Intermittently used NG heater, ? corrosion

I'm in the planning stages of heating my garage. I got a quote from the HVAC gent who did our house for a Sterling NG unit heater. I downloaded the installation manual, and it specifically says keep the heat at 50 or higher or you'll cause condensation and rust in the heat exchanger, then CO poisoning. Makes sense.

However, is this legal jargon about a remote possibility, or will it happen in a few years? I don't plan on heating my garage all winter, but only intermittently when I'm doing something, thawing cars after washing, etc.

I could go all electric as rates are quite good here, and I do only want intermittent use, so the operating cost may not outweigh the capital cost, but I want quick temp rise, hence my thought of a higher output NG unit heater.

Does anyone use NG unit heaters intermittently? Any problems?

I have a natural gas furnace I use on an intermittent basis. I turn my heat down to 45 most nights. I just moved the furnace and there was certainly a lot of rust in the exhaust. My garage is detached from the house . The furnace is also an older unit with a pilot light.
