it would be way cheaper.

edit: i forgot to add that i've got a few friends that went in together on a 1500sqft space. 3 of them lease it for $1200. they all work on their hotrods and cruisers there. and they have all lost tools and are constantly cleaning up after each other. they are all good guys but sharing space in a non professional environment can be ruff.

we rented a 35x45 shop space for a year or so.
no heat, 50a service, no running water.

constantly cleaning up, moving stuff, and getting bitched at by neighbors (in a nice way) for someones else crap laying around.

i was the only one that was there a lot, one other guy would do a driveby dropoff of junk trucks, and parts a couple times a week.
it wasnt uncommon to open the door and fall over 2 or 3 sets of axles, and to find 2 or more 1/2 disassembled trucks sitting outside.

got old after a while.

Try looking at your budget. Add what you want to pay in garage rent plus what you pay in apt rent. Have you tried looking for a house in that price range ?

All that rent money is paying into somebody else equity.

My brother and I rent part of a garage that is 50x100. We have probably a 20x20 space around our lift and work benches. We put an advert. on CL and found a place for 100 bucks/mo. It is dry, has a bathroom, drains etc. Its not heated though. But for a 100/mo. you overlook a lot of things and dont complain (other than the roof leaking on the lift, had to complain about that)

My experience is that some older folks have garage space they don't use and could use the money. You won't get a Garage Mahal and you will probably have to make some creative arrangement for a potty. You may have to do some clean up and organizing which will be appreciated by your new landlord.

I'm sure with a cooperative arrangement you will get something for a lot less money.

Now, how do you find such a thing? Well, I'm betting my profile of an older person does not look much on CL. But, they do look at newsprint. Does your area have a Pennysaver? The throw away neighborhood porch papers that have classifieds are a good source as well.

I rent old factory maintanace shop where I keep my boat in winter time but I also use it as car repair place when needed and now I'm planing to build garage in home where I can get two cars Boat and have some work area too.

Have rented a couple of times. I do not suggest sharing a place to reduce the rent. Four of us rented a large shop for our projects, and it was a constant diaster. Things went missing; one guy would let his friends use the place and they moved anything and everything out of their way to work; another partner bailed on us as soon as he finished his project with no warning. I now rent storage space for some of my trailers (cargo and car hauler) and old cars.
