Garage Floor Finish

I have been reading the site for the last few days to become more knowledgeable about floor finish options. I am moving into a new house that is on a saltwater cove in Florida. I will be using the garage for parking, woodworking and storage.

I want to make sure to limit the dusting and prefer a wet look of the concrete but that is not essential.

I was considering staining or dyeing the floor vs using a penetrating sealer. I would like something as durable as possible and don't want to reapply a sealer every few years. If I stain the floor what would be the most durable finish to use on top. Also, are there any penetrating sealers that have a wet look?

If you stain the floor you could use a high gloss urethane. The alternative is a good acrylic sealer, but they have limited chemical resistance and are relatively higher maintenance

Penetrating sealers will not provide a wet look since they are not a topical film forming sealer. They retain the same look as the bare concrete. A topical sealer, such as what Justin was referring to, will make your stain or dye color much more vibrant and stand out.

If I use the stain and urethane sealer what would be a typical life of the finish with mild use?

Any recommendations for brand of stain and sealer?

Also,
what prep should I plan on for the floor? It is new concrete that has cured for about 9 months but has typical construction debris/dirt that would need to be cleaned off.

Brett: Legacy is your best bet for this project. We have the sealers and top coats, but we do not do dye or stain. Scotty can walk you through the project from beginning to end.

You might want to look at our SPGX clear coating. Single coat application, inexpensive, low prep and gives a wet look.
