New home purchased in 2003, in the Pacific Northwest area (Seattle - East side, in Renton).
We live in a small drive-in cul-de-sac with 4 other houses.
Problem:
Our garage is having an insane efflorescence issue. Too bad it's not crack, because I'd be rich with all this white powder!! Being fairly young at the time and a new home owner, I was told it would go away, I didn't make it an issue with our builder until it was too late. Doing some research, I learned about efflorescence and how/why it happens.
Interestingly, the other homes in our cul-de-sac do not have this issue except one, which is one house over. (They also have the same floor plan, not sure if it's related)
What I did/tried:
To deal with the efflorescence, we just kept sweeping it up, but finally in 2008, I got fed up and started researching. Found a product called Bone Dry, followed the instructions, cleaned up the concrete, used water to break tension, then applied the product. I think it helped at first. I gave it some time, but the efflorescence just kept getting worse and worse.
Then a few years later (2012), got fed up again, started researching, came across Legacy Industries densifier products, decided to do the HD39. Followed the instructions, really gave it a good dose of the product, seemed to help at first, but I'm still fighting with the efflorescence.
At this point, I don't really have any confidence in applying a liquid based solution. I don't want to waste any more money on a densifier, as it doesn't seem to help at all. I can't put down epoxy, as it will come right up.
Bone Dry and Legacy Industry wasn't able to provide any additional help.
Next steps:
I'm ready to do Race deck and just cover it all up. Before I spend the $$ on that, I thought I'd hit up the forum to see what you guys have seen that might help.
