Just purchased a house built in 1992. The 3 car garage (approx 800 sq ft) which is heated and cooled. I'm currently grinding the concrete garage floor to expose the aggregate some and remove any rust and oil stains. The concrete is in excellent shape, only a couple of hairline cracks, and it does have a floor drain. Ultimately I am wanting to protect the concrete from future stains and is easy to clean/maintain. I'm looking for DIY recommendations for a clear coating, that will provide protection, is easy to maintain or clean up spills, has a wet look, is slip resistant and won't yellow over time (the door face the south and when open sunlight can hit 50% of the floor). I've done a lot of reading and research, and what seems to be the common recommendation is a combination of epoxy and urethane.
